1) Conduct a zoning analysis on a parcel of land
2) Take that zoning analysis and build a financial model
3) Look at the pro forma NOI. The aim point is a DSCR of 1.25

@@TyWerks It really varies city to city versus state to state. That said, a few great tax free states to invest in include Florida, Texas, and Tennessee.

I hope they don't move on Affirmation Tower unless its residential. Office space in NYC is largely unoccupied so, many developers and banks are on the brink of economic collapse.

Despite the economic downturn , I'm having the best time of my life financially . Earning over 83k dollar in the last 2months with an investment of 19k dollars Money can be made even in a bear market.
You are right but the market is profiting if you are using really a good broker or account manager to help out with trades or provide signals

"Affordable" housing is a buzzword that developers use to garner support from the black community. But in order to cashflow, these large development projects must attract market rates for every door 🚪. That means most of the units (if not all) will remain unaffordable by the current demographic. That's when you begin to see a large influx of new people with more money who will change the local demographic. That's not really what black people need. We need to work to control our local economy. Not knocking this man, but he needs to be more transparent.
@J Jordan I'm saying the term "Affordable" is used as a buzzword when communicating to the black community. It's no different than saying "Minority Assistance" or "Urban Development". In actuality, no these units are not affordable for the black community. They are aren't even affordable for the white community or Hispanic community. They target the international community who move here and are given business funding to turnover the historic demographic of the community. These developers are attracted to the huge returns they get by buying cheap properties in poor sections of the city and raising the value of the surrounding properties by bringing in big box businesses and shopping centers.
Can you come to Baltimore city and build affordable housing for men and women on child support we got dreams too - working at a Walmart or a Royal Farms for example
I wouldn't worry about running out of data because that just means that we can focus more on understanding that Data. Which is way more important and useful.

As a day trader myself, I've found that the biggest payoff isn't the stuff, but the time and flexibility of life choices. I've also found that you become more of a realist when you invest since have to always discipline yourself to not be deceived by your own biases. Having an expert to guide regardless of the outcome is more important than trading by yourself- I agree vehemently that with John Adams your investment winning rate will increase
I am trying to teach myself to be a trader right now. I resonated with so much that you said here. I have been trying different trading avenues off and on the last few years. It was really a great encouragement to hear that you have been though all of the stuff I have been going through. Thanks for this comment and video!
Awesome man! Have fun with the journey and focus on the process vs just day to day P&L. Make sure your trading method resembles a business plan you have a contingency and routine for everything.
