"How could I have done that Work Order better, faster, and smarter?" is a question I ask myself after every assignment; no matter how many times I have completed similar Work Orders in the past. There are always incremental improvements to be made, even after 15 years.
But always remember...
1. The tenant usually doesn't know what they are talking about, and,
2. Tenants will *always* blame you.
.
Today I worked in five different rent houses, as an Independent Contractor. My net profit today was outstanding. Nice video Lex. I would have sold the PM a new ceiling fan and install.

I bring the spring ballasts down level and keep one pivot pin loose and retracted. Seat one pin in the horse shoe and hover the sash over the second horseshoe and flick the pin home. Snap the sash in and tighten the pin. Your way works the same. Just two ways of skinning the same cat. Just have to mind that sash angle.
Thank you so much for watching Jason!

you can usually stand the window up vertical enough in one "horseshoe" and allow the low side to move/pull up and make the other side close enough to fold back down and get it in.
but that's harder on larger heavy windows :)

I've watched most your videos. All awesome! I saw the video were you talked about jobs you disliked doing. Your not alone...lol so how about a video about vindictive tenants? I had one tenant who would leave his doggie bag ( full ) outside the office, on the ground, so I would pick it up. He would leave boxes, trash ect... so I started putting it, in front of his door. Guy got extremely pissed off. The property manager did take my side and told him to stop being lazy and to take care of his own dogs sh#t! Or he was going to start fining him! This worked. He did start cleaning up after himself. But I started finding dog crap in the main lobby and in the pool. So I secretly put up a security camera and caught him throwing it in the pool. They evicted him 2 days later... but its all good, I love being a maintenance supervisor!
LOL Making memories! I have a video I made a while back talking about dealing with bad residents.
Skid tested, tenant approved.
👍😆👍 Thank you so much for watching anticapitalize!

Another great and informative video. Hey Lex? We have openings here in Brevard county Fl for a maint tech and maint manager. Do you have a job posting board on your site?
No I sure don't. There's maintenance groups on facebook you can join and post job openings though. Thank you so much for R M!
Hey Lex will that flathead trick work everytime or should you use that for hinge removal tool; you know the yellow plastic tool with the 1/4 inch metal tip build inside? Also what suggestions would you have for removing a stripped screw from the hinge? Are those hinge removal bits worth it?
Yes a flathead works every time and the hinge removal bits are awesome. I recommend them for sure. Thank you so much for watching Scorpio!
Just leave it for the next guy Vance!
😆 Thank you so much for watching Elmer!
I’m thinking of getting into apartment maintenance and your videos are super helpful! How long have you been doing it and how much experience did you have before starting? Thanks!
I didn't know the difference between a flathead and a phillips head screwdriver when I started. However, I started in student housing and they're always hiring. I've been doing maintenance for 20 years. Thank you so much for watching Michael!
Thanks sir! I did industrial handyman/maintenance for about 10 years so I have somewhat of an idea in what im doing with some things, but not all haha
