    You should list the fees, Hoa, CDDs etc. they cost more than the condo
    Plus a lot don’t take any animals.

      Hi AM s thank you for your feedback . If you see a comparable unit that was posted recently, you will see association fee is $315 a month . It doesn’t allow pets but you will see lots of residents walking g their pets mornings and evenings because they are emotional support pets.

      Yes and it' not a co-op but a condo and it's 24/7 guard- gated community, which is rare at this price.

    $135K, but what are the HOA/condo fees? Usually, they are low for a reason.

      Hi Toby, yes you are correct. For the one bedroom units the condo fees are approx. $303 a month. The board members don't want to raise the condo fees so they have assessments for major repairs. Currently there is a special assessment of $751.10 ( charge for the one bedroom units) that can be spread out in 3 payments. These funds are to comply the Engineered Life Safety Plan, that is requirement pert the Fire Dept. Thank you for your inquiry.

      Yes @G FG , that's for sure. Definitely, when you compare Miami or Fort Lauderdale to the the Tampa area for example, the price points are much more competitive in Central Florida. I will be expanding to that area as it is offering more competitive pricing and there are more areas that are higher in elevation - which is better for flooding from hurricanes.

    high rise condos usually have special assessments and some can be very painful like 10k or even more

      Hi @Julia Gulielmi-Mollica Flooding is certainly an issue in all of Florida. This unit is on the west side of US1 so not as vulnerable as those on the barrier island. There are precautions buyers should take before buying a home.       Living by the beaches nice but the insurance by the beach is awesome think twice before you buy and insurance is known to drop you

    Peggy does Pompano beach get plagued with college kids? We are looking and I want to be close to all the action and close to the beach or on the beach. How is Sunny Isles Beach? I like the under $150k price range.

      Hi Tee, When you say "plagued "I think you mean how Miami Beach and Fort Lauderdale have a lot of young people arriving during spring break. The answer is no. Regarding Sunny Isles, there is nothing even close to being under $150k. Sunny Isles is in Miami Dade County and Pompano Beach is in Broward County just one city away from Palm Beach County. You will need to look at older properties if you want to be near the beach and better chances to look further north - if you want to stay on the East Coast of Florida. Of course, not all cities ( on the east coast) further north will be in this range.

    Any one have a suggestion I want to relocate to South West Gulf Coast of Florida anywhere from the area of St Petersburg to Cape Coral and I know I can't afford to live near the beach but what towns or cities are safe and are more inland but are still close enough that I can drive to the beach with in 25 to 35 minutes?

      Thank you for your inquiry. You can get a 2 bedroom condo on the sand or near the beach in a building that was built in the 1960's and 1970's for under $500K. Although these units may have luxury updates, some have common laundry facilities. For luxury ( newer) units across from the Pompano beach, say built in 2008, the lowest priced for a 2 bedroom in a luxury complex is listed today for $1.150M. I hope this helps.

      Hi Mike, you would have to call the island club association office for the individual building . Each has its own association. This is an old video from pre-covid times and prices have gone up. The big issue will be future assessments to bring these older bldgs up to code .

    The closer you are to the beach, the higher the HOAs, most likey over $500 a month.

      Yes @Newkirk and with more amenities, manned- gated complexes, and newer properties - the fees go up. If association fees are too low, then you need to be careful that the complex is well funded with enough reserves. These days, it's not uncommon for complexes to be underfunded.

      Deerfield Beach, which borders Palm Beach county has affordable condos near or on the beach compared to other coastal cities in Broward County. For the luxury market, there are a handful of properties that are new. Overall the cost of living is much less than neighboring Pompano Beach with a median price of nearly $184K for a single family home. However, there are beautiful homes ( 3-5 bedrooms) from $1.2M to nearly $4M. Overall most of the homes for sale were built in the 60's-80's. A resident can enjoy a lower cost of living while be nearby the cultural attractions of nearby cities from Boca Raton to Fort Lauderdale.

      Hi Dat Nguyen, That unit's association fees were $303 a month and included water, along with maintenance of common areas. In addition, it is a 24/7 guard- gated community. The fees include maintenance of the swimming pool(s) fitness area, outdoor barbecue and seating area, recreation center ( pool table & card room) . I will have another one bedroom unit for sale with nice upgrades coming in a couple of months. Currently there is a one bedroom for sale in this building.     Then... the government printed a ton of money to solve a pandemic ( because you cure illness with free money ), everybody got to work from home, and that was the end of cheap Florida. Nice of you to try to help those at the lower end of the price range, but that game is over for while I think.
