- I just wanna share some tips in buying foreclosures. I've always loved the process of hunting and inspecting foreclosed properties. Although it can be really rewarding, it can also be tricky if you have little information about the process and about the property itself.

Hi Chris. Nice video. Just a quick question, when you flip a property, do you transfer the title to yourself first then to your buyer or is it possible to transfer direct to your future buyer? Thanks!
Possible to transfer directly if your future buyer is okay with it. Some buyers can really be suspicious if they see that property is not under the name of the seller. I think it's a matter of explanation of how much money will be saved if there is only one transfer.:)

Hi Chris. To your knowledge, if I buy a foreclosed lot listed by a bank and this property is within a subdivision, say Camella, will I be restricted or bound by Camella in terms of building a property on that lot?
Hi Dennis, you may check the subdivision's deed of restrictions. I also suggest getting in touch with their homeowners association to know more about their limitations in terms of construction.:)

We are thinking to get another housing loan to pag ibig but this time I will be the primary and he will be the co borrower.
Yes, absolutely, as long as you havent maxed out your 6M limit and your income is still qualified for another loan.

Search for the banks name + foreclosed properties. For example: PNB + foreclosed properties.

Hindi po, banks are transparent naman of may pending court cases pa ang property.

Hi Daniel! Its quite a risk since red tag properties have pending court cases. It may take some time for you to fully own the property.

Hi Ced! Depends on its highest and best use. The are foreclosed properties with dilapidated structures and it might cost you more with the demolition. But if the lot itself has a really high market value then it would be a good buy.:)

Possible po ba ibalik ang napanalunang acquired asset? I've been paying for the property for 6 months now and hindi pa sya matirhan dahil sobrang dami pang kailangan ayusin sa house. Akala namin simpleng repair lang pero nung napalinis na namin yung property at napa-assess sa mga architect (we hired 4 for comparison), nakakalula ang total cost. Di namin kaya. We tried to apply for house improvement loan kaso sobrang taas din ng hinihinging equity. Nakakapanlumo. Akala namin magkakabahay na kami.
Sorry to hear that, yung nga lang ang disadvantage ng 'as is where is.' May I ask if mataas ba ang value ng lot even without the structure?
@@ChrisSuarezRealEstate I am not sure about the lot-only value. With the structure, it's 1.3M (2-storey townhouse). Aware ako sa 'as is where is' na rule. Nakakalungkot lang na nagsilabasan lang yung true status ng bahay nung nalinisan na. Ginawa kasing tambakan ng mga basura. During pre-bidding inspection, akala ko roof lang ang major prob. Sobrang dami pa pla!
Pano po kapag pinaforeclose namin yung bahay dahil hindi mabayaran ang bahay? Pwede ba namin yun ibuy back para mas mura namin makuha yung bahay?
There’s actually a redemption period where you can buy back your property after foreclosure.

Hi, it depends kung ang developer ay walang License to Sell. Kung wala pa, you can ask for a full refund. Kung mayroon namang license to sell, talagang non refundable ito kung nakapag sign ka ng Reservation Agreement.

Inhouse financing po ako sir, nabasa ko po naka lagay sa Foreclosure Rules na binibigyan si buyer ng 90-120days pra m settle nya balance nya at mbawi ang property n binabayaran nya.From Nov 19 up to now wala p po sa days n nakasaad sa foreclosure rules.Pwede ko p po b settle lahat ng balances ko para po m stip foreclose ng condo unit ko? Nagpunta po ako kay developer sinabi ko po reason ko tinamaan din po kc ako ng covid binigyan po ako ng form state ko daw po dw reaaon ko hinihingan po ako ng medical certificate & medical record.Nag punta po ako sa doctor ung medical record dw po bawal dw po ilabas un medical certificate lang po issue sakin.Sabi po ni developer antayin p dw po if ma approve ung document n pinasa ko kc po request po ako ng old price gusto po nila sa billing reinstate ng new price.Sobrang burden po nun sakin....lahat po nag suffer sa pandemic now na ok n po ako and willing to pay lahat ng d ko nbayaran including penalties gusto po nila reinstate sa new price kc daw po cancel n daw po account ko.Ano po pwede nyo ma suggest sir salamat po sa time n pag reply nyo god bless po.
