You had to pay the local government $15k to allow them to tell you it is okay to build on your own land.Absolute corruption. I guess that helps me make my decision on where I'll retire in a couple of years. My wife and I were debating between Florida and Tennessee as we currently reside in Georgia. Thanks Nassau County. You made my decision easy.
Taxation is theft
run away from fl. come tn. we left ga and never been happier. ga is shit now
It's a county by county thing. I didn't pay anything close to that in Columbia County. Nassau? Not surprised.
@@ThomasLuongo and dont forget cities, the biggest racket of them all
My house insurance doubled this year in Florida and it's only getting worse. It is almost impossible to budget for.
On our 45 acres, we put in an RV pad for a 44ft Alliance 5th wheel, drilled a 300ft well, wellhouse and pump system, power and septic system. Installed two Conex boxes and a very well built 10x20 wooden shed. Didn't need one permit for any of it. We live in Missouri. Cannot believe all those extra costs and hassles are mandated in Florida. Jeez.
Great cost run down, thanks!
When you winterized your RV did they tax you as a house?
Those permit fees are absolutely ridiculous! I’m shocked! We live in TN and only had to pay $250 for our building permit. There’s no other permit outside the septic system and it was dirt cheap.
That sounds so nice! I wish it was only $250 here 🙄
its a tax. clear and simple. You're asking for permission and being taxed for the approval.
What county in TN? We are looking at moving that way this spring/summer
@@skylers.8537 East TN
250 is basically free....
Wow, that’s exciting to see the progress. Love the energy and thanks for sharing.
Thank you! I appreciate it. 💙
What a great break down and can’t wait to see it finished
Thanks lady! On tot he next phase of the project. 😁
Curious as to what company you purchased your bardonimum kit from
As a banker its important to note that if you start your project with cash and then try to get a loan to finish you could hit a snag because many banks wont pick up your project in the middle because they cannot validate how the project was done from the start. What if things are not up to code? The bank is likely to not risk their money on a project that is already in motion. So figure out your cost and get the loan going up front. Construction loans do draws so you are only paying interest on what is drawn. So if you have cash dont take draws until later but dont wait until later to get the loan. Its best to be upfront with what you plan on paying for in cash up front. As there are a lot of laws that go into a mortgage. And all assets and sources must be disclosed anyway.
NMLS 2016028
I can't get a loan. I am in retirement and they won't consider the money from my stock market. I own two houses full and clear. I want to build a pole barn house.
You did a great job! To the point, friendly! Very informative!! Thanks!
Thank you for watching!
Thank you for sharing the “crazy” costs and fees of various permits! We, too, are planning to pay for the barndo in cash (from the sale of our current home…no mortgage payments…thank goodness!) We live in a rural area in Virginia, and have just been approved from the building inspector’s office that we are able to build a barndo on our land, which was a deeded gift from my dad “umpteen” years ago, and so glad we didn’t sell it (in hindsight). We are pretty excited, but at the same time a bit nervous about the entire process. We may also start a CZcams video as we go through the process. Thanks again!
You guys may be currently living in your new home since the video. If so, congratulations and enjoy!!
This was SUPER helpful!! Thank you so much for sharing your real world numbers!! 🙏🏽😁
Glad it was helpful! 😁
Thank you so much for sharing this, I am about to do the same thing building it myself.
That is awesome! I wish you the best of luck! Truly I am super happy we went with the barndo. So far so good!
Ok... this was sooooo helpful! We are trying to find alternative ways to build in Nassau County and I'm feeling blessed to have found you! Thanks a ton for your video!
You are so sweet thank you! Glad it was helpful 🙂
Nassau county in Long Island?
Nassau County Florida @@Zinctwentyone 😃
Thank you for this breakdown! Very helpful! That's really not a bad price for such a lovely and big barndo and you're in Florida! Gotta pay to play! Born and raised here in Florida! Never leaving. Thanks again for the info! We have a block home we are selling which is on the outskirts of Tampa Bay and moving closer to Ocala. We're trying to decide on whether to buy a manufactured home and a separate steel building for my husband's work shop or to do a barndo. May do the barndo after seeing this. THanks chickie! Best wishes to you and your beautiful family.
