Screws going the same way is a sign of a professional.
Easy peasy, lemon squeezy. 😂
Thank you so much for watching!
2 things 1( the red plastic maxwell house coffee cans are great to catch water out of a tank. 2( you can quickly replace a flowmaster valve by pulling up on the plastic ring and pulling off the stem. Just slide the new valve over the old stem and lock the ring.
Right on David! Thank you so much for watching!
Lex, thanks for all the videos you do. I went back into property Management about a month ago and I’m a lil rusty but your videos help refresh my mind a lot.
Awesome! You're welcome Rosendo!
Been waiting on a new video!! Thanks for the info SkidBro
Right on! I'm trying to get on a 3 videos a week schedule. Thank you so much for watching Robert!
I'm a Jobcorps student been doing facility maintenance for a year now I'm happy to find you're CZcams channel because I need this to help me gain guidance.
Thank you so much for watching!
There he is!!! Good to see ya broski! 🛠
Right on Jerry. I'm trying to start a 3 videos a week schedule. Thank you so much for watching!
In one of the very first videos I watched of yours a few months ago, you mentioned having all the screws the same way and that picking up garbage is job security. I use those insights every day. 👍
Awesome! Thank you so much for watching Ghekogrrl!
First mistake: wires should be disconnected hot wires first than ground. To reattach its ground first, white if applicable push them into box than black. I’ve trained electricians, I’m stricken on this because a white neutral wire may be shared with another breaker, always treat wires as if their live.
👍😆👍 Just making memories. Thank you so much for watching!
I like your attitude buddy! You are THE Man👍🏼👍🏼
Thank you so much for watching Matthew!
A small 6” pair of channel locks are a game changer when working on toilets
Right on! Thank you so much for watching B Gunter!
That's how I'm doing working my way up
Thank you so much for watching!
Nice Vid, Skid....quick and to the point.
Right on! Thank you so much for watching Michael!
Grounds keeper working his way up here!
Right on! I started there, too! I didn't know the difference between a flathead and a phillips head screwdriver when I started. No exaggeration. 😆 Thank you so much for watching Herman!
Viewing your vids 1 1/2 now, looking to get into Ca. Prison Maintenance, working at 5 story 97 room Hotel Property. Been using what I know and Learning with your vids. HVAC was called out to replace or do a circuit board and fiddle with wires. and other stuff. 3 hrs it took him from 10pm 1am. That guy has tremendous knowledge on his craft. If I had that knowledge, would I still be working at property, nope but I do enjoy the diversity like u have mentioned in the past in your vids.
Right on! Thank you so much for watching Andy!
You the man
Thank you so much for watching Lu!
Excellent vid Sir Lex-A-Lot ... Property mgmt / maintenance is a very rewarding field ...
Thank you so much for watching Eddy!
Good job
Bro keep the video's coming. 💪💪💪
Thank you so much for watching Waymond!
As a plumber myself, I would've charged anywhere from $125-200 to replace that fill valve (depending on the area, upcharge to wealthier customers, discount for poorer customers). You maintenance guys don't even make that in a day of work lol. Until property managers start paying their maintenance guys more then that gig is a dead end. Best use the job as a means to get experience to work towards a license and then get out and make some real money.
Amen, I agree! Thank you so much for watching losferwords!
I agree. However, if your someone like me, who started out as a porter and worked my way up to maintenance supervisor. The apartment industry can be a "god send". No formal education. Dropped out of high school. No real direction in life. Now I can comfortably support my family. And I have marketable skills.
Well someone has got to be the maintenance guy
awesome video just started my tech job.thank you
You're welcome Harold! Thank you so much for watching!
Great content thanks for the vids
You're welcome! Thank you so much for watching Gabriel!
Great video Mr skid
Thank you so much for watching 19rappy!
Alley Oop! He's on fire!!!!
👍😆👍 Thank you so much for watching Baylor!
Every time I do a wal plate I put the screws the same way... I even walk throw a empty property with a screw driver and turn them all up and down
That's because you're next level Bart! That's awesome.
Lol I thought I was the only one who did that
You’re not the only one Bart haha 😆
Got to get that Milwaukee m12 life changer and get a smaller catch bucket good video
Thank you so much for watching Wendle!
