    I still don’t understand why off plan properties yield higher “premium” / profits than ready properties. Is it because they are brand new? Isn’t their a risk that the off plan turns out to not be a popular area to sell or even the risk that it may not ever be finished in time? Appreciate any advice.

      its cheaper to buy off plan... however risk is on you... the builder might never complete. i.e. 100% gamble.

    Hi Denis,
    I wish to know how came about the ROI % for the Off Plan Property if the premium is 30%
    My second question is: What happens if the property is not completed within the estimated time given and let's say you were on a 60% premium plan?

    I purchased off plan studio in town square in 2018, now its complete. How much premium is expected now.

    but now off plan is also not a bad deal.

      In Dubai it`s limited to the minimum.
      Payments are linked to the construction progress and all money goes to the escrow account.

    Boss, off plan is the worse !! Who bought in 2015, 2016, and 2017 lost more than 25% and in some cases 50% now!! I agree some few off plan are good!!

      Dubai Realty i know exactly what happened to the market!! You are defending the off plan just as any typical real estate agent!! Lets think out of the box and analyze! These types of risks associated with off plan properties!! But Question: why most real estate companies are focusing on off plan? Just a curious question!? Is it because of the listings??

      ​@@ramazri1852 Please don't use such labels as "any typical real estate agent".
      There are thousands of agents in Dubai. Even I don't know what do they "defend" and focus on. There is definitely nothing typical about it.
      At the end of the day, it all comes to the preferences of the client.
