One thing I do not understand in virtually all new homes is the size of the living room compared to that of the family room. It seems backwards to me. Most families have 4 to 5 members. Assuming they are all together, which seems a rarity, the informal space seems too large to be comfortable. The formal living room, most likely to be used when guests are in the house, seems too small for hosting gatherings. Then there is the lack of a proper dining room. I love hosting dinner parties. I will not have my guests sitting at a table with Irish linen damask, bone china, silver, and crystal looking at the mess accumulating as courses are served.
I wish every real estate listing included a floor plan!

When you sell a rental property, you will have capital gains taxes to be paid at that time.

You canât really have a chance of living in Vancouver especially if you are from a different country. Such an unaffordable city.
I'm completely mystified by the idea of utility costs being charged annually. Is that an amount figured on the square footage, or is it based on actual electricity or gas used? Surely it's the latter, because otherwise there would be no incentive to conserve energy. Here in Texas, it's all metered and you pay monthly. And I take it that you don't have 30 year fixed rate mortgages, huh? I'd love to see an economist analyze the way these differences change the calculation of whether to buy or rent between Canada and the US.

IMO the best studios are box style lofts over 500 sq ft where you can create what you want in an open space.

Nope donât like it. The den is too small for a proper bed and prevents you from putting in a murphy bed or setting up the bed as the couch etc. Which Also means you have to put any extra closets etc into the living space. Tear down that wall! Make the awful endlessly long kitchen into a galley kitchen, get rid of the awkward closet. Than you have a space thatâs flexible, useable and actually good to move around in.

Having lived in many a studio or efficiency apartment, I find this absolutely appalling. I've lived in places which were smaller, but far superior layouts. E.g. L- or U-shaped kitchen with more pantry, counter space and much more efficient instead of walking back + forth, back + forth. Walk-in closet, better bathroom with more vanity + storage. This is NASTY.

Single family home for the win in Canada. That would be a great pied a terre in downtown Vancouver tho. My wife keeps me in line, Ravi makes me shake my head and Steve is my staple entertainment when I'm not working one of my many jobs.
I prefer the open space of a studio to a small one-bed.
Still small, but at least this studio has more breathing room than that other one. I live alone in a 2 bdrm apartment and I use the second bdrm as an office. It's not a huge place, but there's enough space to move about and have a change of scenery.

If it's bad now, imagine how much worse it will get if we actually hit a significant recession. I certainly wouldn't want to buy anything priced higher than 2019 comps unless there was significant upgrades done that match my taste. If it's just paint and simple cosmetic updates, that isn't enough for me to pay any premium over pre pandemic prices.
Market is still up 60% since 2019.

@SteveKarrasch and i think that's a big part of why it's slowing down so much now - at least for single family detached. Not to mention that average salaries for many professional jobs in BC are lower than they are in Sask where housing is about 50% the cost (or less).
