  • Where do you find good maintenance techs? The demand for good maintenance technicians is up so why isn't the salary and pay for maintenance technicians going up? When there's a demand for people or products, the price to obtain those people or products goes up. The multi-family housing industry is missing this point.

    Take a person that knows nothing about residential HVAC gets paid $16-$17 an hour while being trained. In my mind a good Apt. maintenance tech should get $30 an hour.

      agreed....i was offered a" maintenance" job few weeks back where they wanted someone who can remodel kitchens and baths and do tiling etc....17$ an hour....i said are you kidding?? this is up here in new england where someone at dunkin donuts can make more with tips..

      I could write on novel right now but instead I'll just say, I agree. Lead tech is making $18/hr. When I started as the manager he didn't know how to test a capacitor using his meter.. if you have warm blood in you and willing to accept work for less than a properly qualified tech would ever consider, you got yourself a job

      @@workingshlub8861 property management companies don’t want decent workers, they want screw ups and desperados that will not say boo about the cool $15/hr pay rate. The manager or regional manager is usually a bigger screw up (a bit smarter though) and will always throw any issues downhill. Basically stay away from rentals. Do the work for yourself and charge (and get) a decent number.

The "you must go to college" scam is ruining these poor young adults lives. They're leaving college with 5 to 6 figure debt without the promise of a job to pay off that debt.     You hit the nail on the head when you said you’re just a maintenance guy. Maintenance people for the large part are the bottom rung of the ladder. The “Jack of all trades” are largely considered to be a joke when compared to the “real” trades. I can’t count how many times a carpenter or especially electricians have laughed and looked down their nose when I proudly say what I do. We are the security guards of the law enforcement world, bottom rung. No respect for all that we can do. Yes, we can not build a house from plans to occupancy, however once that house is built there is very little that we can’t do. We are the plumbers, carpenters, hvac and electricians all in one that keep these things running. I firmly believe that that lack of respect is what drives the low wages and poor working conditions. This is a great job, but until attitudes change nothing will change. I think it is partially due to lack of schooling required to start, education,degrees and diplomas are so strongly pushed, and those who have them look down on those of us who don’t. It is so ingrained that if you don’t have it, you don’t deserve good pay. I might be wrong, but its how I feel about it. It just pisses me off when specialists who can only do ONE thing but have a diploma look down on us who can do many things but only have experience.

    A little late to the party. But here's my take. You are absolutley right. I got out of being behind the wheel for 20 years. Now im back into maintenance . Where I belong. I also fought for my pay. Los Angeles Ca. Truck , building and yard maintenance . $95k a year. 10-12 hour days monday - friday. Always on call tho. doesnt mean i have to show up all the time but getting a call at 1:00 am from a driver having issues with the truck is not a pleasant thing. But my Employer saves a lot of money not having to call a tow truck because of me. Hvac,electrical,plumbing,cameras,inspections(trucks and equipment DOT.)etc... Right now im doing inspections and putting down (glue) some fake grass in our backside yard for company functions. We get called to do a lot of different tasks. Its hard to be Appreciated , but when it happens, it is worth it. Thank you for sharing .

    I started as maintenance $17/hr, moved to HVAC $23, and now I’m in refrigeration $32. challenge myself daily to a better tech and learn new things. I’m young I’ve been in this field for only 4 years, a lot to learn

    Absolutely the truth! I have been in the maintenance Industry for property management companies for about 15 years and I've seen all this. Another challenge for maintenance technicians from my experience is that I have more than 15 years of hvac practice and knowledge and I'm not able to apply for a state contractors license because the property management company I worked for didn't hold an hvac license. All those years waisted. Thank you for the video . Its the sad truth about this industry.