Great video! Very helpful. I'm looking to built a Bordominium in the Polk County FL area and would love to see a part 2 video of the finish work and all other expenses you incurred to complete yours.
Coming soon!
That was a great breakdown on your cost so far. Really well done!
So Glad it was helpful!
Thank you this really broke it down and let me know closer to what it really is going to cost to get going.
I built a metal sided 30 x 60 all in, including appliances for 100K The permits were $75 plus .10 a square foot. And that is why I moved to Texas.
Will these building go fine on a 6 inch slab? Instead of digging down for a foundation footing
That depends on where you are, what is you frost line? your foot has to be 6" below that.@@user-up1os1yi5c
No 😂@@user-up1os1yi5c
Where you at in tx were in deep east and looking at our options...did you pay cash or how did you finance?
@@suzannemay6250 I live in Wichita falls TX. We paid for it in cash as we went it took about a year and a half start to finish. No bank would give me a construction loan without hiring a general contractor.
Thank you for providing real world numbers so that those of us looking have at least a baseline to start at.
You are very welcome! Thank you for the kind comment. 💙
Well done lady. 👍😘
Thank you so much 😀
Awesome! I’m an authorized dealer for steel building manufacturers. Make sure you get your buildings built to code. We sell Risk 2 category buildings which comply with the codes for a living space. Make sure you get the right risk category building so you won’t have problems with your permits.
Agreed! No problems with permits! 💯
Do you build in Rhode Island?
Finally a metal barndo build that goes over all the numbers and the steps to build. Thank you. We are full time RVers who also are full time CZcamsrs, looking for land to do a barndo in florida. North of gainesville. We are looking at a 40 x 30 building, we are two old people who have lived in a 300sq ft rv for four years, so we can go smaller. I would love to see all the details of your build, who did you use for the metal building, because 27k seems really cheap for that big of a building. Are you interested in a youtube colab of some sort where we tour your barndo. We have 60k subs and 28M views on YT. Our videos about looking for a home base are doing really well. We are going to do a whole series on buying land and building a metal building barndo. Just an idea, let us know. Larry And Alice.
I wouldn’t build anything in Florida! Insurance is ridiculous not to mention hurricane deductible!
@@artat777 that's not true. We live in Florida. If you have an old, shit house in a hurricane prone area, you are going to pay higher property insurance. Our house is 5 years old with a metal roof and I pay $2200/yr for insurance which includes "wind" coverage. I'm in a non flood zone, no evacuation area near downtown St. Petersburg so I'm not in the middle of nowhere.
I dig that kitchen window too.
Thank you 😍
I didn’t know that we could build barndos in FL! Thanks for sharing!
You bet!
Great Video. Thanks for the info.
Glad it was helpful!
We live in Jacksonville and are interested in doing something like this. I’ll be watching as the project progresses.
Oh awesome! Welcome to the channel neighbor!
thanks for sharing the costs we are thinking about a barndominium
Go for it!
Your permits cost the same as our finished shipping container shop. 😮 That's a lot of space! Looks nice!
Thanks, I’m starting the same thing in NW Fl. More info on code compliance would be great but I guess that is covered in the architectural plans.
We are in NW FL as well and thinking about building a barndominium.
I might try to do a video on the code compliance down the road but yes your plans would cover that too.
Thanks ever so for the info.
You bet! 😁
NICE! SO IM GUESSING A DRYWALL INTERRIOR, THERE ARE HARDBOARD OPTIONS, ALSO SKINNY SUBFLOOR, SAVES THE LEGS!
Its all about the $$$$$. Thanks for sharing.
Thanks for watching! 💙
ty I am working on design right now for my property in clermont FL
That is so exciting! I wish you luck!
Looks good. I wish you put recipes in your caption . I do like how how your chopping and cooking match the beat of the music which makes it unique ❤ 😊
Thank you so much! You are too sweet. More cooking videos to come I promise!
Lol 😂I’m so sorry. I commented on the wrong video! 😂. Still great video!
I'd love to hear an update on where you are currently, and how much you've spent above what you talked about here. Things like interior framing would be nice to know about, such as did you go with steel framing or wood. Thanks!
