      In order to classify the fourth room as a bedroom, they just needed to disassemble the double decker beds, and put one in the room, and decorate it. Realtor and Owners have tunnel vision. The rocking horse could have been its "tenant".

    The estate agent needs to learn that you always let the viewer walk into rooms _before_ you. They then immediately get to view each room at its largest. If _you_ walk in first, you've already visually cluttered the space for them.

    This couple picked the wrong realtor first red flag. He didn’t know how many months the house was on the market for 10 months. Then he calls a tiny study room a bedroom. He didn’t even have a floor plan. He didn’t even educate his clients how to uncluttered and prepare to sell the home ( what to do kind of thing).

      The hallway is narrow to begin in. You could hit your head or shoulder on the pinball machine, while walking by. They should have removed it, but it might have put a big hole in the wall, and damaged the neighbor's wall on the other side. LOL It was a bad idea to even install it.

    The very first thing is to get rid of that coin thing in the entry hall that is suffocatingly narrow! It juts out so far as to say, "Don't come in here!" Along with all the other clutter it should get out of there.

      I thought the same! That machine should have been removed! It has absolutely no purpose besides taking up place and preventing people to properly see the hallway. Besides that, it's a danger hazard at the height it's at! Imagine having any part of your body hitting one of its corners or edges!? Ouch! I really don't know why they kept it there.

    I think John Rennie’s role is to remind sellers that they’re paying a commission to an agent who should be working for them! If the agent doesn’t recall how long the house has been listed or how a room could be used for a potential buyer, then the seller can keep the agent or may want to find a new one. I don’t think it’s useful for John to interview residents of the town (who always like it!), but I like how he holds the agent responsible for marketing with diligence, thoroughness, and honesty.

      Nancy Deshaies, I commented elsewhere on the "John equation" but you raise a valid point. John has certainly held a few agents' feet to the fire & either held them accountable to the job they had claimed they could do or released them altogether if it must be done.

    When I’m buying a house I don’t care about wallpaper or the owners’ poor decorative taste and bits of tat. It’s the size and number of rooms, and whether any big money needs to be shelled out for such items as new windows, new kitchen or bathroom(s).

      Same. I find it astonishing that this house would be "unsellable". It needs an upstairs bathroom, that's it. Everything else is about redecorating, which is going to happen regardless whenever anyone moves into a newly bought house.

      Totally agree. And I wouldn't even call myself an amazingly creative person. But still. I watch something like this, I immediately focus on the potential and how *I* would like to furnish and decorate the rooms 🤷🏻‍♀️.
      It really blows my mind, that people decide about whether or not buy a half a million home because of the wallpaper color.

      A lot of people don't want to move in and have to do a lot of work redecorating. And I think the presentation matters. It's cluttered and it's too personalized, and that creates a bad vibe when you first walk through it that's hard to overcome. More neutral decor and a more minimalist decor while getting rid of all of the weird stuff will make it more appealing and less offputting to buyers. There's a reason it's not selling, and in most cases that's usually because the price point is too high relative to what buyers feel they're getting, and/or the perception a lot of work will be required to make it appealing enough to want to live in. Aside from that, the fact that it has no bathroom upstairs is an issue, and will put a lot of people off. The realtor is also a mess and is trying to present the house as more than it is. For £540K, people expect more.

    That realtor was of bad faith! I think he did on purpose to mislead the potential buyer by saying that there were 4 bedrooms and not putting a floor plan in his brochure right off the bat! He probably didn't like the clients and retaliated by being dishonest, so as not to sell the property. The clients should've changed realtor because that one really didn't at all deserve the commission he got in the end when the house got sold!

      Sad that he earned any money at all. The inconvenience and expense this family suffered as a result of a realtor not doing his job is inexcusable. Yes, changes needed to be made by the sellers but I would think he should suggest those changes and the fact he didn’t know how long it had been on the market and the fact he had no floor plan to show is awful. Shame on him.

    The RE Agent was useless. They should have got rid of him after a couple of months of no viewings. He should have advertised the property as 3 bedrooms plus a small study just ripe for conversion to a bathroom. A floorplan is a "must have" too. He should have also told the vendors to declutter, tidy up and get the property painted into more appropriate colours. It should have been taken one step further in the kitchen. I would have suggested painting the cupboard doors and putting on new door/drawer handles and maybe even a new stove.

      @@virginiamoss7045 He should have backed up his expert advice with the list of sales that he accomplished in the last two years. Then, they would have "blind" faith in him. If he only sold two properties, it would be a sign to shop elsewhere.
      Sellers don't see the clutter and eyesores, they see convenience possessions. If they have no creative imagination, their best bet is to declutter and discard the unused possessions. I had about three hundred DVDs, and got rid of 70%, after realizing I would never rewatch them in my lifetime.