    😬VERY TRUE!!!!
    It's almost embarrassing to see these job offers out their. They are creating a major problem down the road.
    If you are a young man starting your work life, you will not be thinking of maintenance as an option. You are better off doing just one trade for more money. So you gotta think that by the time that those of us that spend our summers up on roofs fixing a/c units can't do it anymore, they don't have the next generation of techs ready to go.
    Another thing you will notice is that companies and managers that are trying to maintain a property with the least amount of money. Are without a doubt letting those properties depreciate. And one day they just leave that job and leave the once 1st rate property as a third rate dump that is just full of lower level tenants.

    Good Maintenace techs are hard to come by. We can’t get anybody that would work for 13 or 14 an hour. They have to have a Clean criminal record a drivers license , good credit too. And they have to know the law between tenants and Property relations. You also have to have real skills. T
    Pay is around 29 to 30 for good maintenance man. Shoutout from Vancouver Washington. You need to negotiate better. Should be around 28 to 30 an hour

    Spot On. I make $23/hr plus commissions and I only have to know HVAC. I’m shocked that anybody who knows all the trades would be ok with that kind of money.

    Awesome video Lex. I really respect how you’re fighting for the maintenance industry and advertising it as a good career. I only get paid $11 an hour right now but that’s because I’m 18, basically an apprentice, still learning a lot and right now only really do painting, grounds, and simple plumbing. Once I bring more value and knowledge then I’ll expect (or request) more pay. How you say, we get paid more by the value we bring not the time we put in. I don’t feel like I deserve or am worth much more right now. I also don’t work for a scammy property management company, but I’ll still be cognizant of the process you were describing. And I get that too, the guys I work with tell me not to do maintenance and instead to specialize so I can make more money and the benefits and stuff you were talking about. And I don’t know where life will take me in the future but I know that maintenance is where I belong right now. I’m one of those kids you were describing, who likes to work with their hands and is not meant for the traditional classroom college environment. Thanks again for what you do for apartment maintenance, you’ve helped me along my path a lot. it’s a mission of mine to follow in your footsteps in becoming a great tech and a positive advocate for the industry. I hope your new year is filled with blessings.

      I started at the bottom. Learned everything on the go. My big issue was being on call. I pulled the trigger now i am a lead. This job is not for the weak. Customer service is my motivation and learning. Even the veterans are still learning

    Finally seen someone decent pay in my area. Just seen a maintenance position posted for $27/hr. We are definitely in short supply of knowledgeable techs. We went through 2 1/2 hurricanes this year. What you posted is what I usually see. Thanks for all you do Lex !!! Happy New Year!!!!!🎊🎆

      On a side note I work at a casino resort and they just spent over $100K for a New Year’s Eve production crew. Everything you are saying you are spot on. Also, I had a job that I was on call 24/7 and I was salary. The only extra pay I got was mileage on my truck for going in at 3am for a call-out. 🤦‍♂️

    Hi Lex, To begin, those pay rates are thought up by marshmallow hand millenial manager types. Wouldn't even know how to hold a screw driver. They come to properties with their degrees and wouldn't even think of applying for a maintenance position for fear of getting sweaty.
    I had my own cabinet shop for 30 years and when I sold and moved into a multi-family facility I saw how much demand there is for maintenance people. Blinds, curtains, fans, sink disposals, toilet flaps, lock changes, light fixtures, grab bars, trim & paint. LOTS of paint and lots of easy money IN paint.
    Long story short I'm 66 years old and bring in plenty of "cash" to make my life nice.
    I own my equipment and have no debt. Steak and seafood are enjoyed most days.
    If you've been working with your hands your whole life you just cant quit and sit around.
    I do it to keep myself active and because of the demand and the surprise on peoples face when I SHOW UP....same or next day with enough stuff with me to complete most jobs.
    Generally I work a 3 to 4 hour day and come home with $300-400.
    And theres surely enough work to pick from to avoid really sweaty days if you want.
    The day will come when the skilled older techs will stop working and the marshmallow hands wont have a clue. " Eeeww, that's dirty!!!!"
    And anyone with those skills will be on par with doctors and lawyers in the pay category.

