    Needs to be a secure ground level bike storage, and the balcony needs to be big enough for a small table. Then have a cabin bed with storage underneath, a comfortable arm chair and a projector and a roll down screen.
    Kitchen has plenty of prep space if you get a sink insert board.
    Becomes a nice place to live for one person.

    throw one of these in a new building just so you can put up a sign out front saying "prices starting at $299,000"

    Makes me think of my niece's college dorm room where she lofted the bed to get room underneath for a comfy chair and desk. Wonder how tall the ceilings are?

    Great for a student if this is near Surrey Central for SFU. Otherwise I agree it's small. For a single person they could make it work barley. Obviously in parts of Japan and Europe this is the norm or smaller but it's tough to see to this in Canada.

      The price of this is nuts. You can buy an older 500-550sqft renovated unit downtown on Harwood Ave for $325k - Vancouver seawall right on your front porch.
      A micro unit at $200k looks a lot more interesting, as then with minimalism and very smart furniture choices, it's viable. I personally don't watch TV (just CZcams), and that's doable on a computer. More and more common with modern generations.
      I suppose my question is, for $300k, does it come with all the furniture? What are the other amenities of the building? They better be daaaamn good.

      @@BikeHelmetMk2 Its true, example 1219 HARWOOD STREET #603 Vancouver, is listed at $359K, 540 Square.ft. 1960s built. Took a look at a few more in that area. I like where you're coming from. On the flip side there are some people who work or go to school in Surrey so there will be some who prefer Surrey. Also the smaller studio Surrey condos are typically newer like post 2010. Maybe post 2017. Otherwise I agree. My primary residence is an older build which was fully renovated in the recent years and so it's fairly big and feels new so I get it. It depends on people's priorities.

    Small, but quite livable for a single. If you have a limited wardrobe and don't do much entertaining, there's room for the necessities. But $299,000 is what I could get for my 1200-square-foot house on 42 acres of land.

    If I remember, this was the Quattro development in Surrey… I remembered years ago, presale started $99k… Classic shoebox in the sky…

    I live in a studio near Surrey Central.
    Let’s see if I agree it’s too small!
    Saw the floor plan and… it’s Fine? I’m in 340sf and I’m a maximalist! I got a ton of clothes, a bunch of pets and for a single person who’s smart with how I lay things out? It works!
    I’m honestly jealous of their corner kitchen. Wish my place made good on that layout and didn’t take up half the one wall with space I don’t use as kitchen. Honestly big kitchens for a single person are pointless. The ONLY thing I wish had was a larger freezer. The apartment sized one doesn’t work for batch cooking. When I reno I plan on reducing the stove top to two burners. I’ll keep the oven though.
    I don’t host parties or people, I go out to meet my friends. My storage goes floor to ceiling, I invested in a Fantastic queen sized Murphy bed that converts into storage and work space. I was actually able to ad that to my down payment since it gave the space more flexibility and being a built in, more value.
    I bought at a Great time so the Value of my place has tripled and my mortgage was paid off in less than ten years.
    With the hospital, skytrain and schools nearby, I have an endless supply of tenants should I decide to buy a larger place. OR just inherit my
    Mom’s 3 bedroom apartment later.
    Honestly I could never have afford or been approved for a larger place, so I LOVE my home. It’s mine, it’s cozy which I like, and Has been a wonderful investment.
    And if the 3 bedroom becomes too hard to care for later in life, I can sell or rent THAT one out, and move back into the easy to maintain studio, close to everything including transit.

      And don’t you DARE take my in suite laundry away! Do you know how much TIME it saves not having to go the the laundry mat?
      Seriously it’s the best thing EVER.
      I would just take the closet away. Let people decide for themselves how to organize storage.

    Why a 'normal' (basic) sized range in a Studio? There are compact, apartment models that were in use in the 60's . I also prefer a 3 burner, not 4 as you can fit a larger Pasta pot. Also, A refrigerator right in the sleeping zone?? They make noise and cycle about every 15-30 minutes.

    I'd live in that as a short term rental if I was going to be spending a week or two in the area. Is that even allowed? Could it be profitable as an Air BNB with the condo fees on top of the cost of unit? I'm in Houston, so I have no frame of reference for how that would work in BC.

    But don’t forget Surrey is going to be the next Vancouver! 🤣This is terrible unless you’re 88 years old and can’t have a life any longer ! Why would they build a studio like that ! If it was near a university , I get it but otherwise?

    Under about 450sq ft isn't long-term livable. Take it from someone who lived in a 350sq ft apartment for two years.
