the 95-ish% list to sale price is really misleading as it only compares the most recent listing price drop figure to the actual sales price. It completely ignores the initial listing price, Often there are price drops, sometimes multiple ones so this figure in the 90's could in reality be in the 70's if the property were tracked back to the beginning.
Completely see the relevance to your comments. Thank you. The original price is relevant to all parties no doubt, albeit it showcases to the market that the original number was too high. So the last listed price compared to selling price will be a great gauge for future sellers (pricing and negotiating) and buyers alike. That’s also how the MLS computes it and therefore utilized in our monthly stats. Appreciate you chiming in- again and have a super day, @val058

Yes SkyRanch is lovely too. Further NE. I think homes off the lake allow fencing ?? But I’d have to confirm that. Many have dogs so it’s a top question for buyers.

Oh gosh I’m not sure. I’m terrible with plant and tree names. But definitely oaks :)
@@realshaylatwit I live in SE Louisiana near but not IN New Orleans. The Live Oaks grow to immense size in this area. One concern I would have is Oak trees that are so close to a building that they overhang the roof. Pruning these trees can can become EXTREMELY expensive and can be quite dangerous in a Hurricane.
Yes I agree. I have a very large oak tree that hovers over my rental home. And it’s one of the reasons I was so drawn to the property, as It highlights the backyard and hovers ever so slightly over the outdoor dining area and provides nice shade off of the pool area. It definitely creates a mess too but I can’t bring myself to have it removed. I hope the good Lord watches over it, my guests who stay there, and the home during our storms. @@realshaylatwit Yes most folks around my area either don't want to deface the tree or flat cant afford it. A competent Arborist can make the tree look better than before but they are the expensive ones. They do fill in quite well after pruning in a season or two. Sorry to bear the bad news but I have seen many a tail of woe over big trees in my area.
Bad place to live...was just there ladt week.... no public space... no recreational areas...the beach is not FREE.... humid....bad traffics.... surrounded by swamps..... not a good place to live....
@@Aikynbreusov you were in sarasota specifically? Because while it’s hot and humid during the summer here, the beaches are certainly free. And we have tons of bars.

@@richprokop5155 it has definitely gotten busier here since 2002 when I moved here. LWR started in 1995 and is still being built. change is good, but some find it too crowded. there's rich culture and action here more than what it used to be as well though - so take the good w/the bad I guess:) Overall it's one of the GREATEST cities in america to live at the moment which is why so many are flocking here ;)

That’s what I do. Snowbirds. Folks finishing up a new build. Or in between purchases. They tend to be great mid term renters!!
State of the Arts Gallery is the best in Sarasota, imho. The owner, Tre, is wonderful, as are her incredible hounds.