    Lex you hit the nail on the head with this one that's exactly how they got me started as a porter for 12/hr supposedly only picking up grounds which led to painting, plumbing, and electrical. Eventually they paid for me to get EPA certified and started working on air conditioners for only 14/hr.

    Started workin a 80 room hotel led on that I'd be workin under the head maintenance tech. Got in and turned out I was the only tech in a building that had just changed owners and gutted staff. Been learning as I go alot of youtube university thanks man.

    I work for GoldOller Real Estate in Ohio, 850 unit property 50 years old. On call every 10 weeks. We start at 20 an hour. full benefits 2 weeks vacation a year to start. We need multiple techs. We even have several properties in Florida. I have developed 20 minute training everyday in the morning. Mainly learning HVAC and motor contol and tstat electric water heaters. We do not want 12 - 14 dollar an hour techs. If you go out of town, which is common, we give 75 dollars a day to eat and mileage. Keep up the good videos.

    Lex, first, let me congratulate you on your passion for this industry. I've retired from maintenance recently. Apartment/multi-family housing never appealed to me because of the pay and expectations. Maybe one problem is the lack of education in facilities maintenance. I went to trade school for my degree in hvac. But I also have experience in appliance repair, an electrical license, a boiler license and a universal epa certification. These took me years to aquire. There are no, to the best of my knowledge, any college (2 year programs) to give anyone a GOOD basic understanding of what facilities maintenance demands. Numerous courses in industrial maintenance. Consider approaching a local technical college with the benefits such a program might offer. You already have access to data and statistics that show a demand. Be part of the supplier to that demand. Think about it. Best of luck.

    So true....what ive found is the techs/maint. mngrs most dont care and they do the easy fix that alot of times comes back to haunt the next guy. I hear the well I dont get paid enough for this soooo. Its mind numbing! One thing you always say that sticks in my mind is look out for the next guy. The money should be way better with the skill set they expect. HVAC/Plumber/Electrician/Demo/Carpentry all in one basket for trash money.

    great vid you helped me get through hvac school with your vids and i thank you live in lake mary fl work mostly in orlando doing installs and doing PMs on residential and light commercial had to threaten to leave to get 15 hr i have 2yrs under my belt no bennies not sure if its a florida thing you would know ithink the reason we voted for 15 dollar min wage is because florida has been ripping off good workers for to long hope it brings us up happy new year to you and yours and thanks for the cool vids

    What part of the country are techs and sups not getting paid what they're worth? Please tell me so I know not to ever move there.
    All the properties I've worked for pay for all certificates, tools(even if you have your own), & whatever other training is required.
    I've been in student housing for eleven years, it is what you make it in my experience. Also there so called techs out there who want $17-$20
    When they're only worth about $9-$10.
    I'm so sick of these guys who beef up their resume and they get their foot in the door only to be caught like a fuckn deer in headlights when they find out they actually have to do work.

    Hey lex I am in Indianapolis,in and I am going through the same thing rite now I am a good tech but they don’t want to pay me what I worth so I with you we demand more money in the maintenance tech industry

      Right on. Paying a good tech $20.00 an hour is $160 a day. A contractor is going to charge $150 for just ONE repair. We fix multiple issues a day. They're still saving money paying a minimum of $20.00 an hour for a good maintenance technician. Thank you so much for watching Terrence!