We’re working on some updated videos now. Sorry it’s taking so long but we’re paying as we go so we have to make money to pay for things. Lol 😝 oh and spoiler alert it’s wood framed inside not metal studs.
Now I know my our forefathers built log cabins.
Contemporary pricing is outrageous!!!
Yes but those log cabin kits are pretty pricey too!
We used to live in Hilliard, Florida. We purchased property west of I75. We are looking into building a barndominium now. We are looking into AmeriBuilt Steel Structures, for the building. What company did you get your building from? what is the wind rating for your building?
Thanks for sharing. Just had a 30x50 shop built in Wakulla and want to start on the barndo at the end of the year. Who did you get building from and what was the deciding factor for going with the tube style versus wood post/beam or red iron building?
So sorry for the delay been crazy up here. Great question had to chat with my husband. But basically we went with tube style for a couple of reasons: cost is cheaper than red iron but yet building is still very well made and strong, also we’re in real estate and construction and we’ve seen what termites can do to a house so we wanted all metal outside and to the ground/concrete. Those are the main reason. But if money wasn’t an option we probably would have went with red steel building.
Thank you.
QUESTION: Do you have a video of your finished house? I’m looking at building a home and researching options. I like the color of your home, too. Thank you :)
Thanks! Best Barndo cost video. I’m planning to build in north Florida as well, wondering what company did you use for the foundation? Thanks.
Thank you, good breakdown. We are getting ready to build a post-beam barndo up here in Wisconsin so this is helpful. BTW - be careful of using drones in your video if you are making money. A drone license is required to make $$$ and the FAA is not kidding around about slapping fines on folks. (would hate that to happen to you)
Hello! Yes, you are correct as the FAA cracks down on drones. We do have a drone license thankfully! I am excited for your barndo! How far along are you in the process?
@@katieshoda-homesteadrealtor We just bought the land and we've hired a barndo builder to start the design. We look forward to breaking ground in April or May.
Those costs are unreal!😮
Thanks for the cost breakdown. If anyone knows would the "impact fees" that you see in Florida apply to rural Michigan where I'm considering building a barndominium?
I’d love to see an update on this!
Posting another update tonight! and hopefully with have another update in the next two weeks!
Best barndo breakdown i have seen. What company did you purchase the building through?
I’m building a barndominium up north right now. The building cost was 160k without installation. There are changes to design like snow load and mine is solid steel tube frame, 108’x70’ and we need a 4’ frost wall with footing.
Wow! Does that include window and door package as well?
Why so big?
Which state are you in? I'm considering moving back to Michigan, and am wondering if the permitting situation there is similar to Florida?
Katie! This was a great video thank you for sharing. I live in Baker County and just got all my land paid for and am ready to build my barndo. I should have my building quote back next week. Any chance I could get in touch with you and your husband to ask a couple questions?! Thank you!
Thanks for connecting on instagram! :)
WOW 😮
Love this video!!! We are doing the same in the rural Arizona desert 30x60x16! How tall are your side walls? They look about 14 feet high. Thanks and good luck with the rest of your build!!🎉 We’re also building with cash🙂
I'm looking at doing the same next year when I move to Arizona but have no idea where to begin the process.
Thank you so much! Our eaves are 14’ and the peak goes up to maybe 19’ -20’ I believe. 😃 Good luck on your build! 💙
Florida permitting costs are out of control compared to Arizona. Wow, shocking.
Yes! Each county is different and some in my opinion really stick it to you.
A problem that effects FL, is the mass immigration. Thousands of new residents flock to fl from all states, nearly every day. It seems great to how, but it is challenged by from an infrastructure perspective. New roads, utilities, schools and other governmental services are required. In my county, development is growing so fast, the schools are over filled. By the time they get a new school built, it’s also over capacity. They’ve even built a few privately operated charter schools and those are full. Not to mention waste issues, and Emmerfency services.
Growth is good, but it’s expensive.
You have a very good point. Our county has blown up with new construction and new roads and communities. Our schools are also packed as well. @@trbizwiz1
I'm in arizona too. Trust me they're almost as bad.. trying to do the same thing
One of my favorite parts: The $16,635 in permit fees you just paid.
