  • New build homes give you the opportunity to create your dream, but there are things I've definitely overlooked before that lead to instant regret! It may be only a few weeks or months into the home before realizing... "I wish I'd done that differently!"
    These are issues I've run into myself in the past (unfortunately, but learn from my mistakes!) or have made sure that I won't be seeing in the future. I hope it helps. If you've run into any of these or if there are any I've missed be sure to let me know.
    Every builder is different so be sure to check with them if you have any questions about the process for your specific home.

    She is not kidding about that vanity height and counter heights! It matters! Make sure you have enough counter space too.

    Always good to have a bigger garage. Bonus is that is it's not included in property taxes as it's not considered 'conditioned' space,

    We have an oversized 3 car garage now and it’s something we are going to do in our new build this spring. It’s so nice to have.

    Point on Hardwood I have been a Realtor for almost 40 years and an Interior Designer/Renovator for 30 working on new construction and renovations. Hardwood floors are the only flooring choice that adds value to your home for resale. It can be refinished for less than the cost of carpet many times. As a second choice Engineered Hardwood which if a good grade can be refinished once or twice. That should get you though 20 to 30 years of flooring. Solid Hardwoods can be refinished many times. You should never have to replace it and it can always be stained in a new color if you want a change. Wood is the best investment for your money.
    Egress... Windows in Bedrooms must have egress size and height. In permitted construction, a room without an exterior exit will not pass permitting and will not be given occupancy permits. They are fire deathtraps.

      The flip side of that is for hurricane safety you want one room that is completely interior with no external walls and that has concrete block or other strong walls.

      I actually love the LVP that I have. It is a medium brown hickory look with the perfect surface finish that makes you wonder if it is the real deal. It won’t stain, scratch or dent like wood. It won’t buckle or warp like some engineered hardwoods which are just too thin to perform well, especially in humid climates. If you get tired of it, snap it out.

    Finally, I try to really envision how we are going to live in the space, which is difficult. Bizarrely, this resulted in a multitude of electrical outlets all over the place totaling $10,000 plus! Watching your videos has really helped me a lot. Thank you!

      I'm so excited to be able to park our cars AND have storage room to spare! It's always been such a game of Tetris to get everything in and there was still never enough room for storage

    I do not need carpets except when I get up from sleep. My feet want to touch carpets, and I think carpets are placed in the winter, but in the summer they are placed in the storeroom. Half the wall is tiled in the bathrooms, except for the showerhead. Thank you, knowing that I struggled with translation to understand part of the topic.

    All great ideas to consider we have most already in the planning in our new build design (Egress windows, upgraded flooring, better carpet pads, 9ft basement) one item of note: we raised the vanity heights in the owner's suite - but that's it - the guest bathroom is standard height, but that should work for my Filipina mother-in-law who lives with us and is only 4'10" ☺
    Our daughter has a bathroom in her bedroom, in hindsight, we maybe should have raised that vanity. I know it's almost an impossibility now that we are underway in construction, but I'll see if I can ask if any changes can be made. Thanks for sharing!       It's great that you were able to plan ahead so well! That bathroom height certainly sounds perfect for your mother-in-law 😊 The height might not be too big of a deal your daughter, I noticed it going from our bathroom to the guest but if you aren't used to the taller height vanity to begin with, it will probably seem normal!

    A. Ordering LVP on all surfaces except bathroom, laundry rooms.

      I really think (personally!) that LVP is the best choice. The look of wood with none of the drawbacks

      We have had maple 3/8” engineered wood for thirty years at our condo. Love the color and the look, but it scratches easily and is hard to clean. I am a pretty messy cook, and we have it even in the kitchen. Have an old oriental rug in the kitchen so only the edges of the kitchen hardwood floor show dirt!

    I think vanity height is dependent on user height; as a 5'3" adult, a 36" vanity is too tall (and like another comment said, I really can't clean the mirrors without a step ladder) - and when I cook, I find that my shoulders get sore because my elbows are out so I can reach into pots and things. Now I'd never lower my kitchen counters for re-sale if nothing else, but I do miss having a bathroom vanity that fits me better.

    sink wise if you guest in wheel chair or old parents it can help to that end i also put in wider doors

    Sorry my favorite bathroom vanity in our home is the lower vintage one - the 2 taller ones in the new bathrooms make it more difficult to clean the mirrors

    Can you please talk about painting in the homes? Entire house color? I am getting extra white cabinets, and I want a bring the feel to the home. I need to pick a color. The builder will only paint the house one color and the trim one color. I need help. Thanks

    E. Toll has the counter heights at 34.5”, no option to raise.

      I would think that would feel high enough, 36" seems to be the top end of height but 34-36" is great

    Flooring directly through the builder is way overpriced- 50k for hardwood or premium vinyl floors is ridiculous. Insult to injury it raises your property tax liability. Make sure you spend the money on electrical upgrades, but stop overspending on tile and flooring. You can have this done later and it will save you alot of money. Especially when you factor in those property taxes that are for life.
