We all take loans like home #loans, personal loans, business loans, car or vehicle loans, gold loans etc in #Kerala for various activities. But, how to take loans so that it doesn't kill our #financial stability? In this video, I explain clearly in #Malayalam the differences between a good debt/good loan and a bad debt/bad loan. A loan which is used to buy an asset is a good loan. A loan which is used to buy a liability is a bad loan. This good debt bad debt theory was proposed by Robert Kiyosaki, founder of Rich Dad Poor Dad. According to him, financial education is the most important education.
It is easy to take loans but it is our financial duty to take loans responsibly for financial freedom and success.

I was a bank employee. I know the interest calculation but still I paid 20 lakhs as interest for my home loan in 13 years time. Initially I took loan 11.5 lakhs and topup it to 19 lakhs with in 3 year time .Currently my loan outstanding is 16.5 lakhs!!!
This is not a bank problem, it is my negligence actually. I took loan for 20 yrs, it was a wrong decision. We must take loan always for a short term period and we must need to take a statement or our repayment track every year. Then we can get an idea that where we are standing.
Normally we just only pay the EMI, wont look in to our loan account to know what happened to our loan.
Always be careful brothers, especially youth, because you dont have any such experiences.

Difficult to agree with you. Purchase a house is an asset whether rent or self use. U can consider the money spent for paying rent as an income and other conveniences. If you have a house for yourself then never spent money to have another one for rent income. 40 lacs for a house to yeild 8 to 10k tent per month. Put it in FD and earn 30k per month interest.