    Watching these unsellable programmes is so fascinating! Post COVID, no house is unsellable now!
    Houses here in London, are snapped up within weeks! Days, sometimes. 😲

      Its the same in my part of the US ( midwest). I have seen unimproved homes that have not been redecorated or updated at all, sell in one week for over the ( not cheap) asking price.

    Why did we not get to see the other rooms? And I don't know why they left the pinball machine in the hallway. It feels like you walk right into it when you open the front door, first impression that makes the hallway feel narrow. The realtor seemed really low energy to me, you'd like to see some enthusiasm for the house.

      Here's where I'm at with the John part. I didn't "connect" with his purpose at all, but when he kept showing up, I decided to switch gears & try to think of the John part of the equation as a separate show about the history & culture of whatever "area" they're in. If I don't do that, then his presence continues to be an intrusion. ONLY my opinion, of course.

    They should have taken down the pinball machine and mirrored the entry hall. The kitchen looked as if the cabinets were floating. For $200.00 they could have added a hood over the stove and made it all look cohesive. Also, why not paint the cabinets? They were tired and old looking, it wouldn't have hurt. And the one thing that bothered me the most is that they didn't even polish the floors or the banister. The main part that they wanted to play up when you walked into the house.

    Their realtor didn't seem as if cared whether the house sold or not. I know he was put on the spot, but he came across as defensive and untruthful. The white walls totally transformed the feel of the house. So much brighter. The pinball machine still needed to come down. Really made the foyer feel claustrophobic. Side note, the red and light green bedding was bizarre. Those colors do not go together.

    It's so weird because in the US you legally can't call something a bedroom if it doesn't have a closet. There's no way that would fly.

      True! And the days of having just an armoire to put clothes in (and ONE an armoire) are pretty much over. The lone armoire worked in the Victorian era, but it won't work now.

      not true - most apartments in NY do not have a closet in the bedroom. You're referencing the window room - you can't call an interior room a "dining" or "living" or "bedroom" unless there is at least one window.

      @1upRosie We looked at a house in NY state in 2009 that labeled a study/pass through room as a 3rd bedroom and it did not have a closet. So idk that what you're saying is applicable in all 50 states. I think stuff like that re bedrooms goes on everywhere

    Why the red? It’s almost expected in this series. Most folks aren’t especially keen on that color. It’s not easy to work with, looks cheap, and is quite dated.

    Really the owners should take a good look at their home and think if I were to walk inn to a house I want to buy that had so much stuff ( they knew the house was full) would I want to buy it, the answer would be NO. It's not brain surgery if you are selling anything clean it and show it off. A tin of white paint does wonders.

    Stairway carpet should have matched the wallpaper in the entry, & kitchen needs more overhead cabinets ... I agree with adding the extra bath upstairs. Can you imagine a set of bedrooms on a floor with no bathrooms??

      They never mentioned the shelves they added in the kitchen and paining those kitchen cabinets and adding new pulls would have made an astounding difference. The area above the sink needed more shelving, not just decorative floating shelves (that they never mentioned).

    I liked the hallway entrance better before and thought it nicely complemented the wood floor and stair rail. I would have moved the pin ball machine that made a narrow space even narrower. I liked what they did to the two bedroom and kitchen, but think the time spent on the foyer would have been better spent on the “4th” bedroom/study area instead of leaving it purple. For all their talk if 3/4 bedrooms, I only saw them show 2/3 and don’t remember the living room at all. Strange.

    The little room would have been used as a nursery/toddler room, then a sitting room for the parents - before home offices and should have been promoted as such, it is quaint. Agents are afraid to insult the client with a list of "to do's" before marketing. Everyone wants to rush to market and then wonder why there is no interest in the "lived in" look. First impressions are so important. Should do the work before you let people see it and save months of anxiety and mortgage payments.

      That embossed paper is designed to be painted, it is pretty popular in the UK and with older Canadians in my experience

      I had wallpaper in my kitchen that was so thin and hard to get off without destroying the drywall, I researched how to paint over it. It turned out great and you'd never know it's there under the paint.

      I agree that in most cases painting over wallpaper is undesirable (although it sounds like abi gail figured out how to do it right and for a good reason). I also agree that the embossed wallpaper is meant to be painted. I believe it is actually an original feature of the home.