    So many jobs now employers list ridiculous qualifications that nobody could be qualified for and if you are, the pay is not good enough to be worth taking it. I've got a bachelor's degree in mechanical engineering, graduated and didn't qualify for any job openings. Why? Because every engineering company wanted at least 5+ years experience and a degree. How are you supposed to have 5 years experience when it takes 4 years of full-time study to get the degree? No way you can work full-time and go to college full-time for engineering. That is impossible. So what happens is you have to take an apprenticeship, an apprenticeship where they DON'T PAY YOU from anywhere from 1-2 years! They want you to work for free for 2 years, are these employers high? Last I checked, that's slave labor and they get away with it. And that's when I left engineering and got into the trades. I was making $25/hour my first day as a plumbing helper, 3 years later I was making nearly double that as a journeyman and I'm still paying off student loans for a degree I didn't end up even using! Screw college, it's a waste of time and money, the trades are where it's at. College is only good if you have a guaranteed good paying job when you get out but that is as rare as seeing a damn unicorn while not on any kind of hallucinogen drug.
    Jack-of-all-trades guys like maintenance and handymen always get the short end of the stick. You're not really licensed so employers treat it like it's nothing more than a minimum wage kind of job which is insane. You have to have a more well-rounded skillset because you need to know a little bit of everything. But to expect workers to have extensive knowledge of all the trades combined and only pay them $15/hour is ridiculous and the people that believe this need a reality check and actually try doing the job for a week and see first-hand what it entails because it's obvious they have no idea.

    It's not just maintenance techs. It's teachers, nursing assistants, factory workers, etc. Management treats them like unskilled workers by the pay, yet the job is far from unskilled. Maybe less desirable to many people, but not unskilled. So here's a toast... to a future year that hopefully finds sanity in this ridiculous wage gap situation. Have a Happy New Year!

      You say unskilled workers? Snobbish much? I've worked retail most of my adult life. I also have a college degree. Let me tell you about those you think are less than you. We put up with people who think we're dirt. We have to do more in an hour than most techs do in a whole day. I DESERVED MORE THAN $8.00 - $10.00 AN HOUR. I was even management at times for a measly $8.00 an hour and would only be given part-time. My last job I worked my ass off. I had to do so much and know so much it made the people coming in training as management quit sometimes before the end of the day. They couldn't believe how much we had to do or remember. It's not easy. I don't appreciate snobs who think they're better than me would think they deserve a ridiculous amount of money. We've done most things ourselves at home, because repair people, contractors, etc. overcharge. That goes for auto mechanics, too. We had to replace the ignitor on the furnace. The last time it was replace was 7 years ago and it cost us around $400.00 for less than 20 minutes of work. We bought the part online for under $35.00 with tax and did it ourselves. It was 2 screws and it plugged in. When we needed the pipe cleaned out from the house to the street it was again oh wait for it $400.00 for literally 15 minutes of work. We went & bought our own machine for less than $200.00 and now do it ourselves. I believe in decent pay, but you guys in service need to stop expecting ridiculous amounts of money that people can't afford. Don't forget on You Tube and the thousands of books out there teach people how to do everything you do for a lot less money. We also fixed our dryer for less than $30.00 when the repair guy wanted $300.00 to $600.00 to do it.

    I work in industrial maintenance and I would love to switch to apartments to help the industry but nobody can afford me. I wouldn’t budge for under $30/hr. I make $28/hr now and I get laughed at or get told I’m over qualified from managers. I just don’t understand.

    Idk brother, before the 'rona I was heading out of the field. Then my company slapped a $26 an hour offer on the table for me to stay. Maybe I am just lucky. I do know the company will pay good money for quality techs.

    This is why Im going to stick to industrial maintenance. I work at a small plant as an entry level tech thats still in school, but I make 22.36 an hour. However when i look at apartment maintenance its 15 to 17 dollars needing more trade knowledge, it doesnt make sense.

      I'm a huge Steve Lav fan! If I didn't have a family to support, I'd go out on my own. My worry is that if the phone don't ring when I'm on my own, I ain't making money. And from what I hear, it takes a couple years to build up sustainable income. If I was single and in my 20's I could handle it. But in my 40's with a wife and 2 little kids, I need steady income. I'm paid pretty well. But the industry as a whole needs to catch up with all the other properties that are doing well and doing the right thing.

