      Thanks for watching. There is nothing called 9E Khata, instead we call it as Form 9 and 11A Khata which is equal to BDA or BBMP A Khata properties. Form 9 & 11A Khata properties are good to go.

    Sir, Entire land A Khata but no individual A khata for plot. No 40℅ free space in that layout. They are asking extra rs 250/sqft for individual khata. Is it safe to buy?

      Sir, if B Khata is there please get it regularised to A Khata after paying betterment charges to concerned authority under whose limits the property comes, later take building licence as well & start constructing. Recently i heard that Akrama Sakrama scheme would start soon, wherein you will be allowed to regularise your property subject to satisfaction of few conditions laid down by the govt, request you to visit concerned office & check in person to avoid any rumours or confusion.

    Sir in panchayat limit site is DC converted and my registration year is 2007. Will I get e khatha ..
    In panchay I have shared documents last 3 months back but still no progress.
    Panchayt clerk is telling layout is dc converted but not bmrda approved .But my registration happened i 2007. Will i be able to get e khatha without any issues.
    Kallaballu gram panchay jigani.

      Anything registered before June 2013 should get Khata sir, not sure if they have stopped issuing now.

      99% of the projects available are pre-launched only sir. We can purchase in pre-launch projects also sir but the developer should be trustworthy, well known, he should have good track record, need to check status of developer's past projects, RERA REGISTRATION, Clear Title etc.

    Sir, iam planning to purchase a plot from a layout which has 11B E-khta for the layout and layout having gram panchayat approval (Bidarahalli panchayat), the layout got DC conversation in November 2022 , and developer purchase this land in 2023 March....., Builder saying this property will get manual 9/11B khata and later i can apply for E-khata, is this possible in my case???? Please answer Sir

      Sir i suggest never ever go for manual khata, also you can't get individual E-khata unless & until layout plan been approved by local planning authority. Also, gramapanchayat can't approve any layouts directly, it has some limitations.
