    The sad part is this, if you have been waiting for over 10 years to get into or back into the housing market, you will be sadly disappointed on a few fronts. - Interest rates are high and you won’t be able to get the same mortgage as a few years back. - Tighter credit rules means you most likely won’t even qualify. - people have a lot of money on the sidelines from inheritances, stock sales etc and will outbid on all worthy homes, leaving the lousy homes for first timers. - when house prices fall, unemployment usually also goes up and most likely, first time home buyers will be in that group where they won’t have two jobs or the same level of job security - if you lost much of your savings with the markets, you’ll have less for a down payment - construction costs have skyrocketed so builders won’t build except for custom homes or pre sold at inflated prices to cover their risks and there will be a 2+ year lag so once mortgage rates settle down, the supply won’t meet the demand and guess what, prices skyrocket again till building/available new construction regains equilibrium - construction workers have retired and there is a huge shortage so if labour supply dries up, it will take a few years to get back to normal labour equilibrium and even then, huge shortages are expected over the next 5-10 years

    Appreciate the video! This is an amazing reference point for many people. I'm just wondering about your thoughts on "purposely" looking at properties in a not so good area in the hopes of gentrification. I did that once in the past and it worked..just not so sure about this current day and age. I think times have changed and I don't see any sort of gentrification for a LONG WHILE.

    MPAC Just launched a new online access called About my Property. This allows anyone to see sales history on all houses in Ontario. BC and the UK have been doing this for years ! This puts extra knowledge into the hands of the buyer.

    Hey Diane Not to preach doom and Gloom here but to bring things a little closer to Reality . Saw a piece from National Post the other day where survey was taken on average Canadians one survey 52% other one 56% of Canadians $ 200 or Less away from insolvency .Thats only a flat tire away from going over the water fall . So most Canadians are either broke or close to it .[ cash strapped] . So i would tell your lady friend not to worry about the bottom of the market it will be there for a period of time .Don't see house prices shooting back up for some time. [Maybe long time] . Because where is all the money going to come from !!! Even the big boys south of the border [Blackrock] are taking a hit trying to sell all the spec housing they bought up now trying to unload . I say if you don't have to do anything BE PATIENCE . Better days ahead for buyers ahead yet . In the future there will be tears and there will be smiles as this market continues to correct . Middle class is tapped out !!!!!!

    3:02 the math doesn't seem right, 0.25% for every $100k is actually closer to $21 not $14 so if a borrower has a $500k mortgage then it's around $110 per month in lower interest payments, double it since this is the second rate cut so now borrowers (with a $500k balance) are now saving over $200 a month in interest payments, not a lot but not bad either

    CREA must have sent out the email to queue the FOMO. Doesn't change a thing for fixed variable holders, just less of their payment going to interest but still same payment. Bond yields already priced in the cut so no affects on fixed rates either. Rates can only diverge so much from the Fed before our dollar tanks so I wouldn't count out a couple holds in between more cuts unless the U. S. Heavy debt loads, rising unemployment and recessionary fears also greatly affect sentiment. Let's not ignore that and pretend cuts are the be all and end all. Smart buyers will wait for renewal cliff, more inventory and price drops which inevitably will result.

    1% is not insignificant, 72k is a lot more affordability. I'm not liking what the BOC is doing right now as I need a bit more time but i think i may need to jump before sept. problem is rate cuts especially this one come as a result of a "slow economy" people tend to not want to expand or grow in a shitty economy. The investors and wealthy buyers may come in.

    I have lived through 3 real estate market corrections. This one is going to be worse than any of them. My cousin was utterly wiped out in the 1990 crash, but the prices did not get as far out of alignment as they are now. Remember when the prices were going up so much yet everyone kept saying that it can go further...and it did. Now the prices are crashing but nobody is willing to list at the crash price so it looks elevated for now. That wont go on much longer. The pressures are piling on and many people will have no choice. As it begins to decline, people will say... it can go further and it will.

    I was very fortunate. I decided to retire (50yrs old) from the Miltary with 30 years of service because I took advantage selling my last house $925,000 summer of 2021. I minimum mortgage remaining and with a good pension it was a no brainer for me. Now living in Mexico đŸ‡ČđŸ‡œ living my best life. People living over there means....sad

    I manage a large portfolio and we have $70k in debt from former tenants that we stand no shot of collecting. At scale its just a part of business but for a small landlord, it means you are risking everything. Dont take risks on tenants at the moment. Be safe out there.
