It's a different builder on the home, but you are otherwise correct. The building supplier has not given me all the materials needed to start construction, and the builder of the garage doesn't want to start until everything is there, as these steel buildings do go up pretty quickly!

It didn't look like 100% of even the framing to me ... I suspect he may not get the rest .. when companies start demanding money for goods that they can't supply, it is usually a sign they are in cash flow trouble.

Tyler, you NEVER pay in full for jobs like this! You pay 25% to start, 25% once all the materials are delivered and construction starts, 25% half way through, and 25% at sign-off, once they've fixed everything and you're happy. They will push you to pay that last 25% early, but you NEVER DO, you drag it out until it's 100% perfect! Because the moment you pay them you go to the bottom of the priority list.

A letter from your lawyer to the metal building manufacturer might help. Shocking that they would demand full payment to deliver a portion of the building. You need to tell us the name of the company so no one else gets ripped off.
Tough break on the building. Hope it works out. When a company demands full payment like that and doesn’t leave the goods, there’s a strong chance they’re having financial issue and couldn’t get the materials.

Good point - especially at year end; never a good sign. Whenever anyone hustles you for funds immediately like that its a HUGE red flag. Its also the time you hold the payment and work out the final deliverables and timetable in writing. It could be innocent. Perhaps they are used to working with professional contractors and made assumptions that are the norm but its really dumb to pull that stunt. I note Hoovie did not name the company - too bad. Naming them might put a fire under their butts.
A classic move to make you pay in full and deliver almost nothing. This way the customer acts as a zero interest rate bank. In the meantime that money is used to pay bills on other things and then after months of waiting, maybe, they will continue this job. But they have no interest of doing so if they already got paid. And sometimes these companies go under and then it’s game over.

I'm glad you are keeping the bulk of the original buildings etc. Those old barns and farmhouses are becoming more uncommon, people buy farmland including original homestead and then just let the buildings rot away,shame. I hope he doesn't have to knock down a wall to get access to that great room. The house already seems heavily modified, at least in terms of the roof and stuff. My grandma's house is 1905 and it still has its original slate roof. They are adding a master bedroom out back on the first floor and they will only have to take out one window, the wood should all be able to stay.
Kudos to you for not calling out the supplier of the building…yet. That being said things sound shady with them especially since they did NOT deliver everything when paid in full. To me it’s a breach of contract. Perhaps when they realize the mouthpiece in your possession they will come to there senses, all others should be forewarned of this company’s practice.

I would have already had my lawyer contact them demanding the onsite materials be removed due to corrosion because of their delivery delays. Demanding full payment before only 1/3 to 1/2 of the building had been delivered is a shady as shit tactic. If Tyler had a man there to unload the materials, I would have simply told him to go ahead and unload it, and once they have ALL the materials on site, then they get the remainder of their money. Otherwise it looks a whole hell of a lot like the building manufacturer is pulling a scam or ponzi scheme.

I bought a Morton Building. I had to wait 6 months for them to deliver the building. But once it arrived they had it assembled in just over a week. They didn't even ask for payment until later that month. They did an excellent job.
Morton buildings are excellent. I once tried to buy a $125k small home with a 100k+ Morton building but sadly the bank didn’t care much about the building and it wouldn’t appraise anywhere near the amount I needed to borrow. But seeing the quality of that building made me want to own one some day.
My Morton building was erected 14 years ago and everything went smoothly with no hassle. The building still looks perfect 14 years later. If I ever need another shop built it will be a Morton building. When I got quotes from several companies Morton was the highest and I thought there was no way I was getting a Morton, but when I asked the builders for a list of local buildings they erected and went out to look at them the difference in build quality was obvious. Every Morton building looked brand new, even the one that was 25 years old. The rest weren’t even close.

A tip, drill for geothermal heat pump before they start developing propeties around your house. There usually are a maximum of geothermal drill holes in an area.

Years ago I worked for a construction company up in Salina. Delays are the norm sadly. but dont be afraid to be the squeaky wheel to get your insulation and siding delivered. Delays are understandable but lack of communication is not, they could have handled this way better for such an expensive item. I agree though at this point I’d probably say come pick it up and give me a refund. Might be hard though if there was no guarantee date in writing.
Yeah, I'm sure that scares them. These guys have made an art form of screwing their customers, and filing for bankruptcy. As a customer, you are at the very end of the line of creditors. Then opening again as an LLC under a new name a week or so later.