You need a lav 4-5 qt oil container! tks for mentioning the 1/4 turn thing
😆 I love that he cuts oil containers in half. Steven Lavimoniere is the man! Thank you so much for watching Tracy!
Nice video for the up & comers! Guys that are eager to learn & advance in this industry are hard to come by. Everyone wants to be the supervisor and make $25-$30 an hour, but they don't want to put the work in or answer the damn on call phone lol. You gotta be dedicated if your gonna last in this field. I need to upload a video, it's been 2 weeks for me. I've been so damn busy lately I don't have the time to film anything or when I do, the resident is home. It's always something 🤪 Keep the vids coming Skid Bro 👍
This CZcams stuff is tougher than it looks for sure. And eeeeeverybody I flipping home! 😭 Good to hear from you Rich!

Ryobi is by far the best tool brand for maintenance. They make so many different tools. M12 is 2nd.
So true! Thank you so much for watching Taylor!
I’m 18 and about to start work at the mines as a maintenance tech this is gonna be my first actual job with no experience what so ever I don’t know anything and a bit nervous but try not to think bout it too much thanks for the vid
You're going to do great. I didn't know the difference between a flat head and a phillips head screwdriver when I started. The secret is to have a good attitude and smile a lot. 😆 Thank you so much for watching Vincent!
How’s it going now bro
When someone goobereed up the threads before you get there, tighten the nut then cut with a hacksaw
Right on! Thank you so much for watching Justin!
Interesting to see. I recently retired from facilities maintenance as a building engineer. I can't imagine doing residential maintenance.
Right on. I get asked a lot to go into facilities maintenance. When I get tired of residential, I may take the leap. Thank you so much for watching Keith!
@@LexVance I made the leap from apt. maintenance to commercial/institutional facilities maintenance/management over 25 years ago; it took me places I couldn't imagine when I was lead maintenance at an apt. complex. I went from there to work at a fitness research facility, an art museum, and now manage HVAC systems and etc. on several buildings at a local university. I learned chillers, steam boilers, commercial HVAC controls/building automation, etc. Even got an associates degree and teach HVAC design part time at a local community college. Watching your videos is often nostalgia for me as I learned many good things doing apt. work; enough skills acquired to build my own woodworking shop building from the slab up, decks, sheds, etc. Best leap of my working career other than serving in the Navy as a young pup.
I also like your work ethic. Get it done but do it right.
How did the pliers become known as Jackie Chan pliers? I enjoyed this video. Keep'em coming if you can. Thank you and have a good day
Chan nel locks. Jackie Chan nel locks. 😆 Thank you so much for watching!
Hey man I love your videos and I'm a grounds keeper and paint house's but really want to work my way up any advice
I just dove in head first until I figured it out. No school or anything. Started out picking up garbage and then started grabbing work orders.
You never should reuse that supply line especially the one with the plastic housing it will crack and cause a flood
The ones that the property buys are the plastic housing lines. 😆 So it would've been another plastic one. I'm at the mercy of the supplies that they buy. Thank you so much for watching Ed!
@@LexVance It’s been my experience that the plastic is very brittle it’s best next time just to switch it out even if it’s a plastic one if that’s all you can get. Good job
Hi Steve, just wonder if you have any suggestions as how do you able to run workorders and keep up with 11 staff, and keep your property reports and stay in budget and manage your staff day by day? Thank you for your time.
You can only wash one dish at a time. Find out what your staffs strengths are and let them mostly do those jobs. Don't give an HVAC work order to someone who enjoys doing plumbing and electrical work. Attack hardest stuff first thing and get to the easy stuff afterwards. That's how I've always done it. And, I don't play corporates "hurry hurry hurry" games. I tell them that I can only wash one dish at a time. If they don't like it, they can find someone else. Thank you so much for watching Tee!
Them Super Techs still at it lol.
👍😆👍 Thank you so much for watching DC!
Question when do change the toilet valves
When they go bad and stop filling or don't shut off.
