  • My name is Kevin. I hope you enjoy my videos of Dumaguete, Philippines where I retired early and live by the ocean. I often host beach parties with expats, and their Filipina wives or friends, where we swim and snorkel with colorful reef fish and corals and enjoy the island views.     i have yet to see anywhere I would live in the Philippines. The accomodation seems to be very sub standard. I live in Thailand and property in general here is loads better than PH. Personal preference for sure.........but I know what I prefer.

Thailand definitely has better infrastructure, medical, and in my opinion food BUT most people speak English in the Philippines, people here are more friendly towards foreigners, and the drive on the same side of the road as the US. I was seriously considering Chiangmai. You’re right, it just comes down to your preference

    The selection of places you show is good for a decent style of living. Not many people show these types of rentals suitable for westerners. It will be awesome if you stick from 300 to 700 USD or so price point and show many other properties in different areas of the town, will be of great value to most pensioners :)

      Thanks for watching EMCB! The reason I say this place is a great deal is because everything’s included. I had 2 air conditioners going full blast 24 hours per day. Electricity is VERY expensive. Most of my friends only run their ACs at night to keep their electric bills down.

    The price was only a little high due to the lack of a pool 🏊‍♀️ . However, living in Valencia costs more and it is not too far out of line.

    That apartment unit probably cost about $20000 US. to build. $500 a month. That’s some pretty good profit.

    Strangely, I rented one of those apartments before I got to the Philippines..
    Miss calculated my arrival, lol. I was only off by 2 months. But my girlfriend used it for that month anyway.

    Not impressed with the lack of - "pride of ownership" ? > Seems like the grounds are neglected but the insides looked really good (?) - quite odd & unusual ?

      Yes, it would have been better if they kept the yard better maintained, that’s for sure but all the care taker has is a weed eater. They don’t even have rakes here. They literally sweep up the grass

      If owners were to be "concerned" about property appearance then rental prices would be way higher than they are.

      @@last_samurai6690 yes, I think it’s a requirement to get a travel visa in the Philippines now.😂 Fortunately I don’t do it for the money. My girlfriend gets all of mine because she does all of the editing and posting. I mainly do this because I can’t send videos longer than 45 seconds(at least I don’t know how) from my iPhone. When you see videos like the gym or the crematorium or apartments, it’s because someone requested it. I’m going to do a video on the 4th(1 month since being monetized) showing how much I made. It’s actually ridiculous once you see the math. You really need a lot of views to make any real money. I had coffee with Mike from “Mikes Philippine Retirement” and not sure if he was kidding or not, but he said “he’s just trying to make $20/day” and I believe he has over 15K subscribers and a ton of videos

      Nope, those walls were thick. I didn’t notice any noises from next door(I had a corner unit), but then again I had my ACs on full blast 24/7

      Thanks for watching murray! I spend most of my time at the beach, river, or Forest Camp. I don’t know about you, but I didn’t come here to sit at home!!! I’ve got 10-12 great new friends and we are “somewhere” EVERYDAY! 28,000 to have a set budget was very comforting, I don’t have to worry about a $450 electric bill because the grid was stressed. Electricity is EXPENSIVE here

      The street noise was negligible. They had 2 roosters on the property, but I slept with a “white noise” app, so I didn’t hear anything

    so you can have both AC's going on all day and that electric bill will be included? seems like a strange way to do the rental but if thats the case with continuous AC then its not bad. However if the brownouts are frequent, then it reverts to not being a good deal.

      Brownouts can be annoying, but I just go to river, Forest Camp, Tierra Alto or somewhere with friends and have a few beers and swim

      I don’t blame you Roy. The best thing about that place was EVERYTHING was included. I ran both, my upstairs and downstairs air conditioners on high 24 hours a day. Electricity is VERY expensive here. I’ve been in some friend’s places and they only run the AC when they are sleeping, so it’s not that comfortable

Actually when you factor the electric is included….and I ran both of my AC units…1 upstairs and one downstairs, free internet, cooking gas, water(with pump so you have running water during a brownout, and up to 2 big bottles per week of drinking water PLUS being in a great safe and quiet location….$500 was a pretty good deal. Covid is over….prices are going up my friend!

      Furnished accommodation with 1.5 bathroom for $515/month isn't bad at all, especially if all the essential bills are included. We're seriously interested, for when we next go there.

      Don't forget that is Airbnb prices which he was able to eventually negotiate lower. I have been in some Airbnb that only had an Aircon in just one bedroom for the same price.
