Average pricing for rough clean is .10 - .15 per square foot. Final clean .15 - .30 per square foot. Light clean .06 - .12 per square foot. A 3 phases cleaning can be .55 - .57 per square foot. Window pricing can be $5 per pane and up.

Do you by chance know what the average price for the 3 phases is in the Mississippi/Tennessee area?

@@acethegreat the prices listed is where you might start. Every job is different but if you have average pricing it gives you a starting point. You will need to back out expenses, etc. to arrive at your profit percent.

I'm confused. How do you complete a walk through if its need construction? I get bid request all day long for these type of jobs but I'm confused how I'm suppose to bid a bank before seeing the bank? Do the GC's usually have an issue with signing documents like this? Thanks

Drive around the jobsites and find the company that is doing the construction. Usually they will always have a big sign with the company name. Then call or research the company and contact the project manager for that company.

Hello, thank you so much for all the helpful videos you post. I have some questions. I was just contacted by a contractor here in Colorado about doing a bid for a pretty big job doing post construction cleans on a bunch of new apartments and also single family homes for the same company. The contractor asked me to give him a price for 1 Bedroom 2 Bedroom and 3 bedroom units. I have never done a job on this scale. I am so lost on what to charge? He sent me all the floor plans. Is there a way to possibly contact you outside of CZcams? Again thank you so much for all you do.

      Hi Kim,
Is this job in your city?
      What is the travel time?
      How big is the project?
Do you have enough cash reserve to support it until you are paid by the contractor?
Use your production rates from other jobs like this to price this project.
Price out each unit 1 bedroom, 2 bedroom, and 3 bedroom. Do the same for the common area.
Price the windows per pane based on their condition.
On the drawings are you are to do take offs to get square foot measurements of the units and common area?
In most cased the contractor does not send out plans, only drawing which only show you the layout of the building. Most of the time you can't get measurements off of them.
Send an email to webmaster@thejanitorialstore.com giving your contact information and Steve will contact you.
      Hope this helps.

My sister and I have a small cleaning business and we just did a 3000sq ft house, it was a big mess and it took us 2 days. We cleaned windows inside and outside and even got on our hands and knees and scrubbed paint off the floors, we swept porches and cleaned doors on our hands and knees. I worked with the home owner, and charged him $1800 which was divided between my sister and I. Now the home owner is complaining how much I charged him. But that house was a big mess and we cleaned everything even twice. How do I break this down and was this a fair price? The house is in a prominent place.

When you talk about the superintendent, what do you mean by that? Is it like a. State official that has to come and inspect the job you did, or just the general contractor? Also, what’s the best way to obtains a business license, my city doesn’t require a business license, only if I am buying a building for my business (which I am not) so I am curious if I truly need to get a business license or if it would be better to get an LLC?

    • @kobelcofan

Superintendent is another word for foreman. He's the guy from the general contractor that's in charge of supervising that job