My folks just remodeled their house and it took two architects, two general contractors, and twice the expected timeline. Residential construction is the Wild West.
You need a good project manager. I did a down to the studs gut renovation of a house built in 2008. New everything, systems etc. While this was pre pandemic, I live in Las Vegas to where you have a lot of fly-by-night contractors. Found a superior contractor and working with my project manager got the house done from demo to move in, ten months. We had very few problems.
Sure looks like you have picked the wrong company to do business with, I think a good lawyer is needed here. I was in the pole barn business for many years and never had full payment until the building was finished, I wish you good luck with this mess

I went through this with my metal barn/garage. Building materials were out in the elements for 2 months before the site was even graded. After some frustration it was completed and I have all my cars stored nicely so it’s worth the wait.

Nice dream, to be realized... Hopefully all the obstacles will get worked out soon. As to the pond, lots of those were dug for land drainage & end up silting in. We've been able to use trash pumps & sucking out the soil to a better depth for a pond. Otherwise, the old way was to use a drag line crane, which would probably work better than pumping out & trying to use heavy equipment, depending on the water table... Good luck, & Happy New Year! Life has many dilemmas. If you are a novice builder, it is sometimes best to entrust the construction oversight to someone like an architect, master builder, or construction manager. The alternative is to learn their business and the lessons are never cheap . . .

I usta build these things and i said in your other video on this insulation is often on backorder and is very expensive and generally wont be on site until needed thst along with exterior shealthing that they don't want sitting around and getting dirty snd possibly damaged. Also the dirt snd crud on steal beams will get pressure washed off during assembly and it wont be on there when built

The real problem with the rust that's growing is you may fail inspections. Get some WD40 on the anchor bolts so all you have to do is wipe them down when the rest of the materials come in.

I built a similar building in 2023. Just as wide but not quite as long. Was lied to about foundation costs. Lied to about delivery date of building. Lied to about erection of building. Then electrical contractors wanted three times what it should cost to wire it. Hvac wanted double what it should cost. A complete s&@t show. They see the 10 acres, nice new house, and Jack the prices up. How ever long you think it will take to complete, add four months. Mine is all done now though with lifts, Air system, welders, and three 3 ton Mitsubishi mini splits. It is the envy of those who visit. As I’m sure yours will be. Hang in there Tyler…

Your new chimney on the addition would better match the architecture of your house if you were to taper the left and right sides inward maybe 8 inches or so above the fireplace level. That's the way most were constructed in the 1800's.
Man Tyler, totally understand the frustration. In the process of building a home for my grandparents on our land, paid 1/3 deposit in March which secures a spot in the contractors build queue. Modular home and home was supposed to be on site mid-September so that for about 2 months the builder can have a crew finish it, electric, paint, counters, appliances, HVAC, etc. Home was not brought on-site until mid-October, and then nothing happened for a month. Grandparents are paying $1,100 in storage fees to store their previous house items. Finally builder let us know that they had a lady with a very unfortunate situation that they bumped up her timeline which pushed ours out. This lady paid her deposit a month after we did, but her home she was in burned down. She moved to her second home in Florida but a hurricane destroyed it. So they wanted to take care of her. Totally understandable, but now there is still at least a month of work to do, it's the tail end of hunting season and the guys that are supposed to be finishing the house are on leave hunting. Originally we were promised that they would be moved in by Thanksgiving. Now they will be lucky to move in by the end of February, which will cost us $3,300 in storage expenses beyond what was expected, due to the builder intentionally delaying the build. So frustrated to say the least. But it will get done, just like your build.

They're rained on for months straight before being sent to the site. that's why when you unstrap the lift they go SPROING all over the place. Plus remember, they're 10 to 15 percent water right off the mill. that'll all dry up fine once they seal it up and turn on the heat......

I've had a number of steel buildings put up on different properties, and materials delays are common. The steel building manufacturer gets many components from other subcontractors, so it's a daisy chain of suppliers to get an assembly together and it always seems that the bigger the structure, the more assured the delays.
Many thank for posting the honest and interesting video Hoovie. Normally I am interested in the cars but construction is an area where I have some expertise. As a Chartered Quantity Surveyor from the UK I have spent most of the last 40 years dealing with contractors and writing construction contracts up to £750M. Although your project is quite modest in those terms - it is very important to you and I would hate to see you get 'ripped off'. I'm afraid the horse may have bolted - but if there is any advice I can give to you (and anyone else) who are thinking to having building work done then it is - 1. Get a firm price and a building contract that describes the work to be done, states key dates and has a pricing schedule. (There are Standard Forms of Contract in the UK that any decent contractor knows about and would agree to). 2. Make sure the contractor keeps to those dates/prices. 3. Only pay for the work completed (stage payments). If a contractor has such low liquidity that it cannot 'forward fund' from one month to another, then it is not worth dealing with. The above may seem heavy handed and 'contractual' but it has never let me down - even on smaller jobs being carried out on my properies. I hope you don't encounter any further problems - but applying the above steps saved a Client of mine several million pounds when Carillion went bust in 2018.

