I've seen where the 7/8" plastic nut on a supply line is cracked at the base. People tend to over tighten those. It doesn't take much.
I hand tighten and give it a 1/2 to 3/4 with channel locks.
Watching your videos make me miss apartment maintenance. To me, its satisfying when you come in on a Monday to a stack of work orders, then knock em all out by quitting time. Then I remember the being on call thing....barf! LOL!

i hate those plastic nut ones....hard to find the brass thread one anymore for toilets... i had one of these blow in as basement unit years ago...guy was at work came home to 6 inches of water ...fun times

You would think that the clogged drain tennant would be embarrassed. Everyone should know how to pul crud from a drain. Only exception would be from the elderly.

Without your channel I really would be lost. My maintenance supervisor is not the best at explaining things so most of the time I end up coming to your channel to get a better understanding of a problem im facing. Had a dishwasher that wasnt draining properly and watching your video kept me from throwing that little ball away. Lol. Preciate the vids. Help me out ALOT.

Nothing wrong with using channel locks to break the nut loose, however yes those sink wrenches are handy as shit

Great video man! Right before turnovers when you get those few tenants that are like my toilets been leaking all my drains are clogged. 3 blinds are broke and 4 windows won’t open. And it’s like please let us know sooner. That’s why we are here and the service is free!!! Well not free but you know. Keep up the great work brother!!!

yup..on the move out inspection when the manager is there the bring up all that stuff....i tell tenants when they move in do not hesitate to call we do not charge per call.

working shlub I do the same thing but for some reason they just don’t understand. I like pro active tenants because I want to prevent stuff from being worse then it has to be no matter how big or small the issue is.

We just ripped out 300+ toilets and replaced them with eco friendly water saving toilets. Had a team of guys at the property do it in 5 days. I really hope I never have to go through that again in my career. People get all passive aggressive afterwords and throw all these work orders at us they never called about all at the same time. Thanks for the video!
same here ...378 toilets and they made the 5 of us do it...it sucked ..broken flanges..idiots that caulked around the toilet pulling tiles up ...few rotted subfloors you name it...only good part was we had a few of those toilet caddys that are made for up and down stairs..took us 3 weeks with all the headaches..this was 10 years ago when i had a youngs man back.

Hey lex,I have a question when a microwave trip the panel breaker,do you know more less what's wrong with it? Have a good thanks giving bro.
No, I would need to take it apart and see what's going on. I've seen those thermostat disc burn up and cause breaker tripping. But, I would need to be there and split it open. If we can't figure it out, we just replace it. The parts are almost as must as a new microwave.

I do it all. Grounds, make readies, work orders, swimming pool and everything else. The company I work for doesn't offer the supervisor position. However I still lead by example. I don't need a title. The pay is $20.25 an hour. Thank you so much for watching Jehan!

I trust the toilet gaskets in the Fluidmaster supply lines I put on. They're thick & squishy. Yea it was a ballcock. Still worked though!
