    One thing I do not understand in virtually all new homes is the size of the living room compared to that of the family room. It seems backwards to me. Most families have 4 to 5 members. Assuming they are all together, which seems a rarity, the informal space seems too large to be comfortable. The formal living room, most likely to be used when guests are in the house, seems too small for hosting gatherings. Then there is the lack of a proper dining room. I love hosting dinner parties. I will not have my guests sitting at a table with Irish linen damask, bone china, silver, and crystal looking at the mess accumulating as courses are served.

    Thank you for this floor plan series. It's really informative. How about an in-law suite option that was still attached to the rest of the home, not rented out, really for my inlaws, would that still cost 30k to be legal? Much appreciate you sharing your knowledge and expertise! Cheers!

    I don’t think non-Blacks realize how incredibly overtly r@cist newcomers from India are towards Black people. I was born and raised 🇹🇩 and I’ve never met a more terribly socialized group. I do everything in my power to avoid being around people that put effort into treating me like garbage- why would anyone want to be around people that show u absolutely no respect. Modern r@cism is the new front. I will never treat them how they treat me- bcuz it makes me just as awful. But I will always try to avoid them bcuz I cannot trust them to treat me with kindness and respect.

    24:20 I have lived for four months through the winter in an all-electric apartment during a bout of home repairs, and I will never again live without some form of combustion-based heating and cooking. Fireplace with gas logs, gas water heater, gas cooktop, you don't miss them 'til the grid goes out for several days.

    I'm completely mystified by the idea of utility costs being charged annually. Is that an amount figured on the square footage, or is it based on actual electricity or gas used? Surely it's the latter, because otherwise there would be no incentive to conserve energy. Here in Texas, it's all metered and you pay monthly. And I take it that you don't have 30 year fixed rate mortgages, huh? I'd love to see an economist analyze the way these differences change the calculation of whether to buy or rent between Canada and the US.

    Lots of listings. Over a hundred new ones in Hamilton since Canada Day. At this rate, inventory will be up 50% by next July. I hope it reduces prices, or keeps a lid on some ... lets pray for the sake of our poor nation

    IMO the best studios are box style lofts over 500 sq ft where you can create what you want in an open space.

    Nope don’t like it. The den is too small for a proper bed and prevents you from putting in a murphy bed or setting up the bed as the couch etc. Which Also means you have to put any extra closets etc into the living space. Tear down that wall! Make the awful endlessly long kitchen into a galley kitchen, get rid of the awkward closet. Than you have a space that’s flexible, useable and actually good to move around in.

    Having lived in many a studio or efficiency apartment, I find this absolutely appalling. I've lived in places which were smaller, but far superior layouts. E.g. L- or U-shaped kitchen with more pantry, counter space and much more efficient instead of walking back + forth, back + forth. Walk-in closet, better bathroom with more vanity + storage. This is NASTY.

    Single family home for the win in Canada. That would be a great pied a terre in downtown Vancouver tho. My wife keeps me in line, Ravi makes me shake my head and Steve is my staple entertainment when I'm not working one of my many jobs.

    Still small, but at least this studio has more breathing room than that other one. I live alone in a 2 bdrm apartment and I use the second bdrm as an office. It's not a huge place, but there's enough space to move about and have a change of scenery.

      haha, those 29,000 airbnb's are now successful furnished rentals. Except now Ravi can't just ask Airbnb to give a list to find out who has one. Lol, Ravi forgot to pay attention in his Econ 101 class. I booked a furnished rental off Facebook marketplace and paid cash. It's fantastic, no more Airbnb fees!! Thanks Ravi

    honestly even with the high supply, prices i could see go down, but not by much, even if it goes down by 30%, a property in surrey of $1.3M would still be out of reach for many

    Are you seriously saying that "turning the lights on, putting the toilet seat down, .. etc" is the kind of thing that will make a difference in selling an overpriced property??? You can't be serious! If true, then we are a long, long way from adjusting the market psychology and expectations, where both sellers and real estate agents (yourself included - no offence) have a lot to learn and adjust to.

    If it's bad now, imagine how much worse it will get if we actually hit a significant recession. I certainly wouldn't want to buy anything priced higher than 2019 comps unless there was significant upgrades done that match my taste. If it's just paint and simple cosmetic updates, that isn't enough for me to pay any premium over pre pandemic prices.

      @SteveKarrasch and i think that's a big part of why it's slowing down so much now - at least for single family detached. Not to mention that average salaries for many professional jobs in BC are lower than they are in Sask where housing is about 50% the cost (or less).
