- Outside of more Celebration and Golden Oak videos, a video about moving to Clermont has been one of the most requested videos I've received! Clermont is a huge city with a ton of possibilities. Today I'll dive into a few of the reasons I think Clermont is a great place to call home.
Thinking of buying or selling a home in Clermont (or the surrounding area)? My team and I would love to be your real estate resource of choice! Reach out at ken@pozekgroup.com or on instagram (@kenpozek).

I love Clermont and thats why I live here!❤
Can my wife and I find a house a with pool $.2000? Is possible we’re thinking about moving next year from Pennsylvania. How is your town?
@@geno5169 2000/a month? Yes. We bought a pool home for $250. I have seen many rental homes with pools even lower than 2000/month. Idk what PA is like. But if you get paid well there it is best to see if you can stay at your current job and pay rate and live here. Many successful transplants do well by working remotely for their company. The jobs here pay very low. And most rentals ask income to be 3x the rent, first month's deposit and a last month's payment. Not every where, but I have seen that as being the common request for rental homes.
Born and raised clermont! Really is the best city in Florida. Spent many summers at the beach by the old middle school.
I've always enjoyed Clermont. The rolling hills are beautiful. Spending an afternoon at the winery is always a great time. Seems like a great time to move there. Great job Ken!!
Well said!
I live in Clermont and it is so nice and peaceful , and i live at a relatively affordable place , even thou it is going up
Y'all continue to impress! Love the mix of candid and b-roll moments sprinkled throughout, absolute master class in hosting and editing.
Thanks Ryan! I’ve got an amazing team. Super lucky
We are buying a home in Clermont and moving there in 2 weeks!! Can't wait!
Welcome to the area!
Is there any homes about $2.000 with pools? With 3 or 4 bedroom? We’re coming from w next w hopefully with our move.
Ken your choice of music....LOVE!!!! Thanks for the 411!!!
Clermont has blown up so fast, it’s really sad, and it’s really expensive. I am so bummed they are building off Schofield rd now. We are out in the Green Swamp off 33, it’s only a matter of time before the development creeps out this way.
Me too I wish people would leave we cannot buy a house because it’s to expensive and even renting is bad.
Another great one Ken! Right down the road from my house! Clermont is great! And not only are you close to everything, you’re even closer to a lot of the best bass fishing lakes like the Harris Chain and John’s lake and lots of little scattered gems.
Chain of lakes there are insane! Definitely some hidden gems!
Love living here, just waiting for western way 😍
You got that right!
I could get into Claremont! 🍊 ☀️
I’m waiting for my new construction to be finalized!
Best of luck! Let me know if we can help
The houses have gone up in Clermont by quite a bit. It's getting expensive to live here. It is beautiful and I do love it but it is extremely busy now from someone who has lived here 21 years.
It’s growing up quick!
How high are they going up? Where looking for. 3 to 4 bedroom
@@geno5169 I can't be exact but I believe 3 to 4 bedroom 350,000 - 372,000 maybe? Depending on what you are looking for. Lake or some property is in 600,000 and up. A good realtor can help you. God's blessing in your new journey. Look also in Groveland too.
was born and raised in clermont sad to see what has happened to it over the years with the population boom and the ruining of its natural state, developers have destroyed this area and made it into a mad house when once it was a paradise
Agreed, they're clear cutting forests and paving over the hills to build cookie cutter houses everywhere. So many nor easterners and city dwellers are moving out into rural Florida and desecrating all the natural land.
Agreed! I was not born in Clermont, but I lived there from high school and graduated from HS there. It’s insane how in 10 years it has been developed so much. The best part about it are the farms, fields, and orange groves.
Clayton?
Tell me why you feel that way, what’s going on there,
Thanks Kent you the coolest guide on the internet. U inform us on important facts we might overlook👍. Stay safe stay relevant and healthy - 😎
Hahah you’re amazing. Thanks you 🙏🏼
You're welcome
I've had three cousins move to Florida, one of them to Clermont.
I just found out today that there's hills in Clermont. I"ve been thinking ALL of Florida was flat my whole life.
Hills…-ish? LOL just kidding it’s very nice.
