    I'm having this problem need to figure out how to undisputed There is one item disputed for $12,072. This would have to be undisputed and allow me to repull credit.

      Reach out to the credit bureau where the dispute was filed and let them know you wish to withdraw or cancel the dispute. Also contact the creditor to remove the dispute. That should do it😊

      Thanks for watching and leaving a comment. The main driver of home prices is supply and demand. The second mortgage itself doesn’t impact housing prices. That said, the risk of any type of 100% financing is if property values drop lower than the amount owed on the home loan(s) and the owner needs to sell the home at that point in time.

    FHA is only for people w bad credit, high debt AND no money. Maybe you shouldn’t be buying a house and people shouldn’t lend you money with the taxpayer on the hook.

    My parents helped me with my downpayment using the gift method. I am now a father of 4, there's no way in heck I would ever put myself on 2nd lien position on one of their houses. That's a massive overstep as a parent. If I'm going to help them out financially with a downpayment then it's going to be a no strings attached situation. First, you should never LOAN money to a relative. Secondly, it just adds stress your kid knowing their parent can hold that over their head for years. And there's so many bad parents out there that absolutely will use this as a way to get ownership of their kids house. It's bad all around. If you want to do a real loan, do it without the lien. Really you should never do a loan deal with your kid. Gif the money because you love them and want to help them prosper, don't do it because you want to get something in return from them. Parenting isn't a two way exchange, it's unconditional. Don't make it conditional.

    If rates remain high......Rather than "refinance" , you should have mentioned a "Re-Cast" for the loan. NO money out of pocket if you do that. And your payment gets reduced by the "left over" escrow money

    It won't be a miracle if the rates are cut, in fact, the rate cut will be shortlived and the bank has to raise it again, and that would be a breaking point for the economy and real estate sector.... the 1970s Vietnam era is back. Warning: Any premature rate cuts will cause inflation to bounce back with much more force to double-digit territories and the rate hikes will be massive. 1960, and 70s Vietnam-era high inflation led to a massive 20% rate hike in the 1980s. The best scenario is to keep the rates at the current 5% for 2024, 2025, and 2026 to fight Food inflation, affordability, Housing, and Cost of Living crises. 65% to 80% DEFLATION in asset prices especially in Real Estate Prices is a MUST, if NOT, there will be DIRE and DEVASTATING Social, Economic, Political, and Security Consequences for Canada in the years ahead. A recent SECRET RCMP Memo was also pointing in that direction.

      Federal lending guidelines require any large / irregular (above 50% of your gross monthly income) deposits be documented with a paper trail. It’s not the specific lender/bank requiring it, but rather Fannie Mae, Freddie Mac, VA, FHA with these specific guidelines for the lenders & banks to follow throughout the underwriting process of home loans.

      You can obtain a mortgage to purchase a new primary residence and then sell your current home, this happens all the time! Many buyers want the next home to move into without selling the current one first, this would be a non-contingent purchase of a new home. The mortgage on your current home will be paid off when the home is sold, you can then take the remaining proceeds to payoff the mortgage on your new home!

      Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

I was told I wouldn't qualify for an FHA loan I'm not sure if I'm self employed and what the details are. So I want to qualify and not sure what to do. As an alternative my income is through Venmo which will roll over to a 1040 tax return In learning all this, I also registered my LLC last March 2024 . thank you.

    What if we're purchasing a second to live in but leaving 1st home for your children to reside. But you will remain responsible for both mortgages

      You can do that, no problem! The new home you are purchasing will actually be considered an owner-occupied home as you’ll be moving into it. You can retain your current home; the current mortgage stays in place as is. 😊 You will need to qualify with both mortgage payments.
