我來澳洲30年，起了2間屋。第一間在92年，因為是經濟差，好多工人，所以3/4月便完成建築，價錢理想，一切順利。但是到第二閒就有大問題，97年10月簽訂合約起屋，但是要到99年3月才可入伙。。。期間太多問題。。。例如天雨，冇工人開工，其他延誤等等。。。最後記， builder just finished the house, there are many other work to do, like driveway, lawn ,garden etc to be done later. They are costly. But they can be delayed if you don't have money. Remember building a house can cost you a lot with many unexpected costs.
I think in Marsden Park, there are many house and land package. Beware of bad builders. Better to buy land first. Then shop around for good builder. Stamp duty is for land cost only if you buy vacant block and then build a house. If you buy house and land package, stamp duty will be a lot more. For example, if the vacant block costs $500K, you pay around $25K. If the house and land package costs you 1M, you pay around $50K. So save $25K
建屋首要找有口皆碑的建築商，否則可能有大損失 to search information from the Fair Trading department which listed all builder with bad reviews. NEVER go to those black listed builders 。另外，通常建築商會把樣板屋佈置和建築特別好，但通常basic price won't include all the extras in the display homes. Make sure you read all they fine prints before signing contract. The building cost is another important factor. Fixed building cost is the best. The time frame to finish the house is another important thing. The finishing time has to be included in the contract. In case they can't finish in time, you can claim compensation. Also if the displayed homes are not good, the workmanship for your house won't be good. Just imagine the builder can't even present the best home for display, the finished house most likely worse than the display homes. Good luck !!

@@daddydaddy2265 I can share my experience. But I haven't been dealing with builders for a long time, so don't know the recent information. Just heard that majority construction projects have been delayed due to shortage of building materials

值钱的不是房子，而是所在区的地的价值，房子装修会贬值的，现在新开发区的地越来越小，地大，还有地所在的区域，还有人口的构成还是重点

纯属个人偏好： 老区有一些百年老宅装修扩建一下更有感觉更舒服
或者喜欢大洋楼的 山区30年新旧的带800平大院子的 建筑外在的美感最好

悉尼西北離city是比較遠的，車程40幾分鐘到1小時，如果工作在西區或北區會較為合適。
