@@m.m.williams5776 Go to the NACA Website and bring everything on the flyer. If you have student loans bring the approval letter saying what your payments are. Bring copies of any investment accounts..
It was very good to know that nothing is visible until the intake appointment. I think this is the first time I've heard that. I see many people express aggravation in their videos when they've uploaded docs in advance and the MC ask many of the questions they think are answered through the uploaded documents.
Thank you both so much for sitting down and talking about this. I learned so much. I have some questions to add to the list:
1. As it relates to payment shock, (which is something I like, and have personally done on my own freewill once) can you base the difference on the amount you are currently paying in rent, and the amount you desire to pay through NACA after you buy down the interest rate? For example: Lets say the mortgage on the house you want to buy would have been $1,300 with a 3.25% interest rate, but you plan to buy down the interest rate to .00625%, which would make this same mortgage now $950. Can you base your payment shock on the $950, if you can show proof that you have money to buy down the interest rate?
2. Can you buy down the interest rate for NACA, as well as pay a down payment, to make your mortgage payments lower, even though NACA doesn't require you to pay a down payment?
3. Is it true that the lowest you can buy down the interest rate to is .0065?
4. If you are currently a homeowner and wanting to sell your home, is there a certain time frame you have to wait after you sell your home, to purchase a home through NACA?
5. Can you talk about any additional financial assistance NACA possibly could provide, like how you were told that your client could get more money?

What if you’re paying off your installment debt and paying off a credit card that was in collection within a month and after that I will be able to start saving up for my home what will happen then

This is a great video. One of the best and most informative. My appointment is this month, this is the only video that mentioned the ability to upload your documents prior to your appointment. Also having you documents upload electronically which I had already planned to do before the appointment.
This is a great and informative interview. I'm in GA and have my intake in two months. This video just gave me life!!!! It surely made me more excited and encouraged for my home purchasing journey.

Naca office in Orlando Florida is a joke, particularly Oscar Robles counselor's are horrible. Your success through Naca depends on your readiness and also a great counselor. We went decided to walk away. I'm fine with 4.5%. It is what it is

Very good Information, I am in Raleigh area, I signed up for the workshop next month and this really helps. My lease finish at the beginning of next year, so I want to have time to go thru this process and if there is anything I need to do personally to be ready, I won't be pressured and can do things better.

@@thebestmc5437 I see you are no longer with the company but was hoping you could help answer a question? What if you already have a good amount of money already saved (say $10,000), would you still need to save the rental shock for 6 months?
Tracie Craig even if you already have money saved you still need to save money and not transfer from another of your accounts because they count the money from all your bank accounts so let’s say you forgot to save money for a month and you transfer money from one account to your main account and that will prolong your process and also don’t be patient due to covid the process are taking longer than usual and don’t get on contract if you are not qualified. It is impossible to close with NACA in 3-6 months the appts are so far out and don’t get mad either with the front desk because it’s not their fault that the appts are 2 or 3 months away . Another tip use the chat online most of the calls get transfer to mbr services that’s why you get the busy signal or it can take up to 1-3 hrs for someone to answer

I have two questions I hope that you can please answer them.
1 .Do all NACA homes have HOA fees?
2. Can a NACA home be build in a rural area?
What if I dont pay rent but I live in airbnbs? How will I show airbnb rent proof? Through bank statements?
Any suggestions for a temporarily reduced income but bills still on time to get pre-qualified before the date the employer communicates the net will resume as normal?

I am curious as to the process from the Realtor's point of view specifically (especially with the condition the home must be in in order to qualify) as well as the 10% rehab part associated with NACA for repairs should the home need some work. Thanks in advance.

He no longers works for NACA. Payment shock is typically the difference between what you are currently paying for housing and what you will pay for housing, multiplied by a number set by your mortgage counselor. So if you are currently paying $1000/month for rent and your future payment is $1200/month then they may want to either see some reserves or see if you can save the $200 for 6 months.
Hi Ashe, I have a concern, I'm going through the naca program now but do the the Covid situation I was on work furloughs from april 2020 to September 2020 how would that effect me?????
What if I have about $10,000 saved but I wasn’t saving consecutively per month. It’s money I was saving over time whenever I can. Do I still have to go through a six month process showing that I can save a certain amount per month?
Ok credit score doesn't matter but credit history, payments & collections need to be taken care of/paid on time/paid off

You should know what is in your lease agreement if you break your lease. Always read any contracts you sign. In my lease, it states I must pay like $1500 to terminate my lease early.

I'm a seller. I signed a contract with a Buyer who is using NACA. We are stuck. My realtor can't reach anyone at NACA. Our home was appraised 4 weeks ago. It's only supposed to take 48 hours with the average buyer. We were already told the process could extend past our closing date. The buyer wants more inspectors and contractors to walk through the property for a bigger loan. That's fine, but now we can't reach anyone. I keep reading NACA nightmare experiences. Closing dates taking between 3-6 months! Any advice? Buyer's agent won't answer calls and voice message box full. We had a NACA director help us last week but then she stopped.
If no one signed off on contingencies, you may be able to get out that way. Talk to your agent. Although, I'll sure you closed by now (hopefully).