Why? Because I live in a no-code, no-permits, and no-zoning law county in Georgia. So there were no "permits" and thus no fees for my 3200 sq.ft. barndo, with 1/2 mile driveway. One exception: A $150 STATE septic tank permit (well worth it, that guy gave me some good advice).
My Florida friends brag about "no income tax" but I remind them that there is NO free lunch. As with other "no-income-tax" States, they'll get the money from you some other way, as you just demonstrated.
Bonus for over-65 folks in GA (to keep us from fleeing to "Gawd's Waiting Room"): No State income tax on your first $65k of income.
There is always a trade off. We chose a county that had those permit fees. County over does not have those fees but we didn’t want to live in that county.
@@katieshoda-homesteadrealtor I've been writing a book about HOAs and have a section on how counties practice "First-ism."
What's that? Those who settle a place first get to crap on those who come along later.
Example: Institute county-wide road taxes (sure, to build and maintain county roads) but then pass a zoning ordinance requiring that all new subdivisions be HOA-governed communities AND own their own subdivision streets and drainage systems. The HOA then collects enough dues to pay for street/drainage maintenance.
In that way, those who later move into the county wind up in the HOA communities and thus pay not only county road taxes but also (through their HOA dues) the cost of their "private" roads (a form of double-taxation). This is "marketed" to them by reminding them that they can gate their neighborhood -- but plenty do not because gating costs big bucks up front and, cumulatively, over time (mechanical maintenance, labor costs if one uses live guards) -- and it's a time-wasting nuisance just to get into and out of your neighborhood.
I'd be curious if the "First-ers" in your county paid anywhere near the fees that you've had to pay. It wouldn't surprise me if they have not and simply decided to in effect super-tax those who've come along "second."
There's actually case law invalidating unequal treatment by local governments, but those cases have turned on race discrimination. "First-ism" would be a new "-ism" to be rolled into a viable legal theory by gutsy-creative plaintiff's lawyers.
One of the reasons I left Florida, high everything.
Thank you so much for this video. Everything sounded within reason, but I have never heard of "impact fees" and that was one of the largest expenses! What in the world is that?
In our case, it is a one-time fee we have to pay to the county in order to build our home on land that was undeveloped. Since building impacts the road and schools etc they require it before being able to build on your own land.
Hi thanks for the video. where did you buy the barndominium?
This video is awesome!
115 just to put the building up, no hvac plumbing etc. fl has almost no land clearing costs but if you are in a forrest or hilly area you can spend 50k just to clear and level a track... and then septic and possibly a well. yeah. you have to account for so much and total costs can easily implode
impact fees are insane! There is no such thing for residential in Ohio. Sorry about that. Nice video, good job! Your septic permit and other permits sound similar
Impact fees in pasco county are well over $20k
$115,000 was much lower than I was expecting. My wife and I are looking into putting up one of these on our farm. Our house is very old and needs a lot of work and we think it would be a easier to build one of these instead of putting the money into new roof and siding and everything else that needs to be done.
Yes, my husband did the math and are saving around 20% by building out this building instead of a traditional home we were planning to build.
Salute
What is your opinion on using tube steel? Especially in Hurricane zones.
Yes our building is tube steel. You can get up to 160mph wind ratings. The building can achieve higher wind ratings than a lot of stick built houses.
So, what company includes the installation with their posted pricing? Thx
What company did you get your steel frame and installation done with? I'm starting to look for companies and get pricing
Thank you so much! We used Kyle Brownfield out of Lake City, FL and his crew.
in Florida you need a permit for driveway In Missouri I only have to get one building permit 1800 16000 it is way too much LOL
can you share your architec? I'm planning to build a Barndo in Florida.

Yes, Ethan at Callahan Drafting is who did our plans for us but every metal home building manufacturer has their own structural engineers for the building itself.

What company did the steel building come from? I have been looking into it, and it is hard to believe how many companies are out there. It gets real confusing real quick. It’s easy to get “analysis paralysis” and just get stuck and overwhelmed.
Wow vids are only 7 months old. I am doing the same build and my costs are 30% higher. I am NE of Houston. Are those windows insulated double pane? I made the mistake of buying single pane windows and having them installed buy the building manufacturer. Cost me $300 each and now I don’t think they will work once I build the interior walls.