I have a three way light switch push button. The old switch wires are 2 red, 2 black and a Ground with 2 white wires capped off. Can you tell me where the other black wires and the two red wires will be connected on the new switch? Thnx
I would need to be there for this one. I would need to check with my volt meter which wire was the hot wire. The rest would be just feeding the others down the line.
No way to know unless you check voltage on all the wires with the power on. Usually, one of the black wires is your common/hot wire but you can't just assume that as every house is different and has different wiring. It's best to check with a volt meter first rather than trial and error.
How do you know which wire is which Lex? Thanks for your help skidbruh
Black is usually the hot and white is usually the neutral wire. Thank you so much for watching Christian!
Thank you for the video. Do you change alot of 3 way switches? I did one a while ago it was confusing . Fortunately it came out right? Do you have a video on that? Thank you
Not yet. We have them in the kitchen areas though. When one goes out, I'll film it. Thank you so much for watching John!
The trick with those is to find the common wire and don't just assume it's the black wire (especially on older houses). Get yourself a multimeter and check voltage on all the wires on both 3-ways with the power on and the switch disconnected, the one that gives you voltage is your common and then check for what's you travel wire. I'm sure there's plenty of vids on CZcams on how to do them without trial and error. It's a nightmare if you guess wrong and go through more trial and erroring, trust me, been there done that. Lucky if you guess right on the first try.
@@losferwords100 Thank you
A lot of times with grease in the drain, unless you have a larger diameter cutter head on your snake, you’re only boring a hole through the grease the diameter of the head on your snake. Which doesn’t solve the problem. My property won’t pay for me to get the grease cutter head for my snake, so I have to call the plumber a lot. 3 calls to the plumber would pay for the right tool, but oh well, it’s not my money.
Yep! I agree. Thank you so much for watching Cledus!
Hey lex how what’s the highest pay I can make in this property maintenance trade
Do I need more time in to make 30-40 an hour and obtain certification
It depends on the company. Some are terrible and don't pay well. With certificates HVAC and pool, you can make between $25 and $30 if you get in with the right company.
I guess I missed the last video... I call pulmblers all the time... I called one yesterday for a skink cloug... we can't fix everything...
Exactly! Lots of super techs here on CZcams who came out of the womb with a wrench in their hand knowing everything. But, where's their CZcams channel? 🤔 Thank you so much for watching Bart!
German Torque: Gootentight. 😂
Thank you so much for watching!
Did your ryobi drill come with the hook or did you install?
It came with it already on there. I love the ol hook. I can clip it right on my backpack tool bag and go up and down stairs with free hands to carry parts. 👍 Thank you so much for watching Hector!
@@LexVance nice thank you
What kind of camera do you use ?
I use a Cannon G7 power shot. Thank you so much for watching Fulgencio!
Listen...... my wife poured grease down the drain at her parents before we got married. She was old enough to know but she said she didn’t know you can’t do that 😂. Even her mom was like yeah I thought u knew that lol. She won’t like the fact that I’m tellin u this but.....she won’t know lmao looking forward to the next video brother
👍😆👍 Thank you so much for watching David!
Neck level Mama
Plz I see so MAny techs using ryobi these days
👍😆👍 Still going strong after 5 years.
Ok you learnt that from Stevie but
Why would you wear gloves. Could not never figure it out, why would anybody wear gloves.
👍🤣👍 I love it when he says that. I'm a huge Steven Lavimoniere fan. Thank you so much for watching Aamir!
Lex you expect accountability from people who look at us like butlers.
I know, right!? 🤣 Thank you so much for watching Corey!
Mansfield still living in the 70's BROtein shake
👍😆👍 If I was friends with someone with the last name Mansfield, it would create a hole in the Brozone layer. 🙄...😒 Thank you so much for watching Paul!
@@LexVance lol good one
We are encouraged to make phone calls if we don’t have the means to fix something lol I’ll never understand that elitist crap
I know right. I had no idea so many super techs who came out of the womb with a wrench in their hand cruised around CZcams spewing their infinite wisdom. 😆 And yet, they have no CZcams channel of their own. 🤔 Thank you so much for watching central!
Great Video! Nw to the chan and you got my sub
Thank you so much for watching!