Love you dude, but you should have provided an escrow account. Right now you should consider sending them a legal letter with a punch-list of conditions. Step 1: review your agreement. Anything they haven’t done should be listed. Step 2: Consider hiring a project manager. They’ll keep your contractors from skipping steps and make sure they finish things to spec. Ask your designer or architect if they’ll do the work. Should cost between $8k-$12k If you need any additional help don’t hesitate to reach out, I’m in commercial operations and development for a mid-cap PERE group. I’ll try and send you an email with more diligence steps. Sounds like you’re getting the run-around from your contractor. I’d definitely start to begin a more threatening tone with them. Hoovie, please, please, please use 2lb closed-cell spray foam insulation for the house addition. It will add to the structural integrity, make the addition super tight, and make it a lot easier to heat and cool. The upfront cost is a bit higher, but it will pay off with cheaper operating costs. That barn will be amazing, too. I don't know if it's worth the cost to spray foam that or not. Personal preference.
I had rare TEXAS snow followed by wind stall my shop building for 3 weeks in the middle of being built, very frustrating experience, I hope they get it set up quick for you!

If 100%payment is demanded for 100% delivery and not 100% of the materials are delivered, Lawyers will likely need to be involved.

it helps to have good drainage as well. That mud pit looks like the lowest point in the area.

If I buy a new car, i’m not paying in full to have a set of tires delivered. This is a classic move, they trick you paying it in full and then deliver something so they can claim that they did what was promised.

Hoovie, make sure the building manufacturer gets his just due and NAME HIM!! THEY KNEW they didnt have the whole building ready to go, but wanted 100% of YOUR money upfront anyway. Your Spidey senses were alive and well when you were given the bum rush of payment in full B4 the truck was unloaded. You know this is true, because someone in the chain honestly TOLD you that there were others that were waiting for insulation ahead of you. I hope it all comes out OK, but they are bending you over right now! Love your place!!

Hoovie, thank you for updating us about the frustrating situation with your building. I truly hope this all comes together for you in January and that you aren’t somehow being taken advantage of by unscrupulous people. Demanding full payment up front, then delivering only those parts you showed us is pathetic. In my opinion, they should only require full payment if they were delivering the full building. I’m sorry you’re going through this and the muddy ground! I definitely agree you need to keep most of your fleet protected and away from the mud. Thanks again for sharing and of course please keep us posted on the progress.

I'm glad you are keeping the bulk of the original buildings etc. Those old barns and farmhouses are becoming more uncommon, people buy farmland including original homestead and then just let the buildings rot away,shame. Good on you for not tearing them down. Should be a really beautiful property once completed . NIce.
I hope he doesn't have to knock down a wall to get access to that great room. The house already seems heavily modified, at least in terms of the roof and stuff. My grandma's house is 1905 and it still has its original slate roof. They are adding a master bedroom out back on the first floor and they will only have to take out one window, the wood should all be able to stay.
Kudos to you for not calling out the supplier of the building…yet. That being said things sound shady with them especially since they did NOT deliver everything when paid in full. To me it’s a breach of contract. Perhaps when they realize the mouthpiece in your possession they will come to there senses, all others should be forewarned of this company’s practice.
I doubt it’s a breach of contract in as much that Hoovie probably signed their one sided purchase order which left him hanging….I may be wrong but I don’t think so.
I would have already had my lawyer contact them demanding the onsite materials be removed due to corrosion because of their delivery delays. Demanding full payment before only 1/3 to 1/2 of the building had been delivered is a shady as shit tactic. If Tyler had a man there to unload the materials, I would have simply told him to go ahead and unload it, and once they have ALL the materials on site, then they get the remainder of their money. Otherwise it looks a whole hell of a lot like the building manufacturer is pulling a scam or ponzi scheme.

probably a ponzi scheme, a lot of manufactures/contractors spend the deposit waaaaay before starting the job and rely on the next guys deposit/balance to even start it.

