  • Situated within the walls of a 10th century castle this apartment is just a perfect romantic Italian Property in Umbria. My name is Nick Ferrand and this channel is dedicated to Italian Property, Italian architecture, Italian interior design. and all things related to Italian Real Estate.
    This One Take Italian Property Tour is a one-bedroom apartment over three floors with a private entrance. It’s not huge and is quite quirky, but it does have a lovely terrace overlooking the Umbrian countryside and the original 10th century door to what was a castle. Absolutely amazing.

    A perfect lock up and leave village house in a delightful Italian Property location with one bedroom and a terrace.
    Tucked into the centre of an Umbrian village, this pretty town house is on three floors and will give you a true Italian lifestyle. Access is directly from the cobbled pedestrian street into the ground floor where there is a hallway, a kitchen/dining room and a terrace which is small but certainly large enough for two or three people to dine on.
    Stairs from the hallway lead up to the first floor where there is a double bedroom and bathroom.
    On the top floor there is a beautiful open-plan sitting room with a pellet stove, wooden floors and traditional ceiling with exposed wooden beams and terracotta tiles.
    Though the village of Lugnano only has about 78 inhabitants and does not have any shops, there is a great pizzeria/restaurant within easy walking distance and the town of Trestina, with a wide selection of shops and a train station, is only 6 kilometres away. The market towns of Citta di Castello and Umbertide are 15 and 20 kilometres away respectively and Perugia airport 50km.
    The property was totally restored about 15 years ago and has only been used for short bursts of time by the current owners so it's almost as good as new. There is no central heating but the house is small and flanked by other buildings so the stove on the upper floor and the open fireplace in the kitchen are sufficient unless the property is to be used in the colder winter months.
    A pretty and easy to care for retreat in a characterful and historic little Umbrian village converted rebuilt from a 10th century castle.

    Dit mooie herenhuis ligt verscholen in het centrum van een mooi Umbrisch dorp en is verdeeld over drie verdiepingen en geeft je een echte Italiaanse levensstijl. Toegang is direct vanaf de geplaveide voetgangersstraat naar de begane grond waar er een gang, een keuken / eetkamer en een terras is dat klein maar zeker groot genoeg is voor twee of drie personen om op te dineren.
    Trappen vanuit de gang leiden naar de eerste verdieping waar zich een tweepersoons slaapkamer en badkamer bevinden.
    Op de bovenste verdieping is er een prachtige open zitkamer met een houtkachel, houten vloeren en een traditioneel plafond met houten balken en terracotta tegels.
    Hoewel het dorp Lugnano slechts ongeveer 78 inwoners heeft en geen winkels heeft, is er een pizzeria / restaurant op loopafstand en de stad Trestina, met een brede selectie aan winkels en een treinstation, ligt op slechts 6 kilometer afstand. De marktsteden Citta di Castello en Umbertide liggen op respectievelijk 15 en 20 kilometer afstand en de luchthaven Perugia 50km.

    Love seeing smaller ones like this, and like that standalone artist studio a while back. I would love to see more smaller 1/2 bedroom places.
    Your one take approach is the best way to do it. When you see properties on any other channels they all get lost in digital zooms, cutting too often, etc, and sometimes missing rooms altogether. What that does is leave you feeling like you cant really get a good perspective on the property. Your approach makes everything clear, and much more like you were walking through the property yourself.

    There are many tiny places like this one in Italian borghi (Medioeval stony villages) but this one has two advantages: it has a view and enough sunlight, and it is in good conditions. If you like the style very little has to be done here!

    Thanks, Nick! Nice to see a small place, really. I think a place like this is a PERFECT "bolthole", easily used as a home base and/or a jumping off spot to see other areas of Italy and Europe, really! You don't have a fortune tied up in it, and it's perfectly livable for short periods of time; like for holidays. If there's wiggle room in the price, then there's extra money to maybe re-do the bathroom a little bit...or a lot! Thanks again for your tours! Take care!

    Bullseye Nick! For the single person looking to retire in paradise this hits the spot. I agree 100% about the pellet heat. I have heated primarily with pellets for 12 years. I think you already knew what my reaction would be. I will definitely view your listing when it is on the website. I would love to see what is nearby.     What a little piece of heaven! I wished though that some (if not all) of the original wall was exposed, so you can really feel like the king of your castle. 10th century! Let that sink in... That arch way is spectacular, and with it being right under the balcony I can see it being claimed as part of the apartment🤭. That, and the view! ❤️ Wonderful!
