  • It's always nice to get a different perspective, especially when it comes to big changes in the real estate world. I sat down with Marc Rasmussen, Broker/Owner of Corcoran Dwellings, downtown Sarasota, Florida.
    Marc and I usually agree on our local real estate market trends, this included.
    The buyer broker agreement comes into play in July 2024 nationwide. What will this mean for you if you're selling? What if you're purchasing. Please tune into our opinions.
    Our job is to educate the consumers as to how we conduct business. We feel that this shift will force all of us to communicate with all of the parties a lot more; from the buyers, to the sellers to other agents and the vendors who end up being involved in the transaction.
    Marc and I talk about whether or not the buyer broker agreement will benefit the market or not. We touch on part time realtors and how this is NOT good for buyers. Do they know the areas? Do you want an agent who spends 1/10th the time allocated for you as a buyer for example, versus a full time agent? Is that FAIR TO YOU AS THE BUYER?
    Can a buyer sign multiple BBAs? {Buyer Broker Agreements?}??
    Are we requiring our buyers to pay up to a certain percentage? Yes. Will the buyer AND seller pay commissions? It will depend. Listen as to why....
    Consumers - are you happy about it? If you hear how a strong, veteran agent breaks it down for you. We have a COMMITMENT to YOU in writing, promises of things we will do for our buyers.. but remember just because you sign a BBA doesn't mean you'll pay commission as a buyer either!
    SELLERS need to pay attention too - should you offer $0 compensation to the buyers' agent? WHY YOU SHOULD NOT in our opinions - listen up!
    GREAT realtors will prefer to work with buyers who are formally committed to us!
    We also dive into my routine a bit. I do wake up super early, 0330 every morning, so I can set my mind right, set my intentions for the day, workout so it's done for the day... and more. WHY? Well I tell you why!
