Hi! We're Kristen and Michael, a couple DIY renovating their dream desert home into a short-term rental business. In December 2020, we decided to leave Los Angeles (our home of 7 years) to pursue our dream of owning land in California and creating a sanctuary to share with family, friends, and others worldwide! We purchased our house in the high desert during the summer of 2021 and have since DIY-renovated the entire thing and created our business from the ground up.

Excellent video, guys! I really enjoy all of your videos. We run a VRBO in Atlantic Canada. One thing we recently added to our kitchen is a selection of Tupperware-like food storage containers.We just picked them up at our local dollar store. Guests seem to really use and appreciate them. That's a great idea on ice pack for picnics/hikes. I am going to add that to our freezer for sure. Thank you!! :)

Hello! My husband and I are about to list our newly built vacation home on Airbnb. We love your videos and have learned so much from watching your channel. In one of your videos you shared some ideas for your auto-generated messages to your guests. Is there anyway you would share those? I am looking to learn from those who have been doing this for a while. 😊

But we ultimately have one set up when someone books, that says "thank you for booking and we will send you check-in information a few days before check in". Another that sends check-in information a few days before. An hour after check-in we send a message saying "We hope your check in went smoothly, here is our guidebook for the area". Then on check out day, we have a message that sends 2 hours before checkout, with a reminder about instructions.
Obviously they have a little more fluff in the language but you can alway use ChatGPT to help you write fun copy! Hope that helps, let us know if you have any more questions and we wish you the best of luck with your newly built vacation home!

Thanks for the video. Just curious, since you mentioned you have nice pots and pans, have you had to replace them yet since you’d started your Airbnb? I’m curious what the wear and tear is on sets like that. Great you have a nice set though! I’ve stayed in plenty of Airbnbs that had a hodge podge, random assortment of warped pans, that’s never appreciated! Love your channel!
Splatter shield! Splatter guard! Haha thank you. We have not had to replace anything in the kitchen in almost a years time. These have lasted SO well and we want to replace ours in our own house with them eventually! They come with baking pans as well, which is awesome. Kind of an all-in-one situation!
If you have a microwave, supply a splatter guard for microwaves as well. It will keep your microwave much cleaner. Ikea and Bed Bath & Beyond has them.
Hi- In the build process now for a vacation property/airbnb that should be ready in a few months. Excited but very nervous. I did see that you replace the sponge after each guest. Do you put a new roll of paper towels out for every guest as well? What do you do with the old ones? Seems a waste to throw them away after hardly any use.

In my airbnb, I put a new roll of paper towels out and take the half-used roll home, or use it with my cleaning supplies. I also put a new sponge out for each new guest; I buy a box of individually wrapped ones from Amazon.
Do you think it’s more profitable to rent by the room or by the house? We have our Airbnb in Albuquerque and many ppl just need to crash for the night on their long drives…
So I always wonder… have you ever had people steal items from your Airbnb? Do you have a quick way to cross check this after each visit? Thx!👍… also as my hubby mentioned too short for our selfish weekly intake of you guys 😬😛
We’ve never had anyone steal anything, someone has accidentally taken our card game and apologized when they found it in their luggage. Our cleaners send us photos after every guest, so we can usually see if something is out of place and serves as a good reference to go back and see if an item comes up missing. Sorry about the short episode, we’ll be back next week with regular scheduled programming!
I would also suggest a smoke/carbon monoxide alarm as well. I don't think you mentioned that.

Hi I have a question as a new host. So far we had 2 bookings and we have gap between bookings4 hours long so between 10 AM and 2 PM which made me think about removing some kitchen appliances and reducing them as much as possible as it is almost impossible to clean such extensive list of appliances. What is your experience with cleaning and how much time do you spend on cleaning between two bookings? Many thanks :)❤
We have 5 hours between bookings usually but our cleaners take about an hour to two hours of that allotted time usually. When we are deep cleaning, it takes us 3-4 hours, which we do ourselves!

I know you label your light switches, but do you also label your kitchen?
We have a label on the drawer under the oven that has baking sheets, but other than that we don't just because we didn't like how it looked. But that was totally our opinion and adding labels to the kitchen isn't a bad idea!

I’m about to launch my first Airbnb in the next week or so and I’m extremely nervous. Do you guys ever have guests that leave a huge mess or damage your property?
I think I’m overthinking about this entire process. Please help lol
It's terrifying starting out, so we feel you 1000% on that. We cater more to couples as we only allow 4 people at the house, we haven't seen as much as someone who caters to more guests in the home. But making sure all of the checks are in place as far as verification (ID, age restrictions - we set ours at 25 yrs, name, etc), you should be OK. Honestly it is trial by fire as well as trial and error. New things pop up for us all the time but it puts another notch of knowledge in our belts for any potential similar "next times" that arise.