      @@mapleleaf0 It's not ideal, but sometimes it's the method of last resort. I spent much time and effort trying to get this paper off - wetting, scraping, renting a steamer, picking it off one inch at a time, before deciding to use a primer/sealer and painting it.

    That real estate agent is full of BS! Decent photographs are an absolute necessity, even though this was in 2008. Everything since around 2000 is online full time. No excuses for that lousy hand-out and what about an internet presence? White flooring in the kitchen - not the best choice but then, a lot of people put down floor rugs or mats. If it's not an eat-in kitchen and there is a separate dining area to eat in (with no carpeting but easily cleanable flooring), I don't have a particular problem with it. It was no doubt done to make it feel lighter, brighter and more roomy. My major issue is that ALL of those facades are exactly identical, right down to the damn paint colors and doors! Where is the individuality?

    The renovations were nice, except for the wall hangings and the pinball machine. After putting effort to patch and paint walls, it defeats the purpose to put nails in the wall. The Buyer has to patch up the holes with matching paint. If the identity of the fourth room was disputable, they could have set up a study room with a desk and computer for the daughter. The floorplan and cost analysis for a 2nd bathroom could be posted on the door.
    What is a crisp white floor? What material did they put on the kitchen floor? Vinyl planks should be cheaper than laminate flooring, and make the kitchen WOW.

    Need upper cabinets in kitchen for glassware, dishes & everyday items. Do they have a room with a dining table? No pink anywhere please. American home usually have a basement for our utilities, especially in city row houses. It must be difficult to squeeze everything inbthe kitchen, Yikes!

    Call it a 3-bedroom + a den. Ppl like the idea of having a home office space that can also be used as a guest bedroom. Problem solved. They need to stage it too, remove all decor, personal pictures, clutter, paint all walls same color (neutral). It’s a hassle to live in a home u selling. But that’s only way.

    I sold a home last summer in 1 day. There was a 5 way bidding war. I made a 101% profit on selling my home. I had a terrific realtor and I staged the house myself.

    Most 3rd bedrooms of modest houses in the UK are this size and are always called 3rd bedroom or box room. To make such a big deal is stupid, when you are in the house you can ascertain the size and if in your head it’s not a bedroom well you can walk away. Most of these 3rd bedrooms are for a baby’s cot and changing area or for a young child. I had a 6’ son in there until he married!

    Sofie has called a navy blue garage door "electric blue", and, now she's calling aqua "electric blue". Neither color is electric blue.
    There's an attraction at Disneyland that has true "electric blue"" on it -- its not lit.
    The aqua hall paint was inappropriate, but NOT because it was "electric blue" OR "lurid blue", Sofie.
    You know what? Russell, estate agent, is the Donald Trump of real estate.

    I have acquaintances who got their flat cheap because the back yard opens off the main bedroom, but are now wanting a premier price - they also do no maintenance & have 3 children in a 2 bed flat.
    The back deck is deteriorating patchy wood, asphalt, faded fake grass & rusty garden shed - advertised as an "oasis".
    The realtor gets to have their business advertised for months.
    Meanwhile, well presented smaller flats sell in a couple of weeks at an excellent price.
    They'll be living there unhappily until their children all grow up.

    I would have changed estate agents! If this estate agent doesnt even know how long the property has been on the market then he has been doing the job he is being paid for and he has probably even forgotten about it! Its shameful that he is listing the house as a 4th bedroom when you couldnt swing a cat let along a bed in that room its a study and thats what it should be called!

    In the US IF a room has a closet, it is a bedroom. Our realtors tell us to clear the clutter, to neutralize AND depersonalize each room with light neutral colors and to redo our kitchens. Most working people do not have the time and energy to do all that works after they move in. This hard-working couple with three daughters obviously did not have any time or energy to make this home ready for the market.

      Exactly. You can't market a room as a bedroom if it doesn't have a built-in closet, period. When it is appraised, that room will not be considered a bedroom. To call that little study without a closet a bedroom was ridiculous. Providing plans as to how it could be turned into a bathroom was a great idea.

    I'm. always puzzled why people do not consider renting - this family could have rented out their house, rented a house in Kew and then placed their own home on the market. True some buyers would want vacant possession but if the lease is only for 6 months - by the time contracts are exchanged there would not be too long to wait - further some buyers may be looking for an investment property and would be happy to have an existing tenant.

      @@Marysservant LOL. You are correct today. When I wrote my comment 12 months ago, the rental market, at least in Australia, was very different. Today the rental market is in steep decline thanks to ridiculous legislation introduced allegedly meant to alleviate the housing crisis but which, in reality, has had the opposite effect.
