For example, they would be already working with one Agent but use another Agent to take them on showings only to sign with their original Agent. As such, can you please make a video on detecting Shady prospects to avoid time wasters etc?
To be honest I haven’t had that happen too often but that’s because of the process I have with buyer clients. Search on my channel how to handle buyer clients. If they are not willing to work with your process then they are not serious or loyal

It doesn’t matter if you get the price to be over, under, or at asking price. What matters is that the buyer gets it for a price that they are comfortable with.

This is great! I got my license last Thursday, and I am showing my first house tonight. I feel like I jumped the gun because I am still not part of the MLS. I am going into this blind. My mentor is on vacation this week, and I work a full time job during the day, so I can't go into the office for help. This is all happening so fast, but I am going to do the best I can. Another realtor agreed to open the door for me and bring a MLS sheet. Can you offer any other advice for tonight?
Don’t overthink it the hard part is getting the client which you already have now all you have to do is open the door to let them see it. I recommend just let them rome free at the showing and say I’m here to answer questions if you have any. Then when they are then just ask them what they thought about the home. That’s all you have to do! Feel free to reach if any questions come up since your mentor is on vacation I’m tagging myself in lol
What are the typical questions that clients may ask during a showing or at anytime, that you SHOULD know, not a question you would have to refer to a lender, etc.
This is a fantastic video! One question though (and maybe this differs in Canada) but if a listing agent is willing to tell you how much less a client is willing to take from their asking, how is that in any way representing the best interests of their client? If you have a client representation in lace, wouldn't this go against that?
