BE SURE THE INSPECTION REPORT REPAIRS ARE MADE. Soffit vents, broken faucet, and NO ingress to fix it. Make sure the appliances work. Pull out the stove draw, we had grease so thick it took scraping and Oven Cleaner to get rid of it. Check the size of the Hot Water Tank. Termite inspection is done. Toilets work right. Light switches are put in properly, half of ours were backward. NO HOA. Land quality checked. Fuse box the right size. How old is the Roof? FIXED MORTAGE ONLY. Check the Crime report, who your State/Fed congress critters are. School quality too.
Also check for tree roots in pipes. That’s a major and costly concern
@@StephanieCarp-pq5gm Tree health, how close to house or power lines. Oaks are not ideal. We've taken out 2 rotted, and #3 needs to go. Outside storage shed space or existing, for lawn equipment. Septic system or city system. If you plan on a garden PH of soil. I put knock-out roses around the windows. Especially the front. A good camera/ motion light system. A Basement is great for a studio/crafting area and storage, attic big temperature difference, which is better than a slab house.

@@StephanieCarp-pq5gm I didn't have front trees, I ordered 2 small Crepe Myrtles, they bloom later, and this way a late frost won't affect them. Peony bush. The Deep South is hard on anything that grows. But I'll take my Freedom over a Blue state anyday.
I'd wait. Prices are outrageous. If prices are still like this in a year or two, you might as well buy then, but it may all blow up before then - if so, you'll be glad you waited.

They say the prices of homes will drop. They may be right. But what I am learning is (1) real estate taxes are increasing double digits, (2) home Depot and Lowe's Home Improvement and stores like these two are having both shortages and stock inventory issues, and (3) the costs to repair the house is very expensive.

Good luck with your house hunting! Be sure to get your house inspected. If there is anything wrong with the house, make sure the previous owner has the problems repaired.

Kings Island, my happy place, rode The Beast in its first week of operation, and countless times with my sons at KI!! Watched the movie Jaws with my youngest son at the waterpark, EPIC!!
Hope you both are doing great! Would love to hang out with you 2! You both are so nice! My family looked for houses in 2018, every time someone snatched them up! Hubby was looking at work online for houses and found one! Contacted our great realtor and saw it the next day. There were other offers, but my mom who was a realtor and my uncle always advised the potential buyer to bid $3000 over (maybe more) and they accepted our offer! Hubby is a veteran, and so was the seller. They were great. You may have to put in bids over the asking price! We are in the country on a dirt road, and we love it! We have chickens and turkeys, my dream! We have just 10 acres, but it is alot better than where we lived. It all turned commercial and we just sold our property last year. It took so long! Good luck in finding a house, not to close to neighbors tho! Lol!

I loved this video....not able to do amusement parks anymore, so this was fun. It was neat to see so many come up and say hello to you as well. I would never have gone on that twisty roller coaster, not even in the couple of years I did ride on the roller coasters. Homes right now are too expensive here. My son's cheaper home is $375,000. in Amelia Ohio. Passed the inspection to beat out another couple. They got the house..Within 1 yr they had to have aan electrician , the ac died, the awning over the patio stopped working, new hot water heater,. He bought a hot tub and the wiring went out. Watsons sent out someone to fix it..He also had a couple more things go wrong this yr..The house is now 11 yrs old.Get an inspection.

Make sure you’re prepared financially to be a homeowner. It’s so much more than payments. Upkeep, repairs are on you now. Emergency funds are of utmost importance especially nowadays
Nice day for it, Danno. I started at 50+ with nothing and struggled to get back on the property ladder, but a couple of years and hard work, but it was worth it. Good luck. I find value in the "walk n' talk" episodes. The videos, are presented in such a way, that (in my opunion), make us feel as if we are walking along with Danno and Jess. The narration keeps my interest. It is what I enjoy about other shows, such as Rick Steves on PBS, the travel writer. And also, my other favorite, HUELL HOWSER from Califonia Public Television, and his episodes on visiting local places of interest. Great job, Danno and Jess.

I would wait to buy a house til after the elections. Interest rates are through the roof right now. Just my opinion. Keep saving up and enjoy the home in the coming year.
IDK some say wait and others say no. Interest rates are through the roof and they could get worse. But then again it could get better and you can refinance. I have excellent credit and they wanted 7.1%. I would of paid for the house 3 times over. I went ahead and paid for it outright. I know most can't do that but I would at least make double payments while you can. Watch the inspectors. We had two. One with city inspectors and one with FHA. They both missed things. Big things. Previous owners lied on things they knew about. I've had repairmen shake their heads that it passed all their inspections. So get a independent inspector. It may cost you but it would be less than the repairs.

Housing prices are not really going to drop in Cincinnati. I am closing on what I intend to be our forever home downsize tomorrow morning and I got it on a tip before it hit the market. It’s probably worth considering that. I think it’s very cool you like meeting viewers of the channel! I recognized you and Jess a couple months ago at a westside Kroger on a Sunday afternoon. I know Jess is not as outgoing as you are but I did see her smile. 😊
First off, did the rollercoaster get running again or did they have to walk off? That would be my biggest fear, getting stuck on a ride. It was fun seeing the teenage boys come up and say Hey Danno. I was wondering if you had your name on your shirt😂...just kidding. It must make you feel good to get recognized when out and about, people really do watch and appreciate your hard work, putting your channel up. Great video

IMO, don't move to Tennessee, they tax everything except income, roads are poor condition, one of highest State sales tax in the Country, my car insurance went up around 100.00 a month this year when I had to move back for my work from Arizona... everyone's situation is different..to each is own... the only thing I like about TN is Publix.

You can go online and find a list of people in any given area that have been arrested for harming children. Not something anyone wants to think about, but it's good that it's accessible. Was pretty horrified to find out my next-door neighbor was on that list.

Owning your own home is priceless. Look out of your area with particular attention to taxes. Foreclosures and fixer uppers are options. Find a cheap home you can foresee paying off soon. You don’t want to carry debt. Possibly owner financed win win to avoid the bank. Maybe you could buy with income 2 family. Down side is caring for the expenses of owning may impact spending on recreation and trips. Everyone’s priorities are different.

Seems like the rides break down more often...my son just got walked off that ride couple weeks ago. But they were on the top of the Holland had to be walked down an hour later ...it was 95° that day😮😢