Oh no! Ours are double paned windows.
Great information but curious to know how this type of construction is rated for hurricanes, particularly being in Florida
It’s engineering. Our building is actually rated to 155mph not even including our closed cell spray foam which adds additional strength. Thanks for watching!
What barndominium company did you go with?
Where did you get your kit? I haven't been able to find a building that cheap!
We used Kyle Brownfield out of Lake City, FL and his crew.
Just wondering if you’re cost so far is just for the home’s shell install or are they finishing the inside as well?
Framing now inside. Videos to come.
I want something like this and I live in Florida. Did you need a certain amount of acres and do you get certain kind of tax break being the acres and a barn style house on the property?
We’re trying to get our taxes lowered right now via agricultural exemption. We will keep you posted.
Hi Katie,
My wife and I bought 19 acres in Altha, Florida and are curious as to what metal building company you used in East Florida.
Our architect recommended a company in Alabama, but they use red steel.
Red steel is great and very strong but quite a bit more expensive. We went with a small company in lake city called Martinez buildings. My husband was referred to them. Good people.
Its looking great! Im doing a similar project in Jacksonville. Could I get the info for the Architect that you used for the plans?
We used Ethan Thomas in Callahan, Fl.
Email: Ethan@scaffbuilders.com
And good luck on your project!
The price you paid for the metal building kit which you stated that included the labor to erect is ridiculous. Maybe that has to do with the wind rating required by the state of Florida, probably does. Nice building
how does energy efficiency of a metal Barndo compare to a traditional stick built house???
We closed cell spray foamed the walls so it’s basically like a yeti cooler in there now.
imagine living in a carport in a hurricane zone
Nassau County, enough said
How did you find the kit and the name please?
How much did the kit cost? And I love that blue color and the windows! ❤
The building and installation included was $34,128. That's what she said at 4 minutes into the video
Yes you are correct!! Thanks for watching 😍
What well contractor did you use ? i would like to call them after getting a much higher price not far from callahan
We used Mumford and Sons out of Callahan!
What company did yall choose for the barndominium? TYI!
We used Kyle Brownfield out of Lake City, FL and his crew.
Do you recommend any lenders? I’m in Florida and haven’t found a lender. We ordered a building but would love to have it wrapped up in a loan including the interior
If you have acreage then I would try Florida Farm Credit. Interest rates are very high on specialty buildings though like a barndo or metal home.
@katieshoda-homesteadrealtor thanks so much! Good luck on your project 😀
How much did you say the land was? And how much land?
This is an excellent question I can address in my next video 😆 Thinking of moving to the country??!!! 😃
I've been looking at doings this in Arizona. I know it's no where near that expensive.
Crazy rediculous fees Florida

So sorry we’re working on some now. We’re paying as we go so we have to work and make money in order to do things. There coming promise. 😊
Where did you get your kit from?

Can you let me know who your architect was? I bought some land in Jacksonville but looking for a reasonable draftman
Yes, we used Ethan at Callahan Drafting. His email is Ethan@scaffbuilders.com

From a contractor in Lake City Florida!
How much per ton was the dirt that you got? That sounds really really high. And weren’t you supposed to put the plumbing in before you do the foundation that needs to be in the ground first. We’re getting ready to build one and that’s what I was told us.
The house plumbing was in before foundation. 😊
I wonder how much could be done on your own for the more handy person and how much it would save. I also wonder...if this is still cheaper than having your typical 1,500- 2,000sq. Ft American home built.
We are doing as much as we can on our own so stay tuned for updated numbers.

I own the land, and looks like I can build the house just not finish the inside yet lol.
Michigan requires you to have the land fully paid off before you can build 😢
The government doesn't fee you, they tax you and unfortunately that was a ridiculous amount on top of the yearly property tax you now get to enjoy for getting "permission" to build on the states land.
😉👍❤️
Thank you 😁
Did you have to get a loan to pay for all of it? Im interested in doing this in the future.
No we did not get a loan as financing a metal building tends to have a very high interest rate.
Yeah, then get FPL to come out and actually get you hooked up in a timely manor.
Luckily, we have Okeefenokee electric. They so far have been great to work with.
