There’s a street called Janssen Place near Downtown KC and it’s only a couple blocks, but those are some mansions. Early railroad money built those back in the day. Servant staircases and I saw a 3rd floor Ballroom in one. Huge
My great grandparents lived over there and actually Janssen Place also included lumber men of which my grandfather was one of until the big flood in the 50's. Their house had a 3rd floor ball room as well. Those were the days...

Nice first run, but there's a ton to see in KC that you can't possibly do in one day. You definitely need to take another trip & especially during Christmas, you'll be in awe of how the city lights up for the holiday. There are a lot bigger houses in other areas of the metroplex. Unfortunately, you were right around the corner from one but turned the wrong way. Certain times of the year KC does a parade of homes & you can get a map of the homes participating & actually tour some of these homes. I'm a KCMO native (mainly grew up in Lee's Summit, MO in the Lakewood subdivision) who lives in the DFW area now & when I brought my then boyfriend, now husband up there my parents were driving us around town & pointed out some of the "ghetto" areas. My husband, who's a Dallas native, laughed because what we call ghetto in KC isn't as bad as ghettos in other areas lol. As you can see from the comments, Missouri side & Kansas side are always a big debate & never say you're in Kansas when you're in Missouri even if it is right across the street!! lol Please have a do over & really take your time to take in more & enjoy the area. Glad you took some time to get some BBQ though! 😉
Mission Hills is NOT in Kansas City, MO. It’s a city in Johnson County Ks. I fear you’ve crossed into Missouri and aren’t in Mission Hills. Mission Hills is called Hills because it’s very “hilly”. This looks like the high end homes across the state line. I’ve lived here my whole life, and what you showed does not look like Mission Hills.
You ended about 3 blocks west of my house. You selected a great sample of the old Country Club neighborhood built in the 1920s. One thing to add is the utility bills for these old houses can be crazy.
Actually, the mill rate is higher in KCMO vs almost all the surrounding communities in the metro area--higher than Overland Park and Leawood. However, KCMO is terribly inconsistent with their appraisal and billing practices. So if you think you're getting a good rate, keep quiet because your bill is wrong.
This isn’t Mission Hills if you’re in Missouri. Mission Hills is in Johnson County KS- (where I live)!that’s what makes it one of the wealthiest counties in the country. These houses here are nothing compared to what’s in Mission Hills. They’re are houses in the millions over there. Just saying, I think you missed out on some beautiful homes!!

You are traveling west of Ward Parkway. By crossing you are going east. I pulled assessment and tax records on a property on 60th Terrace. Sold 2015 for $380,000. 2021 Assessed value is $541,000. The tax bill was $8,500. In MO, the assessed market value is multiplied by .19 and the tax rate applied. You are traveling through a much desirable neighborhood. Go further east to the Paseo and you will find the values declining. However, property in the city has appreciated significantly over the past year and half.

According to my real estate app, a home for sale with an asking price of $1.1m has taxes just over 12k per year in K.C.. I'm an eXp Realtor in Minnesota and both the price and the taxes seem like a bargain by Minnesota standards. These are beautiful and well sighted homes!

For a $1M property in Kansas City, MO, you're looking at around $15,575 in annual property taxes. In Mission Hills, KS, the annual taxes would be about $14,383. FYI, I based these figures on actual recently sold properties in those neighborhoods, figured on their current assessment (mil) rate and recalculated the formula at exactly $1,000,000.

I went to a local private Catholic school in the KC metro area and some of my classmates lived in Mission Hills. Spent a lot of my summers in a friends pool in Mission Hills.
I live in independence a KC suburb so this is nice to see. I love architecture too. I actually have a bunch of house floor plan books. A bit of a hobby. I like the colonial era and the Victorian era best!
You missed alot of the mansions in the KC area. The $1M homes are not only downtown, There are plenty up north of the river, in Parkville, Briarcliff, Smithville and even out south in the Lee Summit area, and more. You need to spend more than just one short day to see all of the Mansions in the KC Metro area.
Don’t forget about us over in Johnson County. Not as much charm to our neighborhoods though our houses all look alike. Great place to raise babies though with EXCELLENT public schools.
Property taxes are higher than you guessed. This was my old hood which my father still lives in. I live on the Kansas side of the city. It's a fantastic place to grow up and live.
The houses look pretty similar to houses in the Palmer Woods, Sherwood Forest, Indian Village neighborhoods in Detroit proper which you guys should check out the next time you guys visit Detroit again.
Houses are similar to houses in Hilsburough Ca. (only with bigger lots!) only here a house like this would range from between $6m-$16m Hearing that a house like that could cost that little is an eye opener!
Houses in Cali are beyond over priced. I'm originally from KCMO & now live in the Dallas, TX area. Cali people are buying up houses 4 times the size they had in Cali with more land & a newer house for a lot less money & paying cash for them. These native Texans aren't too happy about all the California people moving to Texas lol.
The neighborhoods that JC Nichols designed had covenants. These covenants made those neighborhoods segregated in "Kansas City." Yes segregation existed in this country. Of course he didn't invent it!
