I own a property there at Bamboo Grove but we haven't build on it yet. If you love to golf just like I do, that's the perfect place for you. Their course is one of the top golf courses in the country or Asia.

Anvaya - Ayala so it is very expensive! There are other places there which are cheaper though they don't have the golf course that you needed but you may still get membership there to play golf.
They are launching a new condo there in Anvaya. I sell beachlots nearby in Morong Bataan. I really love the drive from Manila to Morong Bataan. The views along SCTEX is awesome!

Anvaya is a great option. You might also want to look into the Batangas, Nasugbu area. Theres a few beach coves beside each other so you have a few options on which area you want to stay in. Kawayan Cove, Tali Beach, and Punta Fuego are the top ones in mind. There are a few developments within the area too so its nice if you could have a viewing between villages.

Kim buy a land and design your own home… Pinay Power! Kim Bataan is very good area for your family. Plus you can ride a ferry or fast craft from Bataan to Manila.

Very nice so thanks for posting. We will check this out next time in BGC. Google maps shows this to be a 3 hours and 15 minutes drive from BGC departing a 7 AM. If wife is duel citizen she can purchase the land. The other home for 1.2 Million seems way over priced. Although, we paid $1100 per night to stay and play golf at Pebble Beach in CA. This golf course looks nice so wondering about the rates or membership fees?
Yes if she is dual, she can purchase! It’s a wonderful area. The golf membership covers both golf & beach (I need to confirm the exact rate) There is also a beach membership but only covers the beach area. The golf course is among Aisa’s best golf course! It really is stunning here

I am with Kim reg house plan..If you guys just want it to be your holiday home, then def. an open space would benefit you and your family..multi layered house or depends how big your house is going to be-the upkeep and maintenance is greater, maybe dearer. Also, I get where Kim vision is, her family orientated root is so embedded that she kind of want the family really spending time together in one space xx (I think?)...

70 million is a lot. Obviuosly if it located in Manila then its fine.Location always matter but this place is in the outskirt of Manila and the house itself is not that modern. For 10-15 million can do a lot for a contemporary house., You dont need an italian architect to design the house because we have now the best local architect that can design a house aligns to current house design trends.

Anvaya Cove... very nice... being that close to Subic Bay and the military in a time of heated exercises with China, I might not be in such a hurry to invest... or... if I did I would use that to bargain a better price.
Subic Bay is now a freeport and economic zone and no longer a military base!
I would not worry about China invading Subic Bay or any part of The PH. The US has 5 bases in PH's and have been preparing and training soldiers for many years for any type of aggression from China. The EU also has their back so do not see China moving on The PH.

in 2022, we looked at a small remodeled home in Hilo HI priced at $450,000, so yes prices seem to be over valued for this location in the Philippines.
