More and more buyers are looking for no HOA’s and like you , see buying land and building as an alternative. However, buying land and constructing a home could mean no HOA but also no water, sewer or internet services. It’s very doable but many home buyers don’t feel comfortable.

I can understand what you’re saying. Where there is one home with poly b, you will find the whole subdivision has it. The prices reflect that unless as I have found, it is not made transparent.

Hi Ari, Thank you for your inquiry. We are more resilient here in Tampa Bay. If buyers can act quickly, they can pay less now than later, since demand is still strong and supply is low. It is still a sellers market but buyers have more favorable options than before, and the market is slowing down and in some areas it is almost a balanced market .If a buyer plans to live in the property for four years at least then I would say definitively.

Thank you for your feedback Melo. I appreciate it. To give you some specific info, I looked a recent sales (past 90 days) in Lakeland. The average sale price for a 3 bed 2 bath home was $310K. For a 4 bed2 bath home, it was $349K and for a 5 bed 3 bath home, it went up to $420K. Home prices continue to rise. In November, single-family home prices went up 15.9% from last year to a median price of $337,900 ( this includes all-size single-family homes)

Hi Mike, you would have to call the island club association office for the individual building . Each has its own association. This is an old video from pre-covid times and prices have gone up. The big issue will be future assessments to bring these older bldgs up to code .

Hi Veronica. As you guessed those prices are no longer. If you do find condos for sale on the beach or close by make sure to check the assessments or maintenance issues to confirm a low priced condo is just that.
