    Right now, I would never put down my hard -earned cash on a mobile home in Florida unless the park was resident owned. Every week I read about a horror story whereby a corporation purchases a park and either raises the lot rents exorbitantly or evicts the resident to build on that land.

      That is a popular news story. It does happen occasionally and is a consideration when picking a park. Choosing a park owned & managed by one of the larger REITs is a strategy to minimize that risk. Resident owned parks have some risk as well. What the news never prints, and likely never will, are the stories of the hundreds of thousands that enjoy every day of their life in MH land-lease parks here in Florida. It's not the right choice for everyone, no choice is. That's why I've started my MH New Buyers class - to educate folks on the choices available. Armed with that knowledge, you can make a choice that fulfills your dream and meets your needs.

    Im not 55 yet. However, in planning for retirement, I appreciate all your hard work in putting together your content. Sorry to see harsh comments because of community fees/rents.     Wow, that was really a fabulous one in truly move in condition. Like you could just move right in and not feel like you had to do at least some cosmetics. I hope I would be able to find one as nice as this for this price when we finally decide to make the move!

    Thanks, Russ, for another fun and informative video! Beautiful home, but I prefer the lannai to be placed out back, so the living room is light and airy and has an unobstructed view of the street. I personally love a community with a lot of rules. I agree that the parks that inforce the rules look much neater and visually pleasing. I love how you continue to remind us all that you show a wide variety of manufactured living situations, and of course, one size does not fit all. Choices!

You are bound to like some more than others and who wants a world where we all like the same thing? There are a few who seem to believe they have all the right decisions for everyone else but usually, upon closer examination, I find those are often folks who have made some pretty crappy decisions themselves. 🙄

    It looks pleasant enough. I would want minimal amenities - emergency and doctor travel service, check on residents every several days in case someone fell - along with yard work and trash service. That's about it for a lower monthly fee.

    I recently moved into a gated community that I knew had a lot of rules, which I had no problems with. Unfortunately, nobody enforces the rules. And like a bunch of little kids everybody starts doing what they want to do because other people do them.

      Is it a land-lease community? There are signs I teach my students to look for before they buy. Most buyers don't catch these as they are too busy looking at the clubhouse and the pool on their sales tour. Knowing what you know now, would you have made a different choice?

      Rule of thumb: you always want to own the land! The land owner can impose too many restrictions otherwise.

    Definitely a nice home but $12000 a year for rent? You would be better off to buy a home. Your taxes would be thousands less. Even with the amenities I don’t think it is a smart buy. Please, if I’m missing something here let me know.

      We each have our unique set of financial resources and ideas of how we wish to spend our golden years. I think you have identified where this option doesn't meet your wants and needs. That's great! Glad we can be of service. But for tens of thousands who can afford these communities, it has proven to be a choice that matches their financial goals, financial resources, and desired lifestyle. I have a friend with over a million dollars in liquid assets who lives in a house that hasn't changed (same carpets, same half remodeled kitchen, same 200 things that need updating) in the thirty years I have known him. Nor does he want to spend the money to do so. We all have different values and different goals.

      I just spoke with my agent while researching this topic for my MH New Home Buyers course. She says some carriers are tightening up on what year homes they will insure and also rates in some areas have increased more than others. But insurance is readily available. I haven't compared it to other parts of the country but I imagine it's pricier than benign states like North Dakota, as an example. Living in paradise can be more expensive and certainly isn't for everyone. My insurance on a 1986 MH roughly 5 miles from the ocean is a little over $2K and went up about 5% when I renewed it in Sept. Seemed pretty reasonable to me.

    No way for me. Never living where there is a HOA. Too many complaints plus you are paying them to tell you how to live. I get the concept to keep the neighborhood looking nice but I live in a house in Palm Coast Florida and we don't have a HOA but the city has drivers that go around to enforce and keep the neighborhood looking nice. You get a warning on your door and then fined if you don't fix it.

      Glad you have a home that meets your needs. Community living is not for everyone. Hopefully the city doesn't hire anyone too overbearing. When I first moved into my current home I did a lot of remodelling. The park manager was fine with my temporary setup of construction tools in my driveway but one neighbor didn't like her naps being disturbed so instead of contacting me to work something out she called the county. They sent an inspector who threatened to fine the park owner if I didn't cease and completely remove everything, even the battery charger for my golf cart, from my carport. It took a few calls to her supervisor before sanity and reason prevailed. So it's not as much just having an HOA - it's more about having reasonable people in positions of responsibility.

    Regular homes or even Mobile homes, want to research what is going on in Florida USA, re: a feature we’re primarily interested in, i.e., privacy fences. Lots of reg. Homes (not mobile) are nice, but, those homes are a little too close to not have any privacy fences - quality of life issue for us. Have to inquire, our of curiosity, like in the Villages, believe we see occasional natural privacy fences, a greenery privacy fence. What’s going on down there? But, thank you for the video.

    Manufactured homes are not affordable options . For seniors on SS The Home might be reasonable, but almost 10,000 + a year for rent.

      They are more affordable than many options and there are communities with lower and higher lot rents. You are right, there is very little other than subsidized housing that is affordable to a senior that has to rely solely on SS for income. Unless you have the capital to buy into a Resident Owned Community.

      @@CyndiOyea I imagine they will go up, as has everything else in the last two years. Mine actually went down this year. It won't affect me near as much as the increased costs at the pump, at the grocery store, and at the pharmacy. Since far more damage, in the last hurricane, was done to high end homes on or very near the water; prices where most manufactured housing communities are may remain similar.

