    This seems just to complicated to bother with, and 40 mill bath is 1 million us dollars. For that amout of money i can buy two big appartments in my home coutry of Norway, and let a local company rent them out on my behalf. The income generated from that is about 88.000 THB a month. You can just buy a Thai Elite Visa and rent land in stead, less risk doing that as well :)

    Wouldn't it make sence that foreigners could buy 1 rai of land for residential from only a Thai national land owner and can only on resale sell to a Thai national or transfer to a Thai spouse.

    The Japanese own most of North Queensland Australia so right there shows what happens when outsiders are allowed to buy land.

    My understanding is that the Thailand Board of Investment can still grant land ownership to foreign-owned companies that bring needed technologies into Thailand, such as tier 13 technology (electronic design). Coupled with the Amity treaty provisions - Americans can own 100% of a corporation. Is this still the case? (oh, and your videos are great and informative)

    It really depends on how much money they want to make. It seems that they will have a very tight reigh on what they will let go .if they were to just allow it all to be able to sell the thai people won't be able to own their own land It will send the country into kaos

    To me, this seems to be much ado about nothing. My understanding is that the land purchase is not really land "ownership", as it would be in most western countries. It is more like a lifetime right to use, rather than actual ownership that gives the person full title and control of the land. The foreigner will not be able to buy sell or split the land at their discretion. It won't become part of their estate. Instead, my understanding is that the land will revert to the government and the 40 million baht bond will be refunded to the deceased person's estate.
    Any foreigner wealthy enough to give the Thai government 40 million baht for a non-productive bond that only grants a lifetime land use arrangement already has so many options available to them for investments that it simply will not be that attractive as an investment.

    Does anyone here actually trust this government to uphold foreigner ownership of land? I mean I have heard of foreigners losing citizenship, and granted regaining it later,when governments change here. I perosnally would not feel secure at all putting that much money into such a thing with this government's attitude toward foreigners.

    I see pros and cons. The inability for foreign investors to own Thai property is keeping most foreign investors from investing in Thailand. They want to be able to own their stuff. Investment would benefit the Thai economy by creating financial opportunities for locals that currently don't exist, consequently increasing the standard of living of the Thai people. On the other hand, I certainly understand the opposition. Thailand does not want to become colonized by opening the floodgates and/or push young Thais out of an overpriced market. In the meantime, the IMF will push for the "open borders" policy backed by George Soros and the globalist elite- they want to own everything. In other bad news, I see a repeat of the 1997 Thai currency crisis brewing. This time with other currencies involved as well. You see, the USD is the world's reserve currency and as a result, every other currency is a derivative of the dollar. The 1997 crisis was caused when Thailand unpegged from the dollar and the contagion effect caused a worldwide financial crisis. Also consider that the dollar is currently being devalued in order to inflate away US government debt. Being derivatives of and floating against the dollar, other currencies will lose value faster. The dollar will be the last fiat currency to fail since it is the reserve currency. This is why you see the dollar gaining strength against other currencies including the baht. The dollar is not gaining in purchasing power; its losing purchasing power. Its just that comparatively, other currencies are losing purchasing power at a faster rate (search "Brent Johnson's Dollar Milkshake Theory"). When the baht crashes, look for the IMF to usher in a central bank currency (CBDC), but with stipulations. They are already making demands on Thai banking. The IMF will say "You want to borrow money to keep your people from starving, then open the boarders." Hopefully, Thai officials will get in front of this. If foreign land ownership is to become a reality, then I would hope Thailand would set limits on ownership by country of origin. Right now, midwesterners in the US are steaming mad over the incredibly large amount of midwestern farmland being bought up by Chinese investors; its become a hot political topic to be voted on in next Tuesday's midterm elections. If Thai officials sit on this trend, they won't be able to pacify the IMF by showing an incremental increase in open borders policy. They won't have bargaining leverage. The IMF will demand Thailand be opened immediately, causing the Chinese to own Thailand too. For God and/or Budda's sake people- buy gold, silver, and bitcoin!
