    Thanks for the video David. I haven't looked at Smyrna.
    With the commission lawsuit being official in July, can you talk about how that will affect how agents (especially buyer's) do business?

      You’re welcome! There’s a lot of unanswered questions on the settlement. And with any big shift like this, there will be a lot of unintended consequences, and it will evolve over the next several years. The immediate change will be agents will have to get buyers to sign a buyer brokerage agreement in the initial stages of working with them to ensure they don’t work for free and that buyers understand how the process works. In that agreement, it will have to be clear to buyers there is a possibility they will have to pay for their own representation. I think when the housing market is balanced, or a buyers market, you will still see a lot of sellers offering to pay Buyers agents just like you see now. It is definitely going to be interesting, but it will be up to agents working with Buyers to demonstrate their value.

      Thanks for watching! If it’s in the city limits of Smyrna, it’s 8.99 mills. Property taxes are definitely more expensive inside city limits than being in the unincorporated portions. But that’s the case for every metro Atlanta city.

      @@LivinInAtlanta Thanks for your response. How can I tell where is unincorporated and where is not? Do you know if there is a map of this for Smyrna?

      @brandonaad generally what’s inside the red dotted lines when you type in a city on Google Maps is the incorporated portion, also known as the city limits. That may not be exact. The other way is when we’re home searching with clients and they find a house, we can verify in the tax records.

    Smyrna used to be hood, then gentrification happened and now its ALL OK :)