Excellent video. These communities outside of Orlando are really great. Lake County and Seminole County are amazing places to live. I know the area very well. It's better than living in Orlando if you want a more peaceful experience and a great sense of community (not many tourists or seasonal international owners). Still, you are just 30 or 40 minutes from Orlando if you want to go to the parks or enjoy the city. Mt. Dora, Lake Mary, Clermont and even Sanford are great places to live or visit. If you are into biking or running Lake Mary has one of the best trails in the nation. Quality of life is beyond superb. You will not regret living in any of these places.
Some quick personal observations: "Close to everything" is subjective. Depends on what everything you want to be close too. For example, I live at one end of Clermont, the opposite end is nearly 30 minutes away and people in downtown Clermont act as if my area is too far to drive. Yet there's not many jobs in Clermont, so I used to drive over 30 minutes just to work. Which, that time is subjective to what I call the "Florida Triangle" lol (it can take over an hour to go 11 miles in some places or at some parts of the day.) I personally love all the land I get to see while driving on hwy 27, however, it won't be long till we have the traffic nightmare Davenport experiences since they are clearing land and building beyond our current infrastructure. There's many severe/fatal accidents that occur in 27, and on top of that, there's no easy alternate routes when the hwy is shut down. I have a love and hate for Clermont. It's close enough to WDW yet too far from the ocean. Expect nearly 2 hr drive to the beach. Not bad except, driving home at night 2 hrs after a long day at the beach is rough. It's definitely a sellers market right now. We paid about 250 for a home with only 1300 sqft. IF I could afford the size house we need in Winter Garden, I would've moved there. They have more access IMO to get everywhere I want to go. And the shopping on Daniel's Rd is the shopping experience I am used to. Clermont is up and coming, but it's not there yet. I have seen the plans for Minneola, they look amazing. That said, those plans were designed 20 years ago and Minneola barely resembles them, but I would also choose Minneola over Clermont due to their high school rating, it's stunning areas, and access. Another bummer, my cell phone only works well where the towers are, so two areas and I have almost zero service in 95% of the stores. There's one movie theater, one shopping area, a lot of chain restaurants, with beautiful land. You'll love living in Florida. But you'll definitely leave Clermont in order to have fun. Unless you have a boat, which definitely get a boat. The chain of lakes is fun. But there's not much to do. I am excited that Costco is joining us and I have been Begging everyone to request Trader Joe's. I do love watching the sunset on Lake Minnehaha. I've heard the Walmart in Clermont Proper (the northern area near hwy 50) has gone totally self checkout, and the Walmart South closer to 192 is what I call a "tourist" Walmart. In this area expect to be around tourists. It's part of the culture here. I used to be a tourist so I try to just stay out of their vacation bubble and not be annoyed by them. I try being nice or out of their way cause they are operating on island time mentality lol. The Walmart down here is busy year round. And you'll notice trends in where the tourists seem to come from all visiting during the same month. Some people talk bad about south Clermont, it's grown on me. We do have the advantages of being closer to WDW and 192 and I-4 which can take you to all the tourist attractions as well as to the Gulf and for that bonus I am grateful 😀
You're the man! Thank you for this video Ken! So much to consider. Looking forward. 🤗
Thanks for this. Trying to get there. 😁
Looking to move there. Thanks for the info
i used to live there, real nice place
I live in a 2 story 5 bedroom 3 full bathroom and 1 half bathroom I think what it’s called I love it here it’s literally the heat of Florida I think it’s close to everything downtown orlando Disney universal Daytona Tampa is only 2 hours away that not even that far
Do the lakes you show have gators in them? Seems like it would be dangerous to go water skiing if there is gators.
I am in minneola borderline of Clermont new build 34715
That’s how real estate marketing should be!
Love this city!
Southern on 8 is one of the great places to eat.
Taxes in orange is 6.5 and 7 in lake
Question: Maronda homes builder is a reliable company with good construction with quality?????
When do we expect the road to complete that will allow us to zip over to Disney?
Flash floods in Clermont FL happens a lot???? What's the risks????
