I need a crystal ball, please! Mine just broke today, Check this out. Real Prices Accepted By Sellers in GTA Ontario. I don't want to hear any excuses, that you are not able to find very good deals out there. If not, that means you are lazy. Again. Lazy. Burlington Condo 1Bed $315,000 Kitchener Condo 2Bed $429,000 Hamilton Townhouse 3Bed $544,500 Hamilton Detached 3Bed $665,000 Barrie Semi-Detached 3Bed $520,000 PS: As always, very good video content provided. #CristianEnache #Realestate #Realtor #Housing #Ontario
I would like a crystal ball too!!! I agree. Thanks!
The sad part is this, if you have been waiting for over 10 years to get into or back into the housing market, you will be sadly disappointed on a few fronts. - Interest rates are high and you wonât be able to get the same mortgage as a few years back. - Tighter credit rules means you most likely wonât even qualify. - people have a lot of money on the sidelines from inheritances, stock sales etc and will outbid on all worthy homes, leaving the lousy homes for first timers. - when house prices fall, unemployment usually also goes up and most likely, first time home buyers will be in that group where they wonât have two jobs or the same level of job security - if you lost much of your savings with the markets, youâll have less for a down payment - construction costs have skyrocketed so builders wonât build except for custom homes or pre sold at inflated prices to cover their risks and there will be a 2+ year lag so once mortgage rates settle down, the supply wonât meet the demand and guess what, prices skyrocket again till building/available new construction regains equilibrium - construction workers have retired and there is a huge shortage so if labour supply dries up, it will take a few years to get back to normal labour equilibrium and even then, huge shortages are expected over the next 5-10 years
Appreciate the video! This is an amazing reference point for many people. I'm just wondering about your thoughts on "purposely" looking at properties in a not so good area in the hopes of gentrification. I did that once in the past and it worked..just not so sure about this current day and age. I think times have changed and I don't see any sort of gentrification for a LONG WHILE.
Did it ever sell and for how much?
Which one?
The one in the picture
Red Flag #1 itâs priced 40% higher than it will be in 2 years
Or more... đ
Can you clarify what double ending means? Thanks!
the appraisals are bubkus ... just like market tax rates
Mark. Totally agree on that comparable point !!
MPAC Just launched a new online access called About my Property. This allows anyone to see sales history on all houses in Ontario. BC and the UK have been doing this for years ! This puts extra knowledge into the hands of the buyer.
"Hous- it goin' Mark" Mark Drinks juice That's about the most useful part of these. Must be real slow. Haha
Red flag #1) It's a cookie cutter priced like a custom gem.
Lol
great info.
Glad it was helpful!
This is breaking and entering. Not a civil issue
I agree. But police won't get involved
My question is: After selling, where are they living? A house still need to be bought somewhere else. Surely not all who are selling are speculators or investors. Am I missing something?
Most of my clients are downsizing. Buying cheaper houses or going north.
I see. Thatâs interesting. What about their jobs? And there could be only so many smaller homes to go around. Just very confounding overall.
As an x york region resident now retired in Kelowna BC .The housing market here is mirroring your market. Your numbers also show what is happening in the broader economy.
It's one thing to squat in a house, but WTF do they have to utterly destroy everything?

650,000 for a town house . nobody smart is gonna mortgage these homes with municipal values of $350,000 they are not even worth $300,000 in reality. even the banks dont want these homes back at those prices
probably has an HOA and condo fees! so everyone can be up in everyone else's affairs
do a story on Christoff Folla the owner of Sutton Quebec
Historically, home prices decline alongside interest rate cuts
Hey Diane Not to preach doom and Gloom here but to bring things a little closer to Reality . Saw a piece from National Post the other day where survey was taken on average Canadians one survey 52% other one 56% of Canadians $ 200 or Less away from insolvency .Thats only a flat tire away from going over the water fall . So most Canadians are either broke or close to it .[ cash strapped] . So i would tell your lady friend not to worry about the bottom of the market it will be there for a period of time .Don't see house prices shooting back up for some time. [Maybe long time] . Because where is all the money going to come from !!! Even the big boys south of the border [Blackrock] are taking a hit trying to sell all the spec housing they bought up now trying to unload . I say if you don't have to do anything BE PATIENCE . Better days ahead for buyers ahead yet . In the future there will be tears and there will be smiles as this market continues to correct . Middle class is tapped out !!!!!!
