Hi Ken, I built my 30x30 ranch style garage 34 years ago. But I did a 4ft foundation then poured the slab. Two 8 ft wide by 9 ft high garage doors. 5/12 pitch. One side 36 inch door one window. It has its own gas heating system, electric system, and water. $15, 000 dollars all in. Lol those days are gone. I’ve been watching your channel for quite sometime now, always quality work. Keep it up, and let’s hope these lumber prices start coming down.
As usual great video. I would suggest where you have all your vertical rebar you place the high viz safety caps on the ends. Lots of instances of workers tripping especially while installing rebar and falling on them. The safety caps can save a nasty accident and are reusable
Another great video Ken :) sort of the 24x24 model on steroids! The calm pleasant presentation and great timing really brings out the symphony of construction -- which of course makes you the orchestra conductor! Have a great week!
Well done! Just got back to Seattle area from the Oregon coast. Saw a lot of buildings moldering down there. You could have a full time job there if you ever get tired of Vermont. LOL. No carpenters, no buildings. Love to watch a pro at work. Thank you, Ken.
Open saysame! The production values are through the roof! 400 is through the roof too! Nice to see the American Way working to produce a good structure for a good wage.
Boy prices sure have gone up through the years. My first shop was 850 sqft built in 2004. Metal building with the front and back vinyl sided and 6" slab and one 10x10 roll up door. Cost $18,000.
I noticed you use Carroll Concrete as your concrete supplier. There used to be a Carroll Concrete plant in Swanton, but they closed it last year. As a matter of fact the entire facility was demolished last fall. Only thing standing is some sort of elevated tower silo.
Another very nice build and video. I guess your shoulder is healing quite well (and I do wish and hope this for you) because we don't see your twin anymore .... ;-D Be well.
Wow! learning so much from these videos. Thank you! Also curious that a slab is fine? no need for a foundation? Especially with how cold the north east is?
Planning on building a Shed/Garage that is 14'x42' - Have you ever done one as "skinny" as that? I want to orient the structure East & West, and we get 175" of snow per year, so uneven roof loading might be a problem. My concern, and possible solution would be to sheet the ceiling or use diagonal bracing to keep the walls from bowing. Any thoughts?
Crazy question here. Could this same type structure be used for a home build? 10" ceiling on a 50' x 40' slab and then have windows, plumbing and electric added? maybe even add radiant heated floors? I am just curious from a construction standpoint if this would pass living occupancy permitting?
You have a highly efficient operation going there, Ken! Why the ten foot ceilings on this one? No loft space. No lift. Standard doors. Why all the added space?
Sr, Kenn, just a quick question, is that what you spend on material or that’s what you charge including the material; excuse my ignoring but we are looking to build a small church, a 40x60 and will soon start looking on numbers. This will be in West Texas. Thanks, blessings.
@@kenskarpentry If only you were closer to Canandagua NY. My contractor said he was “too embarrassed” to even give me his quote after he ran the numbers. But I also feel he could use some lessons from the Ken Karpentry school of efficiency to get that price down. Thanks Ken and fast healing to ya good sir. 💪🏻🔨
Would it cost that much if I did it all myself this year with prices being the way they are ?? That’s exactly what I want an need , I’m a carpenter with no time lol

The best channel on CZcams! PERIOD.
Wow thanks
Love your videos .when I used to install siding I nailed each soffit piece as I snapped them together .Maybe over kill but I never had any come off
Another great video Ken :) sort of the 24x24 model on steroids! The calm pleasant presentation and great timing really brings out the symphony of construction -- which of course makes you the orchestra conductor! Have a great week!

I like how you fly in the trusses with the Genie lift! Great idea.
It’s really handy
Good luck ken! With these crazy prices today with lumber!
Thanks. Hey my last name is Grant.

I love how the roof wrap looks like shingles
Haha
hey Ken you make it look easy Thanks Great Job
Thanks for watching
Thank you so much for spending the time to make these videos. You should set up a Pateron account so we can donate $$ to say thanks.
Thanks for the comment. I’ll look into it.
Awesome Ken! Another job to be proud of!!
Thanks for watching
You make that concrete work look pretty easy there mister man LOL. Very inspiring!
Haha thanks
Great job on this one, Ken. 👍💪⚡
Thanks
Great job Ken, I think you always beat the concrete truck to the site lol.
Haha
That was a nice size garage!
Thanks for watching