I bought a Morton Building. I had to wait 6 months for them to deliver the building. But once it arrived they had it assembled in just over a week. They didn't even ask for payment until later that month. They did an excellent job.
Morton buildings are excellent. I once tried to buy a $125k small home with a 100k+ Morton building but sadly the bank didn’t care much about the building and it wouldn’t appraise anywhere near the amount I needed to borrow. But seeing the quality of that building made me want to own one some day.
My Morton building was erected 14 years ago and everything went smoothly with no hassle. The building still looks perfect 14 years later. If I ever need another shop built it will be a Morton building. When I got quotes from several companies Morton was the highest and I thought there was no way I was getting a Morton, but when I asked the builders for a list of local buildings they erected and went out to look at them the difference in build quality was obvious. Every Morton building looked brand new, even the one that was 25 years old. The rest weren’t even close.
That's why I quit being an architect. Dealing with builders and contractors is just too frustrating. Not a single project was finished on time.

A tip, drill for geothermal heat pump before they start developing propeties around your house. There usually are a maximum of geothermal drill holes in an area.

Years ago I worked for a construction company up in Salina. Delays are the norm sadly. but dont be afraid to be the squeaky wheel to get your insulation and siding delivered. Especially since you paid in full. Oh, and as a guy that had a cat named Garak, I fully love that your cat is named Neelix lol

Fun is the antithesis of what building a home normally entails. Many people with deep pockets and lots of patience say they would never do it again.
I would get a full refund and then sue them. They need to criminalize contractors that do things like this.
Delays are understandable but lack of communication is not, they could have handled this way better for such an expensive item. I agree though at this point I’d probably say come pick it up and give me a refund. Might be hard though if there was no guarantee date in writing.
It’s the manufacturer that is the problem. Not the contractor.

These guys have made an art form of screwing their customers, and filing for bankruptcy. As a customer, you are at the very end of the line of creditors.

Hi Hoovie! Just stay on them the squeaky wheel gets the grease! We went through the same process building back in 2020 with the pandemic. I had to constantly stay on the contractors to get our home completed. Thank you for the content!
My folks just remodeled their house and it took two architects, two general contractors, and twice the expected timeline. Residential construction is the Wild West.
To be fair, remodels are far harder to do than all new construction. Not an excuse though
You need a good project manager. I did a down to the studs gut renovation of a house built in 2008. New everything, systems etc. While this was pre pandemic, I live in Las Vegas to where you have a lot of fly-by-night contractors. Found a superior contractor and working with my project manager got the house done from demo to move in, ten months. We had very few problems.
Sure looks like you have picked the wrong company to do business with, I think a good lawyer is needed here. I was in the pole barn business for many years and never had full payment until the building was finished, I wish you good luck with this mess
Yep never heard of the building coming in partial amounts either. They usually send it all at once to avoid extra shipping cost.

I went through this with my metal barn/garage. Building materials were out in the elements for 2 months before the site was even graded. After some frustration it was completed and I have all my cars stored nicely so it’s worth the wait.
Tyler, people only treat you the way you allow them to treat you. Be firm, be direct, be decisive and you will see a dramatic change in how things are handled.

Nice dream, to be realized... Hopefully all the obstacles will get worked out soon. As to the pond, lots of those were dug for land drainage & end up silting in. We've been able to use trash pumps & sucking out the soil to a better depth for a pond. Otherwise, the old way was to use a drag line crane, which would probably work better than pumping out & trying to use heavy equipment, depending on the water table... Good luck, & Happy New Year! Life has many dilemmas. If you are a novice builder, it is sometimes best to entrust the construction oversight to someone like an architect, master builder, or construction manager. The alternative is to learn their business and the lessons are never cheap . . .
Project Management is one of those skills people always forget.

I usta build these things and i said in your other video on this insulation is often on backorder and is very expensive and generally wont be on site until needed thst along with exterior shealthing that they don't want sitting around and getting dirty snd possibly damaged. Also the dirt snd crud on steal beams will get pressure washed off during assembly and it wont be on there when built

NEVER pay ahead of services. This is how SO many people have gotten screwed by contractors.
Been that Hoovie. We built a shop through Cleary and it was supposed to take a month just finished out the punch out list a year and a half later.
The real problem with the rust that's growing is you may fail inspections. Get some WD40 on the anchor bolts so all you have to do is wipe them down when the rest of the materials come in.
That's minimal and normal surface rust. It would take decades for rust damage to progress to the point of inspection failure.

