    I’ve been hosting since November and I’m sooooo happy I listened to Richard and just listed my room. We were worried about our occupancy rate, providing super luxurious towels, linens, etc and found these worries to be useless! Our occupancy rate slowly started rising, found some soft towels at Walmart and picked up a mattress on Amazon and we have been very successful!! Just got done hosting a week long stay and someone just Booked for two weeks!! Next up is month booking then another listing!! If you’re scared or worried about starting don’t be!! Just do it!! Thanks Richard for the motivation and advice!!

    I think your concept about focusing on experiences over just the property is so true. I'm going to be launching fenced dog rentals, so making sure I include lots of information about restaurants with pet friendly patios, dog friendly nearby trails, things to do with dogs, etc. will be so important to me. I also just decided that I'll take all of the extra dog clothes I have and put them in a lending closet for guests...so if they forget a raincoat or warm coat or sweater or whatever, they can use what I have. And if I'm buying on clearance or at thrift stores, and some disappear or get ruined, it's not a cost issue. And I think people will love it.

    Great piece of advises, all of them! Creating your own website can make you grow in many different ways and connect in a better way with your clients, it'll make them feel more exclusive, and you'll create a good reputation to move on!. Certainly, we cann't make everyone happy, there're guests that are actually looking for something to be disapointed with, and we need to move on to happier people!. Congrats Richard, keep on with the good work!

    Just stumbled onto your videos as I am researching the pros and cons of hosting with Airbnb. We have been renting our property privately and are ready now for the next phase. Your videos have provided very practical and insightful suggestions, tips and honest feedback on what you have learned along the way. Much appreciated! I think we are now ready to take the big leap.

      @Liz Bujaki. Go for it! Just make sure that you have someone who knows Airbnb. It will be Challenging in making sure that your property is giving you passive income. I knew a guy who helped and held my hand all through the process, and he makes sure that this will turn out as I expected. His name is Jim CEO of Jim G Coaching Club.     Good content Richard. Totally agree with you that as the VR market diffuses and competition increases, having a unique property and experience is going to be the key. I would love to see you focus on some social media strategies to help reduce our reliance on Airbnb as they are still very guest centric in spite of apparently changing some of their policies.

    Wish I had known to take a few minutes 2 or 3 times a week to tweak my presence on my Airbnb. I have had a negative 3-4 month bookings. When all last year I was a superhost. Now it seems I am starting all over again, but I'm up for it, so here we go!

      Start your own business. Create your own website and don't rely on Airbnb! Do what someone said here and create a great experience and website and make your customers feel like they are part of an elite club! :) Keep smiling and growing!

    Richard, I’m about to list my property the first week of February and your ideas have helped focus my thoughts off of all Luxury and on to experiences!
    Should I ask my guests for feedback on things they didn’t like or wished I had provided?

      I'll definetly reccomend it! you can always learn from your guests experience. If you're asking for a feedback, try to do it before they leave the final review, so in case there was something wrong, you can take care of it and your guests feel like they are being heard!

    You're point on unique experiences is solid, because I've looking at the competition in my region and the oddest places are modest, seem to have a lot of reviews and a 4.6+ rating. The huge vacation homes are more complicated to acquire, maintain and market. Does AirBnb please a more eclectic crowd?

      Something different that other, vanilla places don't have. He has several videos on this, I got great ideas from him such as stargazing if you have good night sky. Even from this video I got the idea to put an outdoor teepee on my property (i'm in a rural area) as I cater to families with kids.

      He has a right to sell if he wants to. Let the buyer beware. However he gives away a LOT of useful information for FREE, if you care to listen.
