    Keep sending those positive vibes cause I'm out here catching all of it. I swear it was stressing me out when NACA wasn't responding during the height of Corvid-19. I was so pissed I decided to apply for FHA 🤦🏽‍♂️ My inner voice told me to just chill for a couple of weeks and then see if I could actually speak with someone at my local office. I called beginning of June and was able to speak with someone and today I stand before you as a qualified buyer 🤗🤗🤗🤗🤗🙏🏽🙏🏽🙏🏽 Thank you so much for sharing your journey because its truly helping me get through.

    Wrapping my head around the fact that I can’t afford to buy a house where I currently live has been a struggle. So I understand the excitement you felt driving to go see the house.

      Same her in NJ...smh taxes alone are like $500-$600 a month an that's on a lower end smh I'm going to have to move out of state to afford the amount I was approved for

    Thank you so much for this video! This is so real. I am in the beginning stages of getting qualified with NACA. I worked on paying off a lot my credit cards and increased my credit score. As far as on-time payments all around I’m a A+ student. I am looking forward to my first Intake session in February. Your videos are really helping me to understand what to look forward to paper wise and emotionally.

    Omg thanks for posting this I’ve seen a couple of videos on naca but no one was as detailed. I’m also a cali resident so I thought it was maybe for the lower cost state but from research I think they have it in my state 😃

    Enjoying these vlogs. Let’s hear more about this 800+ credit score you speak of. How did you get there? Any particular strategies outside of making payments on time? Any tips worth making a video about?

      I also have 800+ and got it in less than 1 year. Obviously still paying on time is vital but the game changer is dropping your utilization rate (debt on card owed/credit card limit). For 800+ score you want this at 10% or less each month and never exceed 30% on any card by statement closing date.
      Strategy
      1. Call each credit card company and ask if they can increase your limit without a hard inquiry (hard credit pull), this drops your utilization rate for free instantly.
      2. Then ask if they have any purchase promos that drop your APR. This saves you money on junk fees to pay down the debt faster.
      3. Pay down as much as you can before the STATEMENT CLOSING DATE rather than just the due date as the balance by the statement date is what is reported on your credit report. The more months in a row of low/ declining utilization, the larger your credit score jumps up monthly. If you want to drop utilzation even faster, do a balance transfer to another card to keep every card 30% or under after getting the limit increased (caution though, do the math to see if the transfer fee makes sense compared to just paying it down monthly on the current card).
      4. Remember to stay disciplined in not increasing the debt and you can get the credit limit increased multiple times within the year.

    Thank you for this. NACA seems great but Did you have to commit to staying in the home until it is paid off? This was a big concern for me and the reason I’ve put on the brakes. Also since your score was good, what prompted you to go with NACA instead of a different route (conventional, FHA, ETC).

      NACA doesn’t require a down payment and no closing cost. If the seller or a HUD grants you have been approved for helps with a down payment you can apply those funds toward your NACA buy down opportunity.

    Thanks for sharing the story. I have a question. If u had put in a offer when the price was significantly lower even though the sellers increased the price the next day could you have gotten the house at the lower price?

    Yeahhhh. I tried to deal with them in the past and they low- balled what I can afford so I dumped them. I knew what I was capable of buying. Good credit score as well in the 700s. Like foh..

    You can have a great credit score but your DTI may be high. They are making sure you can afford the house payment and still pay all of your other bills as well.

    I’ve put in my 9th offer and each one has been outbid I am trying so hard not to lose faith but this is so hard. I’m in the St. Louis Mo. The market is nuts so it’s competitive I’m trying to see if I should stop or keep going

      Yes! I’m in Northeast Ohio and the prices are so high and people are paying the asking price so it makes it harder to get a deal. At this point I’m ready to just do a FHA 203k long and just get a month to month lease somewhere in the meantime.

      @@wyn2267 Are you in your home now..My next appointment is November and because he said I only qualified for 528 dollar mortgage he said I should wait, but thinking back on it I can find a home in that range especially me wanting my mortgage not to be over 600 dollars monthly.

      @@caroltncc I'm not in there yet. My MC is a piece of work. My application is finally at the bank. So now we're just waiting on a closing date after my city grant goes through. Also, you should look into the grants offered where you live.
