  • What do you do when things go wrong in the process of your new build home? What happens when pieces other than what you finalized through the design center start making their way into your home? Unfortunately these errors happen, I've been dealing with a few of them myself! Here's how we've found to handle these situations as they come up; if you're in the new construction process or are looking to start soon, I hope this helps!
    Every builder is different so be sure to check with them if you have any questions about the process for your specific home.

    Congrats on the new home. Thx for the tips to keep a record of everything. I have not caught any errors yet. So far pleased with my builder because they go over everything verbally, in writing, and then a third tie before we sign. But I am still watching…

    Thank you so much Nicole, great information, and since I’m just starting in the process, very timely for me.

      Thank you, I hope this was helpful! Luckily we just heard this morning that they are working on the cabinet replacement but it definitely won't be ready by the time we move it. At least it'll get corrected though!

    Thanks for your valuable insights. Flying to Sarasota for design appointment next week. No permits yet lodged with Venice city website. Will do additional searching using your techniques.

    Nicole, progress report: none! Toll Bros rep said in December on signing that they would break ground in May. Not! Rep phoned me once May 26 to say permit application would go in first week of June, then left message saying it wasn't done. Venice, Florida. They don't return calls or reply to emails!

    • @nicolenieves

      NO I'm so sorry! Communication isn't that much to ask for, to just not return your calls or emails is ridiculous and beyond frustrating

      @@nicolenieves finally! Toll Brothers permit application filed July 21, 2022 late afternoon. Found it today. This is the start...of our new home. Perhaps we will break ground by October? Fingers crossed.

      @@claudiahansen4938 that's so great! I'm very happy for you, that wait time is awful. At least now you know it's in the system and things are progressing. I hope that it all starts moving faster for you now, I'll keep my fingers crossed for you

      Closing pushed to August, 2023. That is 19 months from contract signing. Promised 14-16 months. Our supply chain is being sabotaged in every area.

    Hi Nicole , love your videos ! Hey quick question , how do you find your house public records ? I want to check they are using the correct sheathing material ( we are so much earlier in the process) and builder is not responding :-s , so want to check whta is actually submitted to city for permits :) . Many thanks

    • @nicolenieves
      @nicolenieves  Před 2 lety +1

      That's so good to hear, I hope they're helpful! I've found a lot of great information from searching my county name plus "public records," " real estate assessment," and "permits search." I still have tabs open daily to monitor the progress with the county!
      It's definitely crazy how much information is available, but it can be a little tricky to track down. Once you find the database you'll be able to search by your address, lot number, or subdivision depending on how early on in the process you are.
      Best of luck with your home!

    How much did you spend overall in change requests?

    • @nicolenieves
      @nicolenieves  Před 2 lety

      They only charged us once and let the other times slide since it was taking so long but it was $250 per change normally! So it could add up really fast
