Foreclosure of home-loans(as per video title) is possible. I did for both of my home loans, bcz:
1. Loan Amount was small
2. Focused on spending only on needs, strictly no-no for wishes
3. Each year make sure that I pre-pay atleast 1 lakh (max cap 6-7lakh)
4. On pre-pay I reduced the tenure but no change in EMI
5. Opted loan from banks which do not have pre-pay penalty or any such type of charges
6. No investments in any other avenuses during the tenure. Except 80-C and other tax havens
7. Bought resale properties only as those were good deals during 2006 - 2014
8. Kept eye on Interest rates, BPLR, MCLR whatever those ratios are
I use to encourage people to opt for property but post COVID I stopped that and now I discourage people from buying properties. Rates are not realistic and neither you will get returns on renting or resale. Loans, taxes and govt. regulations are painful.

at the time of pre payment to bank we need to inform bank that this is for reducing the tenure ..... or without going to bank - they will do automatic
@@anupsrivastava1381no you need not to inform the bank...the prepayment done by you is considered in principal amount resulting no interest should you've to pay for that amount.

Instead of SIP, we can also pay the same amount for loan repayment each month. In this way we don't have to wait for 12 months. Also in SIP(MF) its very hard to generate even 8% return in one year. If we do RD, then we are getting ~7%, where loan interest rate is ~9%. It would be a loss. Please correct me if I am wrong.
Don't wait for accumulate the amount for one year..deposite every month in home loan.
The key is in understanding the concept of Compound Interest!
Correct! The bank calculates interest on day to day basis or in some cases month on month and there is no limit to prepayment, So a person can also pay each month a sum of the amount and the calculated interest will be less from the next month.

In my case interest rate is very high earlier it was 8.3% now it is 11.55% but im getting benefit of tax against loan. But repayment is the best option.
mutual fund se kamane se behtar hai ham loan ka EMI amount zyada karden aur tenure 20 se Kam karke 10saal kar saken to sirf 9176 repee zyada emi Dene se 10 saal me loan finish hoga 1300000 intrest hoga total 3800000, please calculate it

@@doomrashikha No you should focus on repayment of loan first. Just calculate u will end up paying more than double of principal amount if u pay with current ROI. Small cap fund has no guarantee to give u so much returns.
For a 40L loan u pay 95L to 1cr approx for period of 20yrs which is now 25 years so is that small cap fund guaranteed to give u so much amount NO. close existing debt as soon as possible then you can always invest
Bhai 20 saal ke liye aap kisi city mein rent par 2bhk mein rahoge and rent aapka lagbhag 12-15000k per month hai then aapko rent bhi to 20 saal mein 28-30 lakh dena hoga... 2nd thing is aapko 3-5 lakh aapko intrest+principal mein rebate milega

if your sip/investment generates lower return than your home interest rate, dont go with sip/investment, and prepay the home loan is advisable.
if your sip gives more return than your home loan, then emi + sip is a good option.

Very informative
This is not a good idea to invest in SIP.. Instead you have to pay the SIP amount as monthly prepayment..due to which you will be again getting more gain..i.e. Simply you getting the interest on SIP 6-7% but if you prepay monthly then you save 9% interest on that amount which is considered as payment in principal amount.. So this will get you in early closing of your loan.

Suppose, my loan is 2400000/- at 9.05% of ROI, and I want to pay 400000/- each month and want to close within 6 months.
How much total amount I will pay after 6 months to close the loan amount of 2400000/-.

If we put small small amount in home loan with emi affect it will reduce emi with which we can save more and do prepayment again. Then again go for prepayment with emi affect. Doing this I finished my 36 lakh home loan in 5 years. Do not do SIP and wait for an year.

I have to pay EMI Rs.22500 for 20 years and Rs.3700 i.e. 16% of 22500 for large cap investments to get interest free at last. This meant that I have to deposit/pay a total of Rs.(22500+3700)=26200 every month to get interest fee home loan. Please explain me to clear the matter.

Instead of doing SIPS for 20 years, it's better with your first option, intrest also saved, part of accumulated amount can be carry forward minimum 10% amount in funds.. natural Growth..I don't believe in long term SIPS..