    Inflation and greed happened skid.
    Back in the 80's and 90's, $15 an hour was great when gas was
    .89 cents a gallon and you could get a taco for .49 cents. I was paying $350 a month for rent. The company provided health insurance for FREE!
    We split renewals with the office staff and the management companies actually cared about staff and held annual events to boost moral. They gave out awards and bonuses. Managers would take petty cash on Fridays and buy the staff breakfast. Then we would eat and talk about what's going on at the property the next week.
    It's nothing like that at all now. I still have a friend in the industry making the same $15 an hour with a porter that can't speak English. Talk about a communication barrier.
    I've said my rant. I can literally write a book on that cancerous industry. All that matters is ROI. Screw the people taking care of your multimillion dollar investment.

      Thank you Meshia! I got in through student housing. I didn't know the difference between a flathead and a phillips head screwdriver when I started. Student housing is always hiring because there's a high turnover rate. You can get your foot in the door there and get experience and then go wherever you like afterwards. If you have any colleges in your area, there's usually a student housing property. It's not on campus so you won't be working for the school. It's called student housing because it catures to students mostly. Google student housing for your area and see what comes up. Hope this helps! Thank you so much for watching!

    A friend of mine applied and interviewed for a job as an electrician where he was offered $8.00 per hour; he laughed at them,thanked them and left.. Once again I must bang on the managers. This country,over the last 20-30 years, has turned into a society that puts more respect and pay in the hands of the people who talk a good game, but actually don't have the technical education or skills to be of any use. Anybody can be a manager!

    I am a old timer almost at 30yrs. Your right pay is a thing, a big thing . We are starting to pay more BUT that’s for new hires . My question is what about us that have keep thing going for years who ware so many hats that new techs couldn’t even fathom
    The new hires are getting close to what I am payed ( sort of they still have a ways to go). In my eyes that number for new techs is going to go up. And it will get close to my pay scale. At that point I’m not sure what I’m going to do.
    Yes I don’t know it all but I know more than most and even more than most of them. I am camt certified and hvac certified, even know boilers and I run a close second to my son who is an electrician , I’m a skilled carpenter , appliances what’s going on I can tell you how to fix it, and the only time I need to call a plumber is when the job is to time consuming . I’m almost 50 and I still run circles around techs half my age . There should be a classification for techs like my self and others like me.

    I was laid off a property I loved working for here in Boston.I was making 21.60 I was laid off. Do to budget cuts. Right after I left they hired a tech for 16 dollars and hour. We had to do everything. Snow removal, maintain the indoor pool,replace water heaters, do hvac, paint and clean Vacant units. Crazy how the these people treat us. But your right Lex to them we are just maintenance guys the crap of the bottom of the barrel. Would love to have them do what we do to see what they think.
    I never got why us Techs dont get the lock out fee. We are the ones the get woken up at 2AM cause joe from unit 107 is drunk and lost his keys and the office charges them 25 lockout fee.

      Most of you guys are ripped off really bad. On call after hours is considered overtime at 1,5 your hourly wage from when you leave until you get back home.
      Our on call fee for techs is 150 a week for on call tech.

    People will pay ridiculous prices for material items or overpriced add-on items for a look but when it comes to the hard working techs that deserve to be paid they take the Amazon approach...Lowest price mentality wins. The younger generation has zero respect for anyone that is getting their hands dirty. Go look up the uber forums and how they talk about drivers. The entire online review system is either full of fakes or the complainer that frequents the review sites typing a page each. Keep in mind the average young man can't change a tire. These type of jobs need a menu type labor rate for each work order prorated being an onsite tech similar to auto mechanics. $14 an hour to be used up until you broke. This whole country has gone South in mentality regarding everything. Divided, angry, lost and followers...Side pickers to feel like they have friends. Best of luck to everyone.

    $13.80 per hr super glue and duct tape is about all the work you can Get away with. Without and apply for a city permit for something. hang up for rent sign code inforcement sent letter need permits $25 for 2 weeks. Even my new work truck is not even in compliance To their standards.

    I don't think there's that many skilled techs around anymore, at least not ones willing to work for apartments/complexes. I'll do it now and then as a sub, when they have a total abortion mess, that their own maintenance cannot handle lol