We donât need AI to make movies and music, we need it to make these bureaucratic processes faster.
Good video, it's too late. Can it have been destroyed forever
Thereâs the most inventory so far.
My line of work high rise construction in hoping with enough cuts it signals more big developments get going again. It's just a catch 22 because i want home prices to drop so i can get in the market. But i know theres a big inventory too right now and that might not be good for construction đŹ
The amount of carrying costs for construction is crazy
i got 4.99% @50 months last week
I have been recommending not to commit to a long period of
Bank of Canada 4.5% today. We are on the right trackđȘHaters: It's too late, cutting rates. They should go to 0%. đHousing crisis is comingđ If not cutting the rates: They are killing the economyđ
Yes. It's not going to do anything
Won't make any difference....
Government are the criminals here. They have caused all problems for everybody in the world. They bring in scams, Corruption and crime. That's all they want
I'm going to go by three more houses
$8000 taxes on a waterfront property. đź
I know. It's absolutely crazy
3:02 the math doesn't seem right, 0.25% for every $100k is actually closer to $21 not $14 so if a borrower has a $500k mortgage then it's around $110 per month in lower interest payments, double it since this is the second rate cut so now borrowers (with a $500k balance) are now saving over $200 a month in interest payments, not a lot but not bad either
Big mistake lowering the rates. Now the inflation will eat the savings. Period. The rates should be at Lest 10%.
That would cripple every one
10% would be great
CREA must have sent out the email to queue the FOMO. Doesn't change a thing for fixed variable holders, just less of their payment going to interest but still same payment. Bond yields already priced in the cut so no affects on fixed rates either. Rates can only diverge so much from the Fed before our dollar tanks so I wouldn't count out a couple holds in between more cuts unless the U. S. Heavy debt loads, rising unemployment and recessionary fears also greatly affect sentiment. Let's not ignore that and pretend cuts are the be all and end all. Smart buyers will wait for renewal cliff, more inventory and price drops which inevitably will result.
Yes! Prices back to the moon. Lets gooooo!
đ
1% is not insignificant, 72k is a lot more affordability. I'm not liking what the BOC is doing right now as I need a bit more time but i think i may need to jump before sept. problem is rate cuts especially this one come as a result of a "slow economy" people tend to not want to expand or grow in a shitty economy. The investors and wealthy buyers may come in.
Buy when you can afford to not because of FOMO. Cuts are because of a forecasted tanking economy.
Buyers are back đđđđ âŠ..đą not
We are going to have a loooooooooong summer. Just suspended two properties for sale waiting for mid August. How about you, guys?
ever since i learned to lower my expectations everyday, my life has been a Bliss. God Bless Warriors!
Lol. That is Mark's new motto. No expectations
Too bad so sad.
break and enter trespassing and finally assault if the police don't want to do anything they have to go out sometime
We should get those decisions in maximum 7 days. Maximum.
Mortgage Renewals Cause Huge Inventory Levels Today, Tomorrow, This Year. Next Year Will Go Back To Normal. Why?
People will hold on till there are many more people having trouble and the price will have dropped even more. Better to sell now and lick your wounds
Great accurate video - as usual
I have lived through 3 real estate market corrections. This one is going to be worse than any of them. My cousin was utterly wiped out in the 1990 crash, but the prices did not get as far out of alignment as they are now. Remember when the prices were going up so much yet everyone kept saying that it can go further...and it did. Now the prices are crashing but nobody is willing to list at the crash price so it looks elevated for now. That wont go on much longer. The pressures are piling on and many people will have no choice. As it begins to decline, people will say... it can go further and it will.
I was very fortunate. I decided to retire (50yrs old) from the Miltary with 30 years of service because I took advantage selling my last house $925,000 summer of 2021. I minimum mortgage remaining and with a good pension it was a no brainer for me. Now living in Mexico đČđœ living my best life. People living over there means....sad
You would have to pay me a lot of money to live in Mexico. I vacationed there a few times, worst experiences vacationing I've ever had.
Thanks for supporting the tyranny and profiting from it.
I manage a large portfolio and we have $70k in debt from former tenants that we stand no shot of collecting. At scale its just a part of business but for a small landlord, it means you are risking everything. Dont take risks on tenants at the moment. Be safe out there.