I have a question if you can help. I am in the Atlanta GA area and I just finished turning in all my paper work on my action plan to my MC on May 24th of last month. I have not heard from here since so I reached out today June 10 and she told me see has not processed my file yet because thier are people in front of me she is still processing and she is still doing other intakes and paperwork. so thier is only so much she can do in a 8hr day. she told me to please be patient and she will let me know when she is able to get to it. have you ran into this problem with any of your clients.
Absolutely! It was my biggest struggle. I wanted the room to give everyone the best customer experience however the way our calendar is set up that is not always the case.

@@thebestmc5437 I am also experiencing the same issue in Atlanta. My counselor has refused to send rent and income verifications for about 3 months now. She is ignoring my emails. I am a teacher and will be on recess for the summer but bc she has not submitted my file for qualification, I wonder if we'll run out of time in terms of having to submit all of the same documents and employment verification right before closing? School will be out by then. What should I do?
Can you use naca if you’re on section 8. And can I purchase a Condominium or a townhouse with naca.
We are barely going to start the NACA program, but we have been living at my parents and don't have to pay rent. Can we begin our payment shock now even before we meet with the counselor?? We definitely want a headstart if it takes 6 months! We wanted to be moved out within 6 months so that part sucks.
Is the $200 surplus in the payment shock for single family homes? And if it is, what's the surplus on a 2 family house?
The surplus on a multi family is $400 dollars

Does Naca help you to buy a modular home? Started saving we had a bank account, we did not need a shock payment, just first-year taxes, and inspection fee, because what we qualify for is way cheaper than what we pay for rent, then covid hit, will they look at those circumstances, they cut my husband's hours and he had covid and was out of work over two weeks. We just did make it this far, they cut his check twice.

They don’t look at credit but I believe that regardless, people should strive to have an excellent credit score
I had the WORST experience with NACA. I had my final appointment scheduled. All ducks were in line and everything for me to receive a call from someone completely different than who was handling my case. The woman to me that the entire staff in that office had been replaced and that I was not able to buy a house where I wanted to! After the guy who was helping me told me that all was well! Totally dashed my hopes of homeownership away. I will NEVER want to have anything to do with NACA ever again! It was a complete scam and they lead you on believing they will help you and you’ll actually be a homeowner, only to have you deal with different people every other month.
Wish you wouldn't have given up. That happen to me but I had everything in my web file already so when I got a new MC I just told her that I have everything uploaded and if they asked for anything else I just sent it in. Best wishes

For unpaid "baddies" on your credit report, what is the date that they use to calculate the 24 month timeline? Date of last delinquency? Last payment?...I've heard different things.

@@thebestmc5437 what does last activity date means? The last time I paid? I have things on my credit that keeps been update by the creditors or collection agency. I am trying to pay those bad things off before I start the NACA process as we have student loans and FHA or conventional are no help for us to be able to buy a house 😞

That’s ok I went the traditional route. My NACA MC said it would be at least 2 more months for me to complete my process and I need to move by August. My landlord don’t do month to month anymore and they are raising the rent $100 more

You have to show that you are able to save whatever it is you want your mortgage to be. So if your not paying rent you still need to show that you are saving something.
Hey yall. I have a question about payment shock. If I am not paying rent at the moment how would I be able to figure what I need to be saving to show I can afford a mortgage.
If you want to pay 800 for your mortgage then you need to save that amount every month to show you will be able to pay that amount.
Have a Wht. So I live in SC and wanting to get into the baca program for NC. I was in this program here but SC baca program is awefull and so slack. How do I go about resident for NC bc I currently live in SC. Do I have to already be living in NC bc that defeat the purpose of going through this program if I have to be living in NC pretty much I have to find a place to stay there then apply for your program. Hello, I have a bankruptcy and faulty students loans. The bankruptcy is older than two years. I have faulty student loans due to a lawsuit between the school and the government for fraudulent loans. The school is ITTech. Could my credit issue a problem? Also, is there salary limited, so if you made over 150000, can you still qualified?

What are the income limits for a family of 4 in Los Angeles?
There are no income limits period. Income will determine how much you are allowed to buy down your interest rate. Based on the combined income of I and my husband, we would have only been able to buy down the interest rate 0.5(1/2) a percentage point. Together, our income was considered 'high income'. The lower your income, the more you can buy down the interest. This is when and how being a saver can really pay off. You can literally get your interest rate down to 0.625%.
No income limits. It's not like the LIPA or MIPA programs on L.A.
@@DietricWilliams thanks! We actually went to an event and got qualified for $652k. However, we were considered non priority members and all of the areas I was interested in were over 100%. Plus it was a mess they lost our paper and we had to submit paperwork over & over. We decided to wait until Summer (keep saving) and do FHA or conventional.
Sorry, one other question. Can you attend a NACA workshop anywhere if the locations close to you are full, but you would want to work with the NACA MC in your area?
If it says that it is full you should still GO. Many times 30% of the people who sign up for the workshop does not show up.

Hello naca looks back at 12 months off good payment history, or is it 2 years. This yr has been rough for us with medical issues. I planned on being ready to by September of next year with naca.
Kisha Hankston I do believe they make some exceptions to medical bills as long as your other bills are current - but speak to your MC about it since every file is different.

No. The process would be the same. Your session would just be over the phone.

I can't recommend anyone. Just become knowledgeable about the requirements and be persistent and keep digital copies of your documents so you can provide them at a moment's notice.