I built a similar building in 2023. Just as wide but not quite as long. Was lied to about foundation costs. Lied to about delivery date of building. Lied to about erection of building. Then electrical contractors wanted three times what it should cost to wire it. Hvac wanted double what it should cost. A complete s&@t show. They see the 10 acres, nice new house, and Jack the prices up. How ever long you think it will take to complete, add four months. Mine is all done now though with lifts, Air system, welders, and three 3 ton Mitsubishi mini splits. It is the envy of those who visit. As I’m sure yours will be. Hang in there Tyler…

Your new chimney on the addition would better match the architecture of your house if you were to taper the left and right sides inward maybe 8 inches or so above the fireplace level. That's the way most were constructed in the 1800's.

Man Tyler, totally understand the frustration. In the process of building a home for my grandparents on our land, paid 1/3 deposit in March which secures a spot in the contractors build queue. Modular home and home was supposed to be on site mid-September so that for about 2 months the builder can have a crew finish it, electric, paint, counters, appliances, HVAC, etc. Home was not brought on-site until mid-October, and then nothing happened for a month. Grandparents are paying $1,100 in storage fees to store their previous house items. Finally builder let us know that they had a lady with a very unfortunate situation that they bumped up her timeline which pushed ours out. This lady paid her deposit a month after we did, but her home she was in burned down. She moved to her second home in Florida but a hurricane destroyed it. So they wanted to take care of her. Totally understandable, but now there is still at least a month of work to do, it's the tail end of hunting season and the guys that are supposed to be finishing the house are on leave hunting. Originally we were promised that they would be moved in by Thanksgiving. Now they will be lucky to move in by the end of February, which will cost us $3,300 in storage expenses beyond what was expected, due to the builder intentionally delaying the build. So frustrated to say the least. But it will get done, just like your build.
Get a fan to dry out those joists, you’re going to get mold/mildew if their just sitting in water.

They're rained on for months straight before being sent to the site. that's why when you unstrap the lift they go SPROING all over the place. Plus remember, they're 10 to 15 percent water right off the mill. that'll all dry up fine once they seal it up and turn on the heat......
If it helps I can tell you insulation is on an allocation and not as readily available as usual due to some plant shutdowns.

It sadly sounds like a unfortunate bad unethical contractor. It takes several solid referrals to find & trust a good contractor.

I've had a number of steel buildings put up on different properties, and materials delays are common. The steel building manufacturer gets many components from other subcontractors, so it's a daisy chain of suppliers to get an assembly together and it always seems that the bigger the structure, the more assured the delays.

Many thank for posting the honest and interesting video Hoovie. Normally I am interested in the cars but construction is an area where I have some expertise. As a Chartered Quantity Surveyor from the UK I have spent most of the last 40 years dealing with contractors and writing construction contracts up to £750M. Although your project is quite modest in those terms - it is very important to you and I would hate to see you get 'ripped off'. I'm afraid the horse may have bolted - but if there is any advice I can give to you (and anyone else) who are thinking to having building work done then it is - 1. Get a firm price and a building contract that describes the work to be done, states key dates and has a pricing schedule. (There are Standard Forms of Contract in the UK that any decent contractor knows about and would agree to). 2. Make sure the contractor keeps to those dates/prices. 3. Only pay for the work completed (stage payments). If a contractor has such low liquidity that it cannot 'forward fund' from one month to another, then it is not worth dealing with.
The above may seem heavy handed and 'contractual' but it has never let me down - even on smaller jobs being carried out on my properies. I hope you don't encounter any further problems - but applying the above steps saved a Client of mine several million pounds when Carillion went bust in 2018.

Love you dude, but you should have provided an escrow account. Right now you should consider sending them a legal letter with a punch-list of conditions.
Step 1: review your agreement. Anything they haven’t done should be listed.
Step 2: Consider hiring a project manager. They’ll keep your contractors from skipping steps and make sure they finish things to spec. Ask your designer or architect if they’ll do the work. Should cost between $8k-$12k
If you need any additional help don’t hesitate to reach out, I’m in commercial operations and development for a mid-cap PERE group. I’ll try and send you an email with more diligence steps.
Sounds like you’re getting the run-around from your contractor. I’d definitely start to begin a more threatening tone with them.

Hoovie, please, please, please use 2lb closed-cell spray foam insulation for the house addition. It will add to the structural integrity, make the addition super tight, and make it a lot easier to heat and cool. The upfront cost is a bit higher, but it will pay off with cheaper operating costs.
That barn will be amazing, too. I don't know if it's worth the cost to spray foam that or not. Personal preference.

I had rare TEXAS snow followed by wind stall my shop building for 3 weeks in the middle of being built, very frustrating experience, I hope they get it set up quick for you!