What areas are best for short term rental to learn a little more about different towns before we buy? Also would love to learn more about the different schools in the area! Thanks Ken!
I've noticed Rental questions seem to be getting ignored ☹ ....Here's what he said elsewhere....
KenPozek: "We don't handle but my friends at Greenway property management do." (Ask for Kim)
Jordan, I have noticed that there are MANY short term rentals in South Clermont. Also in Davenport and all along 192. If you work at home/ don't need to commute during peak hours Davenport is more cost effective. I love their shops down in Posner Park. West Kissimmee or Clermont near 192 and 27 has been an ideal jumping off point in my experience.
You cover it all in ONE video. Great info, thanks Ken
Where is a great community for snowbirds? Affordable and nice winter climate.
Winter is perfect here in Florida! Just depends where you’re looking. There’s opportunities for everyone
The more North you go the cooler the winter months. So North Fl can be as chill as 30° at night easily, whereas South FL gets about 60° at night. Here in Central FL it can be 80° one day and 53° the next. They say winter comes to us about a week each year lol and you'll freeze and love it haha coming from Arizona expect it's humid which I personally enjoy and tropical a lot. In the cool days it will feel like Fall. I am from Colorado, so I'm basing my "fall" on warm, nonhumid, breeze type day.
Can my wife and I buy a house with a pool $ 2.00 or under ? And is it a safe town? We’re looking to move next year from Pennsylvania.
Hello Gene! Clermont Florida is beautiful, the only area in Florida with rolling hills, you also have homes situated on acres, people own farm animals....it is very rare to find ccx a home here for 200,000 or less, however going a little up in price can get you a really nice home, sometimes with a pool...schools are grade A type...especially in the 34711 zip code or nearby,,,you have grassy lake elementary, east ridge middle school, east ridge high school just to name a few,,they all have great programs...alot of the businesses are brand new,,,much live entertainment, in CV ludington farmers market, sips and salsa event, lots of diversity and Culture...home to one of the best hospitals in florida which is South Lake hospital, you have an awesome college here as well..you have neighborhoods that have that small country feel like in mineola which is a part of clermont the streets are cute small and pristine with old shops and restaurants, at the same time you're close but far away enough from big city Orlando..you can go on weekends and spend Latin or country night festivities outdoors near fun spot..fun for the whole family..look it up...Very safe place for family, kids, very health orientated, look up the national training center in clermont. Hope y'all make it out here!
👍
Hey! That's my town! :) great video!
It’s a great spot :)
Question for the clearmont natives. What school has great rating?
Love my town!
Great place to be
What is that beat that started the video?
Thats where for year’s I am trying to save for to live.
It’s a great spot!
Hey Ken, what do you know or have heard about the Montverde/Bella Collina area?
I did a whole video on it! Beautiful area. Obviously a little farther out, but it has a lot of benefits. The neighborhood is incredible
I’ve been in clermont all my life to many people now
Lots of people for sure
What about Groveland?
I consider Groveland to be even more rural. However, they have their own charms and are not far from Clermont Proper so you can generally have access to both areas easily depending where in Groveland you are located. It does matter what your needs are, for us my husband needed to get to WDW area daily and Groveland was too far for that.
Can you do a moving to St. Cloud? :)
Coming soon indeed!
How does Clermont compare to Lake Mary?
Lake Mary is more expense than clermont. Lake Mary school district is A. So everybody wants their kids go to school in Lake Mary. The further you move into Lake County less convince because it’s still growing. Lake Mary has a lot shops, stores and restaurants.
Lake mary is overrated. Heathrow is the only area in Lake Mary that is nice. Lake Mary restaurants suck and Lake Mary Blvd is overcrowded. Been here 11 years and ready to leave ASAP! Lake Mary is too far from everything.
That town is land locked.
So is all of Orlando! Haha
There are a lot of lakes 🤷♀️ I get you though. It's basically 2 hrs from the best beach (Siesta Key), which is rough if you love the beach and hate driving 😆
Clermont is full. Starting to get ghetto.
Ghetto how? With all of the new houses and commercial development?
Great video of Clermont, Fl!!! Let's do some videos together @clermontcityguidefl
