    Properties look nice. Just remember that where there is ocean sand there also has been ocean in the past. Waterfront property is nice but the upkeep and maintenance is constant. The salty air will destroy electronics and appliances quickly. Everything metal will rust unless GOOD stainless steel is used. Personally, I would use the money on minivacations at great beaches and invest in business rental properties. Even at Sabin's you see constant crews working on upkeep. They are there daily. Don't let me be the Grinch to your dreams, though. I could be totally wrong. Good luck in your endeavors!

    Last time I checked for Bohol, the rule was 10 meters from high tide is where your property begins. The gov owns all beaches and in some areas they gov leases that imaginary boundary(foreshore lease) for things like bahay kudos. As always, higher a good lawyer and beware of new friends trying to sell you property. What I found was that people will try to inflate the square footage by claiming up to the water. As to the ten meter rule from high tide, some areas it’s more.

    Just be mindful of the elevation of the area. Because of sea water rise due to climate change many beaches in the Philippines and in the world for that matter, are going under water inch by inch every year. I’ve noticed it on our local beach as well. During high tide the (beach) sand is pretty much under water now and the water line in almost reaching the road. Something I’ve never seen when I was a child. It’s not a good sign. Just do your homework please.

    Hopefully Jane's health will improve and she can see the right doctor. The second lot was big and would be perfect as a mixed use area with a business on the roadside and apartments behind.

    Keep in mind the rising sea levels if purchasing a beach property plus make sure there are no squatters nearby as their sewerage just falls into the ocean. Best of luck, John in Bato, Leyte.

    Wow, the lot 2 is literally more expensive than many many lots in Europe. I guess you can build whatever you want there (2-3 houses), otherwise I don't see why to buy that.

    My wife and I bought beachfront here in Negros Oriental quite a while ago. I am not sure how they are there where you are, but the Philippine DNR came and documented ALL the trees within 20 meters from the beach. You are not allowed to build concrete structures within the 20 meters of the beach. I will assume it is all the same throughout the Philippines. Just something you might wish to look into since that lot looks to be very short from the waters edge. Happy Easter

      correct... and above all...
      a beach is always a public area.
      you cannot remove fishing boats in front of your property
      or you will create deadly enemies.
      You must verify all the details with a lawyer you trust
      Filipinos don't care about the law, but as a foreigner, you should be very careful.

    Hi Adam and Jane.
    Hard to go wrong with beach property. To us UK and US expats it almost always looks like a good deal compared to what water front in our own countries go for. I would buy one ( or both ?) of the waterfront pieces, but then sit on it/them while you take time to research the future environmental factors as you are doing. And also the way the adjacent properties develop (or not). That way you you won't build a resort when wish you'd built a weekend rest retreat instead.

    Leyte is beautiful, but they get really bad storms there. I was at Tacloban after typhoon Haiyan and the city was devastated.

    I was looking at some rental properties in the Philippiines as investment. There seems to be a big demand for renting and it will continue as there is a big shortage of houses in the Philippines and ever increasing population.
    But on the other side, US stocks will make you 9% annually on average and completely hassle free. And will not get destroyed or damaged by typhoon and no dealing with tenants who decide not to pay rent. I noticed, that rental properties usually sell for around 10 years of rent generated. IF you are lucky to have full occupancy for 10 years and no major repairs like from a typhoon. US stocks will double after 7 years.
    By the way if you think about investments, than Filipino stock market is very cheap now after the pandemic and offers nice dividends. And they have some very interesting multiple centuries old companies. Few examples- Manila Water, water utility providing water for 6M people and with 5% dividend. Than there are some great banks, Puregold supermarket chain, of course Jollibee etc. Its the best time to buy stocks in Philippines in 15 years.

    That place was a typhoon prone,I think better think twice before you decide to purchase,storm surge perhaps.make sure it's a titled lot.and investigate first about the statue of said property.

    Always send your wife first to see the property and ask the price. You have a special "Kano" price. Never let them know you are a foreigner. 6.5M for a lot in Leyte is expensive in my opinion. You can buy already built and fully rented boarding houses for 10M pesos.

    Lot #1 is so close to the shore, the problem is if there's a big typhoon coming, all the structures will going to be built will be wiped out plus there is a 30meter shoreline easement rule. Lot#2 is good for business purposes like gasoline station, mini groceries etc but a bit expensive. Lot#3 is the best with a wide easement in a negotiable price .

    Beachfront is cheaper in Leyte because everyone knows it is where the hurricanes enter the Philippines. So you buy it go all really secure concrete and secure roofing. Good luck Adam and Jane.

      Thank you my friend. We don’t get hurricanes here in the Philippines. They are very rare. Typhoons are more common. Most as of late enter towards Bicol, Mindanao and even Luzon. It seems they go anywhere in the Philippines now.

    I may be wrong but hasn’t the government there brought in or will be doing , a law about how close you can build to the sea due to typhoons . Also any property on a main road may loose some of their land should the government expand the road . Just some points to remember . Lot 3 did look great 👍😊

      even if Filipinos don't care about laws, as a foreigner or if you are not a local
      affiliated with the mayor and/or other politicians you can get in trouble.
      Avoid skating on thin ice...

Question on Lot #2, would that have all of the utilities including Fiber Internet? What would the cost be to remove all of the buildings on site and prep for a new house?

    Adam, Jane, is it legal in the Phillipines to own property right up to the waters edge? Here in Puerto Rico one cannot own property a certain distance from the high tide mark. All the "beaches" are public domain and access to the beach cannot be denied the citizens.

