NEW BUILD TIPS: PRE-CONSTRUCTION MEETING | What to Expect and Questions to Ask

- The pre-construction meeting for a new build home is an important step... but what exactly is it? In this video I go over what it is generally about, what you should know going in, and what kind of questions you'll want to be prepared to ask.
By the time you get to the pre-construction meeting, you'll have already signed the paperwork, the county will have approved a number of items, and your house will be in some stage of the building process. Before you get to the halfway point of the pre-drywall meeting, this is your first step of meeting your Project Manager who is on site, and another chance to go over everything before the walls go up.

Nicole! Toll Bros telecon today for new build in Nokomis, Florida. 200 days to completion, forms set today and first plumbing Nov 7. Pre drywall in 120 days. Does that sound too long? The hurricane didn't damage the Venice Woodlands community, and our build was not started until after they assessed the effects. Yay! Hope you are well. Claudia

@@nicolenieves haha, you are right! They just called to say slab pour delayed til Dec 5 due to shortage of concrete! Am self medicating with modest quantities of red wine. How are you guys doing and what are you up to?

I've been working on smaller projects and changed jobs recently so it's all been a bit hectic, I need to post again soon!
I wish I knew how much entailed in the preconstruction meeting. I would have planned a little better knowing that the things I said at the meeting would be final.
Your builder may be different, I would definitely reach out and see if it's all set in stone or if there is still wiggle room!
Is the pre construction meeting one we should have our realtor for?
If they haven't broken ground yet, is it a possibility to have the flipped version of the floor plan ? Or is that usually decided when going under contract before pernits are filed
I would assume that would have needed to be done earlier on in the process since all of the planning/documentation would already be with the county for approvals, but I'm not sure. It could definitely be worth the ask!
What state are you in? The builder??
Technically “Mechanical” is just your HVAC system … it wouldn’t include the other sub-trades like electrical.
