    A few questions and points I wanted to discuss
    1. Every broker I talk is interested in selling whatever inventory or projects he deals in (commercial/residential). I have personally seen brokers/real estate consultants providing misleading information, factual inaccuracies and just plain over inflating prices. How should a buyer avoid such people? Please make a video on this. I have seen projects in Gurgaon which are being sold solely by creating a hype when on ground they might be the worst projects.
    2. Can you explain how real estate prices are determined or what forces move it up or down? Why did plot prices suddenly rise up so much when they were stagnant for past few years (you might have discussed this). But I fail to understand who is determining these prices. Is this market manipulation by big independent builders and brokers? Or easy to park money in real estate?
    3. There is oversupply of even residential apartments in Gurgaon. Some of the projects have not seen prices match the launch offer prices (hint: New Gurgaon, near toll). What is the cause of this huge unsold inventory if the value is under-appreciated? Limited demand?
    4. Why are there so many builder floors being built in Gurgaon when apartments offer so much better lifestyle and value? What do these builder provide that they are able to sell these floors?
    5. How are some of the worst builders able to continuously build and sell? Saw an earlier project by a builder where the ceiling in apartments is literally falling and still they have managed to sell a new project. Are buyers not doing any research? I am bewildered by lack of awareness among the end users.

    I have a shop in Gurgaon extension road in EMMAR project, i too agree with you sir that commercial is in over supply, first never ever buy Emmar product in commercial, they just sell and run, property as such a doomed asset class so no investment ideas in property ,forget commercial , it is so difficult to rent out , so huge maintenance and no appreciation for years,thx for enlightment

    Need clarity on the following :-
    1) What would happen to the extensive unsold residential inventory that exists over and above the new residential projects that are coming up?
    2) If residential is the way to go then eventually commercial would benefit with the huge influx of ppl buying residential, they would need recreational places of shopping and eating,
    3) DDJY floors with basement are only good for official work which involves laptop, desk and internet connection. For other purposes like entertainment, food etc one would have to go out,
    4) There are still a lot of ppl who do look forward to going shopping in stores.

      Your factors are definitely reasonable but we need to quantify. We need to define the problem, then make it measurable in order to analyse it.
      Some figures that are required are :
      - what ratio of residential vs commercial units/acreage would provide sustainable growth to commercial in a sector?
      - what is the ecommerce penetration currently and the CAGR for the same and potential impact in customer behaviour. Add covid as a catalyst to the CAGR.
      - with improved road infrastructure like dwkexpwy, the catchment area for a commercial would increase dramatically and hence density of commercial malls etc. Need to be controlled. How do we define catchment area if most of the essentials can be delivered home?

    Your presentation about real estate are enhancing our understanding level very nicely. Once planned to buy shop in commercial space in Gurgaon ,but then instead booked a 3 bhk floor in deendayal plot society in sect 37 D , which I think is very good for self use cum investment.

    I have purchased in m3m corner walk ugf floor R5 tower in 2018 and still no occupation at infact decrease in prices I got at 17000 per sq ft m3m now in 2021 selling at 15500 per sqft...200 brands coming still no fitout started only boards og brands hanged...and I think sadly it will take another 3 years to occupy 800 shops there

    well nice video .. but I have made money in commercial .. the thing is commercial investment is for seasoned players .. you need a lot of experience about various aspects that revolve around commercial .. most importantly you need to understand the sector where you are buying and also need to understand /estimate the capacity of the builder ..

    Sir your views are mostly right but when commercial will be sold for moderate returns and matching selling price of the commercial property, things will be more logical and lucrative.

    I agree completely. I have bought a food court shop in 2016 for 47 lakhs in ELAN Town Centre, sohna road, Sector 67, Gurgaon for 9200 Rs/sq feet BSP. The posession for this food court shop is offered to me in Dec 2021. Maintenance is 5000 Rs/month approx.
    I don't know what is the future of this. Please enlighten me.

      Answer is short. Next 3 yrs 3 times more of existing will come. So r u buying for trading or 2 yrs is question. Yes population will increase in area but not 3 times and each project will have own commercial.

    मैने 2018 में 12% return पर सेक्टर 62 pivotel affordable शॉप ली थी ,अभी तक OC नही आया है , मार्च 2022 तक मिलने की संभावना है , प्रोजेक्ट के सामने 24 मीटर रोड अभी तक नही बनी हालांकि रेट 13K से बढ़कर 25K पहुंच चुके है। oc आने के बाद मुझे ये शॉप रखनी चाहिए या sale करनी चाहिए?

    As you have told earlier that price is the god but here u r outrightly denied any purchase in any commercial. How it could be possible that everything in commercial is bad .
    2. Don't think investors are ill informed.
    3. Once population influx is there in future. Every sector will appreciate.
    4. Once our economy increased to 5 trilion. Then it can't be possible that everything will be done through online platforms. Every sector will contribute.
