That's not a buy that's an ARM
Hi @Damianfarquharson -thanks for watching our video. The buydown example is not an ARM in that the rates are locked ahead of time on this loan with a fixed payment year 1, year 2, year 3 and then years 4-30 with no fluctuation on rate or payment. This varies from an ARM since the interest rate on an ARM can change periodically. This difference makes a 3/1 or a 2/1 buydown more stable and appealing to today's home shoppers.

Yeah can’t complain on the homebuilding I am a current owner of one their homes but be very careful on your purchase they did me wrong on the landscaping part. What they did is wrong built my home right on the bottom of the hill and when it rains my whole yard gets flooded. I kept letting them know about the issue under the 1 year warranty program and they took almost 9 months after the purchase to send out the company that did the landscaping to put in 2 French drains which after it rains has eroded the hill so bad that the water has no way to drain out. My yard is a swamp after it rains and has eroded so bad that when it does dry out my yard in the back looks like a dessert from all the dirt and erosion the rain has caused. In this aspect I am very dissatisfied and disappointed with Smith Douglas Homes. The warranty manager in my region in unhelpful and unresponsive. Well that’s my Smih Doiuglas experience. FYI I purchased my home in 12 2022 you would think they would do right but no they just walk away after that year warranty. Other than this very big issue they are great home builders but landscaping be forewarned.
Why are homes on top Of each other? They shouldn't have this way!! People need space and not being able to see and hear each other would be the most important factor if I were to purchase one!!!!!'
Hi @kellystarnes9840 we appreciate you watching our video. We provide a variety of homesite layouts and home designs to fit different needs. When designing a new community we consider our buyer's needs and wants. In some cases, in order to provide affordability, based on location, a community could contain more homesites in a tighter footprint. Some buyers prefer this for low maintenance, lock and leave lifestyle. In other locations we can offer a larger homesite for third car garage or side entry.

I’m currently looking at this home on the website. It says it starts from $365k. What is the average sales price for this model?
The sales rep advised me to add at least 10% to the sales price to cover lot premium and minor upgrades. The models usually have $50k+ in upgrades tho

Why is it that homes in Georgia you very rarely see houses with a 3 car garage ?
Hi Charlie, our homes and garage configurations are determined based on the size and fit of the homesite.
@@SmithDouglasHomes gotcha understandable, but I live here in Northeast Indiana, and have been looking at the house's in GA and it seems pretty hard to find a newly built home, or a used home in Georgia with a 3 car garage. Here in Northeast Indiana most/ almost all home builders will build a home with a 3 car garage to help it sell easier.