    It is govt prperty from the shorelin up to 200m is gov't.....you should apply it for foreshore lease at CENRO ALBUERA....or try check there if there is application of foreshore lease......lot #3 much better

      You own typically the lot but 30m away from the high tide level. It’s complicated as the change in ocean levels could wipe out your lot. You can apply for a foreshore lease. It’s something that needs a lot of research and guidance from the government groups here 😊

    Please do a due diligence first before buying any property. Check if the property is not yet sold or mortgaged. Ensure that it's titled with Torrens certificate of Title.

    Location no.3 is nice but Merida is a lil far for us. I have a 500 square meter beautiful lot in Valencia, Ormoc City. It's like 12km away from the city and I wanted to sell coz husband wants other location but when I asked for prices around, I was kind of surprised! Ormoc is turning into first class city and prices of land is so high now that I cannot afford to buy another property.

    Don't by that my friend...there is a rule in the Philippines owning a shore.from the water when high tide 30meters from there you cannot build any projects because that's own by the government.i hope you understand my English carabao 😂😂😂

      That’s true but you obtain a foreshore lease. You can build certain things but not a permanent house as such. Certain structures are exempt and we need to look into everything fully 😊

      Jane and Adam please inquire first the DENR( Dept of Environment & Nat.Resources) if you're allowed to use the Beach.
      As far as i kmow you cant automatically owned the Beach itself tho your property is adjacent to it..
      It must be applied first and be approved by the DENR...A friendlly advise: Be careful before you invest a big money.

    Keep in mind that you need 20 meters set back from the shore high-water mark. I'm just curious as to how they were able to produce a Land Title for that property. Buyer beware!!!

      Hi my friend. Leyte has so much to offer but depends what you are looking for. If it’s a nice beach or 2 then Southern Leyte tends to be a bit nicer. If it’s malls and stuff then Tacloban or Ormoc as better. The Sabin Resort in Ormoc is probably the nicest here 😊

      Thanks Adam we are back in the UK now but we went to boracay in the end we had a great time we have been there a few times before we are going to come back to the philippines in 3/4 months to stay for approx a couple of years depending how things go not sure we're are base will be yet.     GO FOR IT. Just make sure you get a CLEAR idea IN PAPER about the law in owning a property by the beach. Where the governemt property ENDS and where your property STARTS.

      Every part of the country can get hit my friend. We have been here over 2 years now and no regrets. Leyte like everywhere could get hit. To say only Leyte would be foolish if you check the flooding northern and southern Philippines over the last few years from Typhoons.

    Very high prices per sqm compared to Sweden any way. Think about the competition from other resorts... maybe not so easy to attract people. Perhaps English people could come and spread their golden coins ofcourse 😅

      Sweden must be very inexpensive my friend. In the UK land prices are 10 times higher than in the Philippines. It costs more to buy the land than build the house commonly. Sometimes business builds and there is competition but depending on the use required and the cost it’s not always a problem. Have a great day my friend 😊

    the space is so tight. the tide is goin up very fast every year...the lot is rectangular and once the tide take over. only a few meters is left. the best lot to buy is rectangular but the narrow side is facing the sea and tthe longest side is going inland....be wise. i think the owner sells this for his bad predictions....beach lot is good to a max of five to ten years. mostly those owners switch back inland and sell the [property....look for a rectangular lot going inwards......i remember my grandfathers property ,before the coastline to the coconut tree is around 500 meters away. i came back after 30 years since i based outside the philippines, i was shocked to see that the sealine touches the coconut trees....the sea is growing inwards. the property has been taken by nature.....be wise......

      You might be right my friend but we are going back to check everything fully. We think it’s still a great investment however maybe over time it’s purpose would change. It’s been used as a resort before and not used for 5 years. Prior it stood for 20+ years as a business 😊

      consider also during typhoons, the history of the place and the rise and fall of tides...especially if the property is facing an open seas.during typhoons the sea is rough and sometimes it reaches the national highway.big waves often push the tide inwards.sweeping all your hard earned investments....

      They can if one person is a Filipino or if bought through a business with Filipino shareholders. A foreigner can own a beach house but not the land it’s on.

    Please remember there is an ocean easement of somewhere 15 -30 mtrs from the sea line. You can never actually own the beach.

    You can't buy land to build home in the Philippines unless you're related to the other half if you're a foreigner. I would have bought a beachside homesite if I could.

      That’s not true my friend. A Filipino citizen can buy land and the foreigner can be named. They would only inherit the land if legally married and spouse was to unfortunately pass away without a will. The foreigner would own the land through inheritance. The other option is for a foreigner to establish a legitimate Filipino business and purchase through the business.

    you can't buy land near the shore cause goverment rules need you to provide easement. you will just waste your money because gov't can confiscate that part anytime if they need it just like in boracay. last one is the best as long as there is a space for easement

      You can apply for a shoreline lease my friend and can use the lot as a business but no permanent structures however there are exceptions of which can be built 😊

    Due to global warming the Philippines will lose a lot of land. If I now look at the beach here on Masbate Island and 32 years ago you can see that a lot of land is under water now. Building a protecting wall helps but will not build everywhere.
    I personally don't like the beach and sand so much but my wife does and therefore we rented land in front of the sea many years ago and built a small beach house.

      No, that’s not it at all. You can own a house in the Philippines if you are a foreigner but can’t buy the land. You could eventually own the land though. It’s complicated. We made a video about it recently.

    that's a scam......nobody can own land near rivers and beaches. there's a law that it has to be at least 25 meters away from the shoreline.
    you can get a foreshore lease from the government if you want beachfront properties.

      30 meters my friend but does vary and can be offset with a foreshore lease. You can own but not build a permanent structure closer than 30 meters from shoreline.