    Lot rents are getting so high in 55 and over parks! The park we have cheap owner who ups the rent every year, he also adds new rules that cost owners money. Example….the over sized trees he had planted er years ago are now too big, and are not an asset during hurricane season. He’s made lot rents and home owners are not expected to maintain the trees….. the estimates to remove the 2 in our back yard was $2,500 each but doesn’t include stump removal!!!! We are seniors not millionaires! Be sure to read the park rules… read it twice!

      I can't see any evidence of that. Park occupancies run 94-98% and almost all parks I visit have a very small percentage of homes for sale. I will say a couple park owners are killing their parks with very high increases to new buyers and in those the For Sale signs are everywhere. We talk about mitigating that risk in my Manufactured Home Buyer program. As for HOAs, visit a few parks. Those with HOAs are much more pleasing in appearance and places I would rather live. But, if no rules is your lifestyle, I have visited plenty of manufactured home neighborhoods where that is the case. Just remember the same goes for your neighbors.

      The thing to look for is the term used for animals that are prohibited. Most communities that are managed prohibit "aggressive breeds" which is a list commonly used in the insurance industry and includes German Shepherds.       prohibit "dangerous dogs". There are legal definitions cited but it does not distinguish by breed but rather by reported and documented bad behavior. Unfortunately there is no central repository for pet policy and they can change at any time so you must research communities individually.

    I have lived in Florida since 1959 and I wouldn't live in a manufactured home in Florida unless there was an included spacious and comfortable bunker close by to escape to when HURRICANES or tornado's threaten, as well as "hurricane safe" storage for my stuff I wouldn't want to become blown away in a storm.

      You might consider moving to another state. There were far more luxury homes costing many times what a manufactured home costs that were destroyed or severely damaged in Ian. Conversely, there are hundreds of thousands of mobile and manufactured homes standing since the 80s and long before that have weathered every hurricane thrown at them. Not much survives a direct hit by a CAT4-5 hurricane although a strong bunker has a good chance. Around where I live they call them hurricane shelters.

      There are some parks that allow large dogs. Most rentals in parks are by the homeowner. These are usually booked by past renters or those with friends in the park and access to local bulletin boards or Facebook groups. Some agencies list rentals and some may be found through Facebook groups. Try ELS, Cove Communities, or Google something like "Rental mobile homes (add area of interest)"

    Lot tent at 985.00 per month or 11,820.00 per year, with taxes in July of 150.00 plus 9.00 a month for garbage = 11,979.00, PLEASE. You don't own the land & the MH depreciates, you'll never reap your investment

    Not owning the land is always a killer for me. You want to own the land. You can get similar deals to this, even when you own the land, but you gotta know where to look. Don't look in those glitzy, pricey areas.

The idea is to present enough information that you can know the alternatives and make an informed decision. Glad we can help you in that regard. You are right, you can find good deals on manufactured and mobile homes in rural areas on their own lots in unregulated subdivisions if that's what you want in a retirement home and community.

      @@cindyireland3394 If you can afford the capital outlay it is a great choice. Be a little investigative of CoOps though. Recently we have seen an increase in the number of them being sold to investors. You may reap a nice profit (that's good, right?) but the community will forever change and you will be at the mercy of those investors regarding rents.

    LOL.....985 a month ??? With the average social security check being around 1500. a single retired person has not much left over to live. Corporate greed is why these lot rents are exploding and there is no end in sight. Also, the higher the lot rent goes up..the lower the worth of the trailer home goes down. Nobody talks about that. Putting a trailer next to a conventional home that is over priced in a real estate bubble looks like a bargain but with the financial factors I have mentioned....it is not.

      First, it is a common belief that somehow these communities are supposed to be affordable to a single senior on social security. They once were, I'll grant you that. Short ribs were once so cheap you gave them to your dog. Now I can't afford them at $9/lb. Same with chicken wings. This is not subsidized housing nor is it somehow mandated that you should be able to afford it on $1500/mo. Each community is an offer made by the community owner at a price that is fully disclosed. I agree, if appreciation of the home is a goal in your financial decision, these may not be the best options for you. But for tens of thousands of folks who socked away a little in their working years and have a little capital to spend, the goal is to have fun, be safe, and live comfortably in a nice looking community. They are willing and able to pay a community operator to provide that. There is no one solution that fits all and the only common thread to the many we present on this channel is that manufactured housing can allow you to buy a place in Florida for less $$. We try to provide education that allows each individual (or couple) to decide which option fulfills their dreams and meets their needs.

      And rent on average increases 5-10% per year. If the park gets sold you have 90 days to move the trailer. Crazy to rent a lot. Many out there that you purchase the land with the trailer.

      @@RussellWatsonFMHL you should also explain the difference between a condo and a co op owned lot. You can still get forced out if you own the land in some cases with voting numbers in the bylaws. I recently learned about this. In my opinion a park where you own the land and have a HOA that runs the clubhouse and pool will be your best bet. It will be the same as owning a house in a subdivision and you can buy or sell at your discretion.

      The "bargain" part of this home lies in the remodeling that was done. Were you to buy a similar home and do the upgrades this already has my guess is your budget would run over $100K. Maybe much more this year. The concept behind the video is that you can often buy a much nicer home for not a lot more money if you can find one with recent remodeling.

      Every community has seemingly different rules on skirting. Some let you do whatever you want while others are very specific. This skirting may be what the original installer used or it was used to replace what was there at some point. If it's an item that catches your eye be sure to add it to your checklist when shopping for a home and also be sure to ask what choices the community allows.

    $985 a month after buying the home. Are you kidding me???? No thanks. Cheaper to stay in the upper midwest with gorgeous trees in our paid off mobile home with a 2 car garage on 1/2 acre, two doors from a huge (real) lake and no neighbors across the street!
