We had 2 condos in Ocean City, NJ which has sofa beds. Many complaint! We replaced with very comfortable Murphy Beds, which convert in sofas. No complaints add many 5-star reviews. Our 3rd condo has a queensized mattress with a Dormeo Topper. Excellent results there, too.
One comment I like to make is that I get more responses from the kind of coffee than we do from our coffee maker. It's great to have a dual coffee maker with a French Press on the side but we have freshly roasted Sumatran and Decaf already ground for them. After a week of being ground, coffee loses about 1/3 of the caffeine and flavor. Our coffee wakes them up. Don't stop at the coffee makers. Take the coffee and condiments to the next level.
Roku TV actually has something called “guest mode” in the settings. This allows the guest to select their checkout date and be automatically logged out at that time. ❤
I’m sure y’all know this. But you can put the smart tvs in guest mode and it will log them off on check out day. You can also add a welcome message on the TVs which is cool. You can leave something specific to the guest.
I have been doing one room in my home a few yrs now.. I can't do keyless entry for arrival checkin because how awkward would that be hanging in out and having guest just walk in.. 2 grown sons here also.. but I do offer mouth wash with disposable cups... natural lavender body wash..and I use essential oils for cleaning..and freshening sheets. I also offer a little basket that has a couple organic snacks and single serve snack and a small jar with candies.. Those are my tips!

Will absolutely look into upgrading to the Schlage Encode because of that battery issue and now that I know it integrates with PMOs so I can keep the auto code generation feature that I love. You mentioned you’d provide links to the products? Not seeing that yet…

Heads up, Zinius is involved in a pretty concerning lawsuit. The mattress is made with fiberglass apparently. If you take the cover off, you spread chards of glass all over your room, resulting in expensive clean up costs (removal of carpet, etc). Chards of glass go through the cover after the mattress starts to break down. In either case, people sleeping in Zinius report having glass in their skin, cause severe itching and irritation. Good search Zinius mattress lawsuit.
Thanks for the heads up! We use mattress pads and mattes protectors for each one, so the likelihood of a guest undoing all of that AND the zipper for the mattress is probably pretty low. But good to know!
Other than the 55" or a 65" in the Livingroom, do you suggest placing additional tvs in the bedrooms. We had stayed in a STR in Kissimee, FL. We had a 65" tv in the livingroom, I believe the master BR had a 32" tv. Our sons stayed in the other 2 rooms, but I don't believe there were tvs. My wife said if she had noticed there weren't tvs in the "kids rooms", she probably wouldn't have booked that place. What's your take on that? TV's in each bedroom or no?

Can't you just program the smartlock code to activate at a certain time so they can't walk in just like that?
