      I think some of the material prices will come down a bit more from a raw goods point of view and cost of fule to ship, but the end cost to have some one built for you is going to stay about the same due to labor in the entire supply chain going up.

    Super valuable information Ken. Thanks for this discussion. I was thinking this morning about the setup under the tarp that you pointed out for the "next project" and how cool that is. I'm figuring out how to get my trailer in my "porch area" to begin bringing in "hard pack" granite gravel for underneath all the paver bricks that I've now got laid up. Anyway~~ rehab for my porch and I'm hoping for more warm weather. Then the weigh in. Scared about that. Loosing weight. No bread and almost no grain products. And I'm thinking that I might try to budget one of those electric bikes. So you are certainly influencing me in a positive way. Thank you so much for that. ✨🙏✨

    Thats about 94 bucks a square foot for garage shell. In my area we have been closer to the 22k with roughed in sheet rock (no finishing) pad and permits with no special land preparations. I have been using a lot of your methods of prebuilding walls and trust at the shop, its been a great improvement. I keep three to four guys prepping sites, slabs and 3 to four prepping walls truss etc. then install. Materials have come down quite a bit in my area, we have actually been able to reduce material cost by about 2k. BTW this price is only for a T1-11 siding, paint is extra. Ken you have taught me so many things to enhance my business, I am doing about 3 to 4 projects a month sometimes a little more

      $27,000/576=approx $47 per foot.

    I am very thankful that I replaced all my house windows about 4 years ago and put up a garage just before the lumber prices (early 2020) jumped like crazy. I probably couldn't have afforded doing either if I had waited. Info is great. I have noitced the same increases (like in the lithium ion batteries) on the things you listed. I tend to stock up on things when I can find a deal, just in case. I was lucky enough to have bought a bunch of Li batteries on clearance and have a bunch to rotate. The 4.0 ah ones last a while on a charge.

    I like hearing all these numbers Ken. I'm not bored by it at all. Wow, overall effect is 55% increase in cost. I agree, cost of living is more so paying your workers more makes sense! Thanks for running us through the numbers Ken! You sure sound good and your eyes have that twinkle in them again! Thanks for this update on costs!

      I wanted to have a lean-to shed put on back of my house on an existing concrete slab. A 5x10, simple project. Had two guys who worked alone say it would take them 6 hours. One wanted $1,0000.00 for LABOR only, other one wanted $1200.00. I told them they were crazy. They wanted more then what an ICU nurse makes in a hospital an hour. So basically want 200 BUCKS an hour. I did it myself at 68 years of age. Would have paid to have it done for a reasonable amount.

    Great breakdown - thoughtful & helps to concretize pricing for non-builders. I like a bottom line > $50/square ft +/- 10% but good to understand current/projected pricing from stem to stern, excepting of course finishing preferences/needs.

    Our parametric number up here are roughly the following: take your material costs for the project then times that by 2 for your labor costs and add together for your total costs. But our building expenses have always been high up here.
    I think your customers are getting a GREAT value for you garages. Keep up the great work Ken 👍

    That’s good information and I don’t know of another firm who broadcasts their prices so clearly online for all to see. Wee know you to be an honest good hard working man who isn’t afraid of hard work and puts the hours in. I wish that there was a lot of young ones backing you up with a similar work ethic.     On our camp I bought 7/16 osb spring 19 for 10 dollars. Because the factory was close. At home it was 15+. Now I just checked wow it was 8d at Lowe's, 11 at home D. Didn't know it had gone down that much

    No worries about the many details, this is exactly what I like to hear, all in one video.
    I have roof replacements on garage and house, and wooden soffit/eaves on metal pole barn to be replaced this season. This info will help me keep material pricing honest. Usually I buy materials myself, and just hire a contractor to perform the work I can't do myself.

    Wow Ken. Your raw material prices are half to a quarter of ours here in Austria! Even the timber prices here are 50% more and the timber industry is our second biggest industry locally after tourism - I'm in the mountains.

    Herein the uk most of us don’t have garages and for those that do they are single and some you need to get out often car before you put the car in a bit like the car parking you have very little room to open the doors while in the park space especially if you are on the large side

    Ken, don’t be sorry about rambling on prices. This is super interesting (and important) to hear about as I live on the other side of the US from you (Washington state). I got quoted $60k before taxes for a 24x24 from a company. That’s absurd. I’m just now getting into building and did a take-off on a 24x24 and it came to around $35k with an OK profit. Thanks for sharing.

