I went on a road-trip in rural Hungary to go look at cheap real estate. I found a house for 16,000 euros with 5,000m2 of land. It's a great plan B for EU passport holders who are entitled to Hungarian residency if they own real estate or sign a lease agreement. The house is located at junction between Hungary, Ukraine, and Slovakia.

The Hungarian highway network was not paid for by the EU. He had his fair share even before we entered. He paid for the renovation of a couple of railway lines because he was in the interest of Western companies.

@@-B_S- It was probably inhabited by old people who died out. The house needs to be completely renovated, from basement to roof. But that makes it cheap. If you want more beautiful and modern, it will cost more. You decide.

@@AZ-rg3rf I'm Hungarian - never been this to village, but I have experience in the same size villages in another area of the country. Based on those, it"s usually safe for foreigners, but if you wanna communicate with the neighbors you have to speak some okayish Hungarian, cus the locals are usually elderly or only know very little English.
@@laurapolner1956 That's good to know. I guess as long as they see an unassuming person who looks friendly, they won't treat him as a threat.
I visited this area a couple weeks ago and I agree that it's just a nice place to be. Even if there would never be systemic issues, it's a cool place to have a summer home to spend some holidays surrounded by peace and nature, and great hiking options. You correctly mentioned that depending on the ethnic breakdown of the specific village, people could be having a vastly different experience just a few kilometers away, so that is something to watch closely. I think people who buy there should be ready to spend some time there on a regular basis though, because you have some obligations like cutting the grass (also if it is not cut passers-by will know the house is empty and you could have issues with people occupying your property or stealing whatever is inside). I actually bought a rural property for a similar price in a different part of Hungary, I think that it's one of the cheapest ways to get some real estate exposure without going into debt. The low price limits the actual downside of such an investment.

About the ethnic background of the village :"I agree with you. I bought a house in a 100 % Hungarian village, we have 3 ethnic families, but the fully integrated. They have 2 children /family, they heard trade, they work, they go to school. And in that village you can sleep with open doors. No robberies, no stealing etc. Zero crime. The next village is the opposite.

Please be aware of the gypsy issue in the area. The prices are cheap for a reason. Hungarians are escaping that region because of them. I grew up in a similar rural area and trust me you do not want to live around them.
I bought a nice home with air con fully renovated in Rackeve 100 m from the water etc. also have 3 properties in budapest now. I also got my citizenship through my dad being hungarian.

@@deepakkhanna7930 things are difficult. You must apply for residency, and you must be self sufficient and have money. You cant take a job from a hungarian citizen. You must buy property in cash no bank loan etc.

I've been looking into Hungary and found this House with 1.2 acres of land for only16K Euro with the Ukrainian border in the back yard. Lot is huge and has fruit and nut trees, and could even work as an off-grid home, but it's in the EU Schengen Zone so maybe not the best option for Americans trying to escape poverty, Americans however might feel comfortable as they are basically paying to run and operate Ukraine. But having state-of the art U.S. bio labs up the road might not make for the best neighbors.

I have lived in Hungary for 34 years-both in various parts of Budapest and in the rural areas.Always take someone with you who like me speaks fluent Hungarian and knows the area or at least can make enquiries with the locals.There is a central registry which shows the ethnic make-up of all towns and villages in Hungary which is a good place to start.
There are many ethnically German towns and villages which are superbly well kept and crime-free.If the village or town is for the most part populated by ethnic Hungarians the you should be ok.If the property-like this one-is extremely rural there will be difficulty with the maintenance whilst you are not there-grass cutting,heating in winter so pipes dont freeze etc.Better to have a key holder who can keep an eye on your property for you just for peace of mind.

You cannot buy in Romania a 90m2, house with central heating, bathroom, 5000m2 of land and dally buss connection. Probably only places totally deserted where your only neighbors would be the wolfs and beers. For some reason rural properties in Eastern Hungary are cheaper. It may be a digital nomad or early retirement option.
They are cheap because they are far away from bigger cities, stores etc. Young Hungarians are leaving these king of places so we have a lot of "dying" villages.
And the Eastern part of Hungary isn't that developed as the Western part, this is a very old problem.

We hear a lot of bear attacks, they are always in the Hungarian news. Is it really that bad? Do you have wolves and bears all over Romania?
If you see such low prices like that there is a reason usually. If i listen to my intuitions its located in a such area where you need to install a lot of surveillance cameras and keep 2-3 dogs and build up as well a secured garage also applied with cameras and magnetic lock, because car is anyway a must have there.
If im a bit less pessimistic i guess the price is low because to commute to the nearest major cities within the borders are 1 hour by car (Debrecen and Nyíregyháza). Before the war at the Ukranian side, Ungvár was just 30mins away from this town. I guess that option is less available now. And still we are not speaking about questions like what is the availability of police, ambulance, firefighters, schools, hardware stores, electricians, gas/water/sewage/electricity experts to fix issues.
Or simply because the owners are in debt and they have to quickly sell the property. The thing why i dont think this is because the grass is not overgrown, and even if the furniture is very old, but its clean, so anyone leves here taking care about their home.