30x30x10 this is a good one ! the Garage Guru! New quicker Editing
Thanks
like the truss lift !!
Thanks
you do good job thanks
This is the other one I’m interested in!
Another very nice build and video. I guess your shoulder is healing quite well (and I do wish and hope this for you) because we don't see your twin anymore .... ;-D Be well.
Haha thanks
Looks like ya got the garage building down to a science.
Thanks we’re getting there
Wow! learning so much from these videos. Thank you! Also curious that a slab is fine? no need for a foundation? Especially with how cold the north east is?
Floating slab done correctly is great
Good morning Ken 🌞
Good morning
1:14 That's a swell swell.
Haha
Just curios...what is the 8x8 bump out going to be used for...a bat room? LOL GREAT JOB another beautiful garage...good sized one for sure.
Thanks yes a bathroom
Just curious, why the odd placement of the garage doors? Love your videos.
Thanks they wanted to be able to drive through
An interesting one.
Thanks
Hey Ken nicely done I NEAVER see the aprons is that a added cost .😎🏖😎
We do them occasionally
Looks great. What are the trends with lumber prices?
Thanks. Still going up
Do you use those simpson strong ties to space out the osb on the roof? If not how do you space the osb
Thank you! Love the videos
Thanks for watching. Yes that’s what we use
Do you think that synthetic underlayment is better than the old felt paper we used to use on the roofs?
I like it better. It doesn’t tear as easily
nice job
Thanks
I see a lot of concrete poured for garages without any footer or foundation wall, just a floor. How does that work with frost etc?
If the earthwork is prepared correctly the floating slab works great.

Definitely at least diagonal bracing. Hope it goes well.
Ken,
What was the bump-out going to be used for? Seems like a 30x32 garage would have made more sense.
A potential bathroom
Nice job. How long does a project like this take.
1 to 2 weeks

Yes it would
How do you attach the walls to the floor? I am used to seeing the threaded anchors embedded into the concrete.
We use wedge anchors
What would something just like this but with a attic truss roof with 10ft ceiling downstairs and 8ft ceiling upstairs cost
Probably at least double. Thanks for watching
You have a highly efficient operation going there, Ken! Why the ten foot ceilings on this one? No loft space. No lift. Standard doors. Why all the added space?
We used 8’ high doors for a larger vehicle
🇨🇦
💪🏻👍🏻
Hey, would this be the same framing you’d build a house with?
Close. Should be 2x6
What would this project cost with non covid related lumber issues
I’m sure it’s none of our business, but I have to know. What is the 8x8 bump out for?
Future bathroom

Wow that’s exciting. Generally materials are about half of the cost. We built our church in 2002. What a great time that was.
Ken, shoulder all healed? Thanks
It’s getting there. Headed for physical therapy in a few hours
Still seems very reasonable price-wise. Is this a 2021 cost/build? Curious what this same build may have cost pre COVID?
About a third less

What’s the total building time and how many total crew for this size-price.
How do you insulate your metal roofs against condensation?
We use roof wrap under the roofing
Ken, when was this built? i see no snow in your area
We built it last year. I did a series of videos on it last year. I just condensed it into one to show start to finish.
Would it cost that much if I did it all myself this year with prices being the way they are ?? That’s exactly what I want an need , I’m a carpenter with no time lol
Haha
👍👍😎✌️
Odd door locations, seems like one vehicle could encroach on the space of the other since the doors are on different sides.
I really wish they would stop un-ringing my bell. Oh well I will just look this channel up the old skool way. :-)
what would be the price for just the materials in todays market w lumber so expensive?
Still about half the total cost
How many days would you say you spent on this one altogether?
About 2 weeks
Have you noticed people holding off building with prices going up or still moving forward?
Possibly. I’m looking pretty busy this year
If you want to come do an episode in northeast Minnesota I've got a job for you.
Bummer thanks though
Hi Ken how is the shoulder feeling,
It’s coming along slowly. Thanks for asking
Is the $41,500 price include the concrete pad?
Yes that includes the concrete pad
How much of this was labor vs materials?
About half
Is the $41,500 just the cost of materials or does this include labor as well?
Includes labor
Does price include foundation
Yes it includes slab with thickened perimeter
Did you say that you build houses as well? If yes, why no videos?
I stopped building houses 20 years ago
What psf are your trusses rated for.
They vary quite a bit depending on location but generally 45 to 70 psf
do you build your truss
No they’re store bought
Trailer houses are wider than 8’ hmmm
Anything wider than 8’6” requires a permit here
