    the 95-ish% list to sale price is really misleading as it only compares the most recent listing price drop figure to the actual sales price. It completely ignores the initial listing price, Often there are price drops, sometimes multiple ones so this figure in the 90's could in reality be in the 70's if the property were tracked back to the beginning.

      Completely see the relevance to your comments. Thank you. The original price is relevant to all parties no doubt, albeit it showcases to the market that the original number was too high. So the last listed price compared to selling price will be a great gauge for future sellers (pricing and negotiating) and buyers alike. That’s also how the MLS computes it and therefore utilized in our monthly stats. Appreciate you chiming in- again and have a super day, @val058
