    Five years ago I built a 40' X 60' X 16' high pole building with (3) large over head doors and a full second story walk in loft with stairway to access, full concrete floor, and roof trusses on 24" centers due to the loft, and it was $60K. This past year I built a 32' X 50' X 16' high with no second story loft, roof trusses on 48" centers, concrete floor, and only (1) large over head door and it was $60K (same price). Thats how much labor and material has gone up over that 5 year period. Both built be same contractor.

      I'm converting a barn/warehouse into a livable "barndominium." The bones of the building are great from the slab to the roof, but the cost to renovate is ridiculous. Permits alone will cost me $20K. Bringing electricity to the panel, $15K. Gas, $8K. The original structure is a 30 year old building that I built 35 years ago for $5K. If it weren't for mandatory compliance with state and local authorities, this renovation would be affordable and easy. They want blood.

It cost me $9000 just to relocate a utility pole 15 feet so I could put a decent drive way in. Its like the govt complains about money revenues but then they charge so much that it discourages people from wanting to improve or do a new project. Good luck with your project

  • @JPAutoService
    @JPAutoService Před 18 dny +1

    You got a lot of square footage and value for your money even though costs to build have gone through the roof. I would assume you live somewhere without much red tape involved in building like i do. I'm currently building a 40x80x16 with a 10x80 porch and 20x40 apron/approach. My concrete is being poured tomorrow, 6 inches everywhere at a cost of 34k, which is pretty painful but actually quite a good deal here. The building itself was 70k, but that includes premium black windows and doors ($4k more than white) and the 24x40 loft. The single 14x14 black commercial insulated door with windows and heavy duty opener is 7k itself. Excavation was 13k. I pre-plumbed it myself for a 12x16 bathroom over the weekend for under $600. The costs just keep adding up. It's going to be 26k to have the builder insulate and put metal walls in the 56x40 shop section. Ill probably have at least 5k in having an electrician wire the whole thing. Then, i can get to finishing all 1840 sq ft of living space myself. Once I get to the bathroom ill have to have a 15-20k septic installed. Im going to be eating ramen noodles for the next 10 years to pay for it, but it should be worth it.

I was shocked! I’m gonna try to do the foundation myself if possible to save at least 50% on that. I think too something like this shouldn’t be more than 50k to just putting it up, no offense to construction workers, i appreciate hard labor.

    I know you know this now after having done the build, I always tell my customers the pad needs to be 8' bigger than the footprint of the building. I say, "If I can drive my machine on the pad all the way around the build during construction, you'll be able to comfortably get around the building after construction." I started doin pads in addition to the building because well over half of the pads were not big enough, not square, and/or out of level. All problems when doing a building with concrete.

      I think ~$15k for 6" and 4" combo in a 40x60 plus the porch is a very good deal. Sounds like legacy did you right. $6200 for the dirt work seems high depends on how much fill dirt was brought it. Overall, $65k for everything, not bad.

    The problem is that, even with a detailed breakdown, it'll never be accurate everywhere, or even in the same area over time. Prices are very regional and change constantly. At best, it's only a rough estimate. To truly get an accurate detailed bid, you need to contact the builders in your area...all of them...and get quotes. Be very specific on your requirements and make sure it's an apples to apples comparison. That means you probably need to have your detailed plans before you contact a builder. Even then, the bid is only good for a limited time. So, as interesting as it might be to hear what someone else paid for something, it probably won't be all that accurate in terms of what the price is elsewhere.

      I agree. We were happy with 3 of the 4 that did work. It only takes one for things to go wrong.

    You didnt mention the cost of windows and doors. They dont come with the building material. They are always a additional cost

      @MarquithLegacyAcres  Před 29 dny

      Mine were included with the building material. Seperate libe items, but included in the costs we gave.

      I am a full believer in doing things yourself, but this size project was a little big to do without some help. Next time, I will do the excavating myself, for sure. Thanks for your input.