      @@eggmannnnnn Hey Joseph. A take-off is literally counting all the material you need to complete the job. You count and calculate every piece of lumber, plywood, light fixture, garage door, roofing materials, siding materials, etc, etc. It actually gives you the exact dollar amount it will cost to build whatever it is you are building, so there’s no guess work.
      Another example is if you buy a garage plan it will usually come with a materials list. You can take that list to a lumber yard and ask them to bid on it. What they are doing is a take-off because they count every 2x4, 2x6, every piece of plywood, etc. Hope this helps.

    in nj and parts of pa...it 10 to15% of the coast of the project .so if you deck is 20 grand pemit 2500 or 1000.just the permit .plus the coast of the inspection

    Thanks for the 2023 price breakdowns Ken. As a home improvement contractor in southern RI prices here are more than in your area. I bought 24"x 50" white no-mar coil stock at the local lumber yard last week at $169/roll, deck screws, deck hardware all up at least 30% or more. Well, at least framing lumber and sheet goods have come down, I could not see paying almost $10 for a 2"x 4"x 8' !

    Extremely good price. In Illinois near Chicago for a 660 square foot garage and the concrete contractor with zero mark up for a general contractor fee was 12,500 the materials for framing, siding, and roofing (including doors and windows) was 13500, and all the labor was $19000 for a total of $4500, everything is so expensive. Crazy that you can do it that cheap. Especially since concrete and material was 26000. The concrete price did include the labor for ground work and pouring it

    Excellent presentation of how cost have gone up over the past two years. I see it every week when I grocery shop, purchase a tank of gasoline. I am 80 years old and remember when bread was .23 cents a loaf, of course I only made $1.75 per hour as a machinist mate.

    The price of concrete matters where you get it at. Up north by where they make it from limestone it's cheaper. Down state we have shortages and higher prices. 150$ yard last fall last pour of year. When wood went up I did a lot of block work because was cheaper than wood. Sheeting prices are still high here. #2 or better doug fir has been cheap. The price of building my skillion pavilion hasn't went up much. Still waiting to hear back from Amish about barn steel for roof. Will likely just shingle it. The price of block has doubled in 3 years. Now around 2$ a block.

    I was contemplating building a garage 3 to 4 years ago but wanted to wait to pay off some debts. Now that I paid them off I still can’t afford a garage. I should’ve said screw being responsible and went deeper into debt for the garage 😢

    That was really useful Ken, having had my garage burnt to the ground by overhead lines setting alight nearby trees the electric company has to maintain.I guess the difference from you to the UK is minimal. What does stagger me is where the 50% rise in wages / pension comes from to match the rises from many manufacturers !!

    Seems like labor cost is has gone up a lot since from before the pandemic; my guess is about a 33% increase. Would be interesting to have a rough idea on about how much of the total price is materials, labor, and equipment/ overhead/ profit.

    Prices have dropped at Menards in Minnesota. 2x4s $4.33 OSB 4x8 -7/16 $16.00. Roofing shingles $1.00 sq. ft and up. Trusses 24' 5-12 pitch $110. Cement $130 cu yd. (not Menards) And so on.

    Inflation is the most corrosive factor in any economy. You have showed realistic numbers and pricing going up no less than 10% and many prices up to 90%. "Austerity" will bring prices down but will never return to pricing for exact same products as 4 years ago.

    In our area, if a contractor is building your garage they need 3 inspections @ $125 each. 1st - foundation; 2nd - stick "framing"; 3rd - final walk through. If a homeowner is building they need 4 @ $125 each. 1st - design specs; 2nd - foundation; 3rd - framing & building compliance; 4th - final walk through. I'm pricing a 24x24 garage with two 9x7 garage doors, 36x80 entrance door and 1 window at $34,000 at this point. That includes standard excavation, I have a back hoe and skid steer. We also have to use a foundation. Not allowed to build on a slab like your area. I'd like to say I could adjust that price down but not at current costs??? I am one of the highest wage payers in the area but I have long time qualified workers. Wages have gone up 30% over 2 years. My net profit per building is down 20%. Our buildings are currently substantially lower than any local competitor.

      Snow load! They get a lot of snow in Vermont. I think it's code to use plywood for the roof sheathing there.

    You should have a second whiteboard where you prewrite each item and fill it in as you’re talking. Or something to let the audience know what you’ve discussed and what’s ahead.
