    home loan ko jaldi khatm karke faayda nahin hai.. balki aap home loan repayment ke jagah par 20 saal ke liye small cap fund mein invest kar dena chaiyen jitna aapka intrest home loan par lagega uske double or triple times 20 years mein mutual fund aako de dega or sallary person ko incone tax mein bhi benefit milega

      Sirji 20 sak k bad paise ki value bhi down ho jayegi, double ya triple milenge lekin value down hogi and 60 to 70 lac ki loan ke emi pe savings nahi ho pata nd interest bhi bahot de chuka hu 2 loan me..better to part payment and invest small amount in stocks not in mutual fund...

    What about LTCG tax on mutual fund investment? Currently it's 12.5%. Noone can tell if government gradually will make it 30% or not in 20 years from now.

    I think agar aapka 20 lakh ka loan liya hai or 20 saal mein aapko intrest jodkar 40 lakh repayment karna hai then usko 20 saal chalne dena chaiyen aap iski bharpaayee ke liye alsg se 4000 per month ki sip chaliye or 20 year mein 12% ke hisaab se aapko lagbhag 9.6 lakh invest karne par 40 lakh milenge jisme se 30 lakh ke lagbhag aapko profit hai jabki home loan mein aapko intrest 20 lakh dena hai phir bhi aap 10 lakh profit mein rahoge and up to 20 year aap har saal minimum 20k ke lagbhag tax mein bhi save karoge... isiliye paise hote hue bhi loan ko khatm karne mein benefit nahin hai...

    Thanks for this information and congratulations to you for closing your loan so fast. However, for general public it is not practical to save 10-12 times the amount of emi every year. I feel 7-10 yrs is a good time to close the loan considering income growth etc.

    What's the difference between increasing the home loan EMI amount by 5000/- v/s pre-paying home loan with 5000/- every month? What is more beneficial?

      Increasing EMI will bound you to pay every month without fail. But it is more preferable. In prepayment, you can skip as per your financial need.
      That's the only difference.

      @@WealthGuruji- Okay. Isn't there another different - 5000/- EMI increase will still be paid as Principal + Interest amount every month. Whereas 5000/- monthyl prepayment amount would directly deduct my Loan Principal, making it more effective.

    Aapke options unrealistic hai.
    SIP wale option me bhi flaw hai. 20 years wait kyu Kare. Issue acha 14 years 2 months me khatam karke 9.5 lakhs bacha sakte.
    2 extra EMI wale options sahi hain.

      @ankitrao6159 bhai I asked same question in another video and another person confirmed that uska bhi same situation hai. Simple interest is charged on the amount from 1st till the day of month you make prepayment. So for example you have 8.4% home loan interest and you wish to prepay 400,000 on 01-Jan-2024, then you need to pay {400000 X [(8.4/12)/31]} = 93 rupees extra per day. Hope this clarifies

    Please help me with one question. I'm kinda stuck. Getting no answers. It's about PMAY. I bought this house back in March-April 2022, at that time I didn't receive this subsidy as the loan provider informed me that it is discontinued. Now I've seen some notification that PMAY is extended. I contacted my loan provider and still they're saying that it is discontinued. Is it really discontinued? My loan provider is Tata capital Housing Finance Ltd.
    Another question, I live in Delhi NCR, and when I was scouting for a house, I actually figured that majority of the locations where I can actually afford a house doesn't really have an MCD approved Map. (kacchi colonies) and the locations where there is a legit map for the house are freaking expensive. So, even after having a great Credit score of more than 800, I couldn't get any loan from the banks ( HDFC, SBI). So, apparently I had to eye towards NBFCs which are apparently more expensive than the banks.
    Is my understanding true?
    Lower interest rates are just for people who can afford a house in a good location and can buy expensive houses. Pretty strange to me.

    Tumne 12 emi extra bhare hai per year (22,000x12 = 2.64 lakh). Agar itna extra paise hote toh suru me hi emi jyada ka karwa lete, 20 yr ka tenure hi nahi hota. 😂

    Never close your home significantly before time as money rupee loosses its value you’re mostly paying interest in first part of loan and you end up paying hogher intrest per year basis for example if you’re emi today is 20000 today and 20000 at 15th year would be friction of your total income wouldn’t it!??
    Think widely don’t listen to these people who are not considered rupee’s devaluation

    SBI bank does not revise the tenure even if we repay the part of home loan, it just go on deducting the EMI till the amount gets to zero.

      That is good for you. In this case your tenure will be reduced and you can complete loan faster. Not suggesting to reduce emi after repay.

      I prefer who gives loan at low interest rates, SBI, BOB, ICICI, HDFC etc. SBI and BOB are the banks offers lowest interest rates.

      Not safe. But history says, in long term, it will generate better returns than anything else.. long term beats risk in mutual funds.

    Home Loan Me EMI choti rakhne ke baad baki ka pesa prepayment me dale to jaldi khatam ho sakti hai?? Iska regular emi payment karne ke bajaye iss તરીકે se jyada bhar sakte hai kyu ki prepayment sidha mul dhan se katatata hai agar me 25,000 ke bajaye 15000 ki emi rakhu or baki ka 10,000 bachake 12 mahine me sidha prepayment karu pira ka pura to mul dhan jaldi kam hoga ispe ray de apki home loan pe.....

    Bhai, make an analysis with average 2.8L invested for the first five of 20 years, and just stay invested for the remaining 15years.

    Impractical solution de rahe ho.. Har koi emi ke aalawa 2-2.5 lakh deposit nahi kar sakta.

    मै अभि हर साल 50000 एक्सट्रा भरणा चाहता हू, तो मेरा लोन कितने साल मे खतम होगा

      Ask bank the current Roi , you can reduce as per today's rate by paying some minimum penalty ....it should be 0.25 percent of total loan