Rural real estate prices have gone up quite a bit in Hungary.
As for being near the Ukranian border, no big impact apart from more business and traffic as Ukraine must now use land borders for trade as air/sea are shut off.
The smuggling tunnels are definitely more monitored now though

most people that have never lived in a small town will quickly go insane and lose their mind from boredom living in a place like this.
What are the average prices of homes in the Hungarian countryside? Are they similar to the home in the video? I'm considering moving there after retirement. I'd be less concerned with having a home there as an investment and more interested in having one as a primary residence for a quiet peaceful retirement. At a low enough price I could afford to renovate a home. I would of course need to learn about what is require to moved there, if US citizens can buy property there, etc.

Keep in mind that the Hungarian countryside has a 1000 faces. Different regions have completely different vibes and opportunities. I`d say for 50-200K you can get a decent house in most places. If you are adventurous you can find cheaper, but be careful to stay away from gypsy enclaves.
I'm not sure how it works for Americans but it's my understanding that Hungarian senior citizens don't pay income taxes and that the normal income tax is a flat tax of15%. Whatever the details for an American I cannot imagine e that it's prohibitive.

Anyone can buy property in Hungary. Non EU people just have an extra step to go through (security approval) which takes 2 months or so and happens in the background. 99.9% get approved.

Find mouth, put money there. If you are not EU national, the quickest way is come as a tourist and buy something. If you want to stay for more than 3 months you need visa, not for vacation, just keep adress abroad. If you don't steel beer from shop nobody will bother you, 90 % sure, just do not make trouble.

Then don’t move to anywhere other than Yemen, Somalia, Afganistan, some areas of Pakistan and the US to some extent. Firearm laws everywhere are very restrictive. Governments want all the firepower for themselves.

If you do not have a criminal record or any major mental health problems, it is a fairly straight-forward process to get a license for ownership of a semi-auto pistol for self defense. This license also also automatically grants you the privilege of carrying that pistol concealed in public.

There is no war here, the truth is that killing and destruction is only going on in the eastern part of Ukraine. It's very far from here. Air raids are a different topic, of course, but they don't shoot here. Of course, no one can see the future.
In Hungary, possession of more powerful firearms is subject to a permit. It is treated very strictly, practically a privilege.
No one can keep an automatic weapon at home, not even soldiers or policemen.
Self-defense weapons can be kept (gas or rubber bullet versions), but these must also be authorized by the police.
Of course, from time to time the weapon also has to be inspected at the designated place....
In public areas, knives and swords with a blade larger than 8 cm can only be carried in a bag or in its own case, not in a belt pocket on clothing.
There is a type of knife that you cannot have at all.
For example, a bowie is already in the bag category.
Gas spray (pepper spray) can be used freely, taser are not allowed.
Maybe there is a change, I'm not up to date, but this is about the situation.
Obviously, the situation is different with illegal objects.
This is not Texas where you can shoot anyone in self defense.
Ok, I know that in the USA the range is very wide, from a complete ban to machine guns. This was just one example of the different practice.
The truth is that you don't really need them.
However, there are places where it can be useful, especially in poorer regions against thieves. You can't be in a constant fight, so you have to use diplomatic solutions, which won't work without knowledge of the language and knowledge of local customs.
16000€ is not expensive. But renovation cost much-much more here. You have 2 options in eastern Hungary:
- got scammed by a bungler
- DIY
And ofc you can find good professionals but they have a pricetag.
These are not only true for Eastern Hungary.

IIRC foreigners can't own agricultural land ("szántóföld"), not even EU citizens. Getting land on lease isn't easy either, even Hungarian farmers are having trouble to find land to borrow. However you can buy a house and the plot it's on like in the video. The plot above is considered construction plot and you're allowed to buy that, but that's too expensive per area for farming. So for hobby farming/gardening it's okay, but not something you can make a living off. You should also look up "tanya". These houses are far from the villages and have even bigger plots, but idk if foreigners can buy it. They are big enough for animal husbandry.
no way bro. In Hungary, if you are not super-super well connected you can't buy farmland for a reasonable price even if you are a citizen of Hungary.
Yes come, yesterday rather than now. In term you can even buy if you're income is mainly from agriculture. Lots of small plots available, as in vacant.

Its not fair that many people here cant afford to buy one , but out of Hungary the salaries are better and they just come and puchasing our land! Of we had the same salary i wouldnt mind. No Hungarian wants to live in that house anymore, so if a foreigner buys it, the owners will get some money and the house probably some renovations (work for local laborers) etc.
